Wagner was very professional, knowledgeable, thorough, and friendly. He also returned the written estimate in a much shorter time than any other contractor that bid the project and his prices were very reasonable. I was very much inclined to hire Express Remodeling for the project but I did not hear back after I explained that it was a 203K loan for the house. The 203K has strict guidelines and contractors are not paid upfront as in typical jobs, but the funds are locked in and available on a predetermined schedule set by FHA. Although I was disappointed not to hear back from the company, I would use them in the future as Wagner inspired confidence and displayed competence, responsiveness, and professionalism.
Description of Work: Wagner from Express Remodeling came out to do an estimate on approximately $60-70K worth of remodeling work to a house that I am purchasing.

I called the company, described my problem to a receptionist and she said someone would get back to me. Three days later I got a call saying "I don't have your address." I asked him to set up an appointment when it would be convenient and he agreed on the date and time. On that date, no one showed and I didn't get a call explaining what might have happened. I won't use the services of a contractor who won't even show up for a scheduled appointment.

We had a nightmare experience having to deal with a water damage triggered by an incompetent plasterer who was fixing my neighbor's sprinkler. It took a while to figure out the extent of the damage with the master insurer and we ended up hiring Xpress Restoration for fixing the damage. The work required crazy co-ordination with with neighbors schedule, our relocation and working to the insurance who were constantly trying to low ball with unrealistic estimates. Wagner Pinheiro and his crew did a great job working on an extremely tight budget and in dealing with the Insurance agent. We used this opportunity to replace our carpet with hardwood at an additional personal cost and we couldn't be more satisfied with our new flooring. The work ended up taking almost a week longer than their initial estimate. With a toddler at home that wasn't fun. I wish we had a much more precise estimate of time in the beginning. Apart from that, thanks to Xpress for a job well done.
Description of Work: Fixing water damage, new insulation, drywall, plastering, painting in bedroom, bathroom and in the basement. Replacing carpet with hardwood flooring in one unit.

The work went well. Wagner is very easy to work with and quite reasonable. He has the ability to understand what it is we're looking for and fill in the blanks when we aren't specific about some aspect of the work. When something unforeseen comes up, he is quite flexible and knows how to remedy problems. In our case, we had a gate post that settled a bit after the work was done. The gate didn't close reliably after it settled. Wagner came over after the fact and did the added work to get the gate to function up to the standards that we expected. This is the third time that we've hired Wagner to do remodeling/work on our house. We trust him implicitly and will continue to hire him as long as we have projects to do in our hundred year old house.
Description of Work: We had the front screen door refinished and rehinged. Our decks had wood planks replaced, were refinished, and repainted. We had a couple of wooden gates built on either side of our house and a fence extended. We also had a set of concrete steps painted.

His work was flawless. He showed up when he said he would with a full crew every day of the job. Everyone was polite and hard working. I'm so pleased with the quality, the speed and the final outcome. Would definitely hire him again.
Description of Work: I contacted Wagner to get an estimate on fixing and finishing another contractor's work on a small kitchen addition and heating system installation. The previous contractor left it in a state of chaos. The work specifically included installing and refinishing a hardwood floor, repairing newly installed window and doorway trim, building a soffit for heating tubes, repairing a newly built kitchen pantry, repairing new walls that were painted but not primed, repositioning the thermostat to an appropriate location, and an assortment of other things.

Wagner was very responsive to the initial call and set up a walk through quickly. After a several emails we agreed to a scope of work and a price. Once the work started it was completed in a timely fashion. The team responded quickly to any questions about the work. The unit was left clean and ready for the next tenants.
Description of Work: My rental unit needed a freshening. Express Remodeling completed interior painting, light carpentry to repair water damage, minor plumbing to update older equipment and some electrical work to brighten up the rooms.

