Floros Plumbing and Heating

I woke up to water pouring out of the bottom of my hot water heater. I called Petros at 8:15 and he was at my door an hour later with a brand new heater. Due to the severity of the issue (water everywhere), Petrros moved his day schedule around and slotted me in first. The entire project took about 3 hours as the new heater was a bit taller than the old heater and the gas lines needed to be altered. Petros removed the old heater and now I am good to go. Very friendly and knowledgeable. I would go to Petros in the future for any plumbing work to be provided.

Petros and his partner were prompt and got the job done efficiently. He was able to think of solutions immediately in dealing with a a large 80 gallon tank in a tight closet space. He also explained each step so that I can follow and understand what was going on. He even noticed a side problem that had nothing to do with what we hired him for but helped us take care of it nonetheless. I would highly recommend him, and I will most likely continue to work with him going forward.

I was running late for work at 6am when I noticed a water stain on the ceiling and a wet area on the floor of the garage that was not there the morning prior. The garage is below the first floor so the water could have been coming from anywhere. At my first available moment, I quickly looked up plumbers on Angie's List. FLOROS Plumbing had more than 200 review with consistent A's in all categories and very strong testimonies. Although it was early on a Saturday morning, Mr. Floros actually answered the phone - no voice mail or call back - so I receive prompt assistance. That was particularly valuable to me because I was anxious that there may be serious and ongoing damage that could not be addressed in a timely fashion since I had to work from 7am till at least 7pm for the next 3 days. Mr. Floros so kindly offered to come very early Sunday morning before i went to work. What a relief! Later in the day I was able to get coverage and leave work earlier than expected. I called Mr. Floros who again accommodated me and rearranged his schedule to come Saturday evening instead. You can not get more responsive than that. He was friendly, professional and thorough. He was clearly knowledgable and quickly determined that the water on the ceiling of the garage was coming from a leak at the connector between the water line and the tubing leading into the back of the refrigerator for the ice maker. He replaced it, then showed me how best to dry the wood before sliding the frig back. While he was there, I asked him to also examine an unrelated water stain on the floor in the attic which he did without hesitation. He again quickly determined the cause. Throughout, he explained everything to me at each step and ensured that I had no further questions before he left. He even gave me advice regarding the sprinkler system. Given the emergent Saturday need and the outstanding service and expertise that Mr. Floros provided, his fee was also excellent. I enthusiastically recommend Floros Plumbing and will use them for all my future plumbing needs.

Petros was highly responsive and flexible around the timing we needed. The job got done and so far so good. however i rated good and not excellent for 2 main reasons: 1) the price was very high. to be fair it was agreed in advance , so there were no surprises. he positioned the job as one that would take very long (close to full day. unknown etc. a big scare around how big a job it is) and in the end it only took 2 hours but for the amount of time spent price was VERY high, and required negotiation to get it down to a price that I still feel is HIGH. there are some mitigating circumstances, like having to block off a few hours, but i still feel we should have been charged close to the rate for the actual 2 hours the job took or some reasonable premium and not the price we were charged. 2) there was a lot of complaining along the way before appt. At the end of the day we paid a price which is more than double if we had brought someone in and they had charged by the hour . Pre-negotiating would have been more than triple that price!! There was a job done in the past which was fairly priced and good responsiveness. i would rate high quality, responsive, professional in knowing the trade, but very pricey as overall score and unnecessary build up of a job's cost before realizing it's true extent

They fit us into their scheduled quickly (two working days after calling). Floros was prompt. Quality of work is excellent. Clean up was great. Manners and demeanor were very professional. Wrote the invoice on site and walked me through all the charges. I felt the price was reasonable for the time and amount of work. I would not hesitate to use Floros Plumbing and Heating again.

I wish Angie's list allowed A+ as a rating, because this is what Petros Floros deserves for his work. He painlessly, and with a great sense of humor, saved me from a disaster of my own making. On Sunday, I disassembled the kitchen sink and plumbing in my hunt for a bad smell. I spent all day bleaching/cleaning the sink and granite - the old caulk had turned to brown sludge. Re-installing the sink turned out to be completely outside of my abilities, and at one point I dropped it, rupturing two pipes. That's when I looked up plumbers on angie's list and called a couple. Petros called me back within the half hour on a Sunday late afternoon. He explained to me, quite patiently, that undermounted sinks aren't designed to be taken out that way, and that they're supposed to be installed upside down - so doing the job right would require taking out the granite slab (and backsplash), turning it upside down, installing the sink, then re-installing the granite and backsplash. He told me that this is not a plumbing job and gave me the name and number of a granite person who could help. Then, I think he felt sorry for me (I was tongue-tied, except for the bit where I mentioned the youtube video I saw where a guy reinstalled an undermounted sink with a special sink brace) and said he would come by to take a look and see if he could help, and at least repair the leaking pipes, and that it would cost me $180 for a Sunday visit (I appreciated the upfrontness about cost). Petros re-installed the sink. It was not an easy job. It fell out once because the silicone seal was broken when we nudged it to align it right. So he did it again.... and it was aligned right and stuck. He was able to reattach the metal braces (I had not been able to). He told me it would stay put and not to worry. He came back on Monday late afternoon to verify that the sink was well attached, to fix the ruptured pipes, and to re-assemble the plumbing. He filled the sink to capacity with water, and it didn't fall out. Success! He told me it would hold, not to worry. I am very grateful to Petros for his responsiveness, his professionalism, his follow-through, his honesty, and for doing a really great job that doesn't technically qualify as plumbing. He really saved my a**.

I am SO happy to have found Mr. Floros --- he was a lifesaver! of course we had a leak at midnight on Saturday (why do these things never happen on normal weekdays?!) and I called early Sunday. He had a personal commitment that he worked around just to accommodate us. I was in a bit of a panic thinking our ceiling might fall in and imagining the worst (extensive pipe damage requiring major renovations, etc.) but he calmly said let's take a look, checked around, found it and fixed everything in no time. He had what he needed for tools and parts at hand, and the issue was quickly resolved after his thoughtful assessment. Very friendly, professional, knowledgeable and super helpful, providing tips for looking out for other things and how to handle next steps. If there was a way to give an A+ I would, I cannot imagine a better outcome and better service. We will definitely use him and recommend him in the future for any additional work.

I woke up this morning at 5:30 AM with no hot water and a flooded basement, so I looked at Angie's list for a plumber. Floros Plumbing in Melrose looked like a good choice, so I called right away. I thought I would be leaving a message on his answering service because it was so early, but Petros answered the phone directly. We discussed the details and I sent over some pictures of the water heater set up. Petros was already in my basement installing the water heater before 7:30 AM, at about the time most people are just leaving for work. Talk about excellent service! Some of the details I gave Petros over the phone about the capacity were incorrect, and he showed up with a larger water heater as a result. He installed a 40 gallon water heater in place of the 30 gallon water heater that was there (again the mix-up was on my end). He also had to a do a conversion from analog to a digital sensing unit that ties into the power venting shared with the heating furnace. All of this added complexity didn't seem to faze him at all. The pricing was right there with the quote I received on the phone, and he was done by 9:00 AM, and I was on my to work by 9:30 AM. What a relief it was to have this kind of excellent service. Obviously I didn't get a chance to shop around pricing wise, but I felt the amount charged was more than fair. I was very satisfied with his work and professionalism, and I will be recommending Petros to all my family and friends. .

Petros was very professional and an honest man. He did the work quickly and at a very fair price. Funny guy, sociable and neat. He was prepared for what another plumber called a "complicated job". Petros was able to make short work of any minor issues that came up. AND all at a good price. I highly recommend him.

Found Petros on Angie's list. He was the highest rated within 5 miles and I agree! Call him at 6pm, he answered his phone and said he would call right back, which he did in 15 minutes. He disgnosed the problem and said "I have the pump at my shop, I can get it and ne there in 45 minutes". I was shocked! this was not an emergency, but he said that he would rather get right to it. He showed up in half an hour and was done in about 90 minutes. Very nice, professional and efficient.

I called Petros on a Saturday when our heat was not working. He told me he was on his way to a job and had another after that but he should be available in approximately 2 hours. He said he would call when he was on his way. Just as he said, 2 hours later he called and said he was on is way. He showed up diagnosed the problem, checked for frozen pipes, replaced the circulator pump, flushed the boiler and left everything neat and clean. I think his fee was very reasonable, especially for an emergency job. We would definitely use him again.

He was very nice and was able to help me out when other plumbers were turning me down due to high demand. He had me prep the area for him to save him time and cost which was much appreciated. He'll be my first call if I have any future plumbing issues.

HIGHLY recommended! Petros was easy to reach, was very responsive, easy to work with, and followed up promptly. The three most important factors were that he showed up on time, knew what he was doing, and worked with a smile on his face. I've already spoken with him about a spring time project and will definitely have him return to do that work then.

We had a thermostat failure that caused the temp to plummet in one of the two zones in our baseboard water heating system. This happened while we were out of town and resulted in a heating system pipe freezing. I called a few plumbers I found on Angie's List during a snowstorm to thaw the pipe. Petros was up front that he is unlikely to be able to come that day due to the snowstorm and that if I'm not able to find anyone that day he could fit me in the next day. I was unsuccessful finding anyone else that day. Petros called me back the following morning and came over within the hour. We talked through the problem and my assessment of where the likely freeze was. He listened carefully and agreed that the spot I indicated was likely the frozen section. He then set up the thawing machine. It took 1 hour of running the machine to thaw the ice and get water running through again. He tested to make sure all was well before wrapping up. He was a pleasure to work with.

Petros was fantastic! Called me back within minutes, and was able to come the same day. Clearly very knowledgeable. Replaced the water heater quickly, without mess, and at a reasonable price. He was really friendly. I have already recommended him to a friend who is having some plumbing work done, and plan to recommend him to other friends and family members too.

I had a clogged chimney and needed to shut down the heating system until the chimney was repaired. After the chimney was repaired they had trouble getting the gas boiler up and running again. I looked on Angies List and found Mr Floros who was close to Revere in Melrose and had good reviews. I called him and he answered the phone himself. After explaining my dilemma, he had me text my address and came down within 30 minutes! He got the boiler cleaned out and up and running again within an hour and charged a reasonable fee. He even fixed a toilet I was having trouble with as well. Great dependable, professional service!

We called Petros after not hearing back from another 24/7 plumber especially since we have an infant in the house. Petros immediately picked up his phone despite already working on another job. He had other jobs scheduled during the afternoon but he said he would come out to take a look at the problem. After a long day, Petros came to our house and immediately took care of our issue and now have hot water before the blizzard. We are very appreciative for his time and quick fix of our problem. We would DEFINITELY contact him again in the future and we would HIGHLY recommend his services to family and friends.

I have to say hiring Mr Floros to install a new kitchen faucet was a most pleasant experience. I sent him an email on a Sunday morning and he responded within an hour. Made arrangements for him to come out during the week and he was there when he said he would be. Cheerful, friendly and on time . Reasonable cost. I would recommend him

He did exactly what I asked, and did not try and pressure me to take a more expensive option (which he could easily have done). The faucets worked perfectly after his repair. He then checked my furnaces (upon my asking) and noted that both were working fine and needed no service. His work was excellent, as was his knowledge, and the price was very fair. What impressed me is that he was easy to deal with, explained things thoroughly, and did not try to "upsell" me on more expensive options that I did not need. Rather he did just the work that was necessary to solve my problem. He is very busy but made the effort to fit me into his schedule and take care of my plumbing problem. I will definitely call upon him in the future when I have plumbing work to be done. He will be my first choice!

I had noticed accumulating water in our basement. We had called Floros previously. He came out but could find nothing wrong. A few weeks ago, water began accumulating again so I called this morning to see if he could come out on Friday as we were going to be home waiting for another repairman. He could not accomodate us on Friday but asked that my husband call when he got home this afternoon. Floros responded to the call and was at our home in 6 minutes. He immediately located the loose coupling and sealed the pipe. According to my husband, he was efficient, friendly and extremely responsive. I would definitely recommend his service.

After calling over 10 plumbers with a relatively short 2 day notice during biting cold, Mr. Floros returned my call and was happy to fit me the afternoon I needed service. He was very personable, knowledgeable, reasonably priced and worked quickly but with careful attention to detail. The work was impeccable - I couldnt be happier! He even stayed late for me on a Friday night.