As with our earlier experience with Express, we could not have been more satisfied with their workmanship and the final results of the project. Wagner worked with us closely on every aspect of the project planning--from design to introducing us to key suppliers to mapping out a timetable that would work for our situation. This enabled us and the household to continue to function with as few disruptions as possible, a particularly important criteria for us given that we had a six month old baby. Wagner's attention to detail and integrity as a craftsman were clear throughout. He recommended the best products and vendors to meet our needs and that were in line with our project budget. His core team was professional, meticulous, and always on time and on schedule. We trusted them implicity and appreciated their strong sense of responsibility. Each day when we came home, and without needing to ask, the main living floor of the house was cleaned of work materials and swept well to keep things as clean and orderly as possible given that there was a small baby in the house. Wagner's extended team of contractors from his plumber, to electrician, to painters were similarly excellent. Wagner coordinated the work of all of these teams extremely well so there were no delays or stops and starts. One thing we have always greatly appreciated about working with Wagner is his full availability and accessibility. As a client we appreciate that he is always on site, always responsive to our requests or phone calls, and always willing to think through with us any issues that arise along the way. Like with our large bathroom renovation project, our kitchen remodel was completed on time, on budget, and we could not be more pleased with the results. We would highly recommend Wagner and Express Remodeling Group to anyone considering a comprehensive home remodeling project.
Description of Work: We contracted with Express Remodeling Group to do a complete renovation of our kitchen in winter 2010. This project was a major renovation which included a redesign of the existing space, new cabinetry, countertops, new flooring, appliances, painting, electrical and plumbing. Wagner and his team had done a fabulous job on a gut renovation of our main bath and construction of a new bath for us in summer 2010. Based on their excellent work and professionalism we could not imagine contracting with anyone but Wagner and Express Remodeling Group on our kitchen renovation project. As with our earlier experience, we could not have been more satisfied with their workmanship and the final results of the project. We have recommended Wagner and Express to our neighbors, who subsequently hired them to do work in their home, and we are working with Wagner again this fall on another project in our home. In short, Wagner and his core team of craftsman as well as his extended network of contractors are superb. We highly recommend them to anyone who is interested in excellent craftsmanship, a superior level of customer service, and someone who stays both on budget and maintains the project schedule.

We started by hiring a private architect to draw up what we wanted done, including all fine details. We thought this was important so we could compare bids knowing the specs were all the same. We got 5 bids from reputable contractors. Wagner was the most professional of them, getting right back to me with a quote and answers to my concerns. In addition, his quote was by far the best. Work was started when promised. I was very happy with the courteous and respectful manner everyone who entered my house had. They were neat and as quiet as they could be. Throughout the project, if Wagner was not here he answered my calls right away. The job took about 11 weeks and came out beautifully. Wagner was more than flexible and went above and beyond to make sure I was happy. Having worked with Wagner, I now consider him a friend. I would hire him again without a second thought and recommend him to all.
Description of Work: Our project was partial demo/remodel of one bedroom and complete demo/remodel of another. We added a master bathroom over an existing one-story mudroom and remodeled an existing bathroom. We also had a patio and walk-way installed. In addition, there were other small jobs around the house that Express did for us, such as painting a 3-story hallway, installing a new window in the kitchen and repair/replace moldings in the kitchen. The above quote did not include materials such as pavers, tile, lighting and bath fixtures.

This project was our second project with Xpress, owned by Wagner Pinheiro. We were pleased with the first project and were equally pleased after this one. Wagner did a great job. We empahsized to him that we were not going to be able to accommodate any budget overages, so we asked him to invesitgate structural issues before we tore the house apart to avoid expensive surprises. His estimate remained his final cost to us for labor and materials of construction even with the extensive reconstruction required ...essentially two new walls with new framing required for new windows, an entire new subfloor and floor, new floor joists, all new electrical and plumbing, new exterior siding, insulation. He had accommodated a last-minute request to install and paint pine planks on the ceiling even though it had not been part of the original plan. While the project was underway, Wagner was very patient and very helpful. He encouraged us to reconsider a decision to leave the brick chimney in place (rather than remove it) while the kitchen was already torn apart. We left it in and it looks great, but we took a few days to reconsider and we appreciated his patience and assistance as we considered our options. Wagner also installed a replacement storm door at the back entrance (adjacent to the kitchen) at no additional cost to us and even repaired it when it was damaged by an appliance delivery. He installed at no cost two doors that we bought for areas that open into the gutted kitchen. It was his suggestion to install the new doors and we were very pleased that he was mindful enough of the overall look of the room to encourage us to do it. The exterior siding of the house looks fantastic - it shows no patching or mismatched material at all. It blends perfectly with the old siding. He re-installed a wall oven when we thought it had been installed lower than we wanted it. It wasn't his fault, but he raised it four inches for us. We had some challenges with the placement of electrical outlets, but he worked with his electrician to come up with some solutions, including a "pop-up" outlet and "plug molding" for undercabinet outlets. Wagner also reworked some wall structure that had been part of the earlier project to improve sound insulation between the room and the new kitchen - we didn't ask him to do it; he just noticed it and fixed it. We had a great experience with Wagner. He started when he said he would, finished almost exactly when he projected he would and didn't charge us any more than the original agreement. In fact, we have used him for another small project already.
Description of Work: We own a single family home in Cambridge built in 1890. The project was a gut renovation of a 150 square foot kitchen. Wagner's crew demolished the existing kitchen down to the studs. They removed all the walls and the entire floor, including the floor joists below because they had bowed over time, resulting in a severely warped floor. When Wagner's team replaced the floor joists, they also added additional support beams in the basement. They re-did all the electrical and moved the sink and gas lines. They removed four double-hung windows and installed six new windows in a new configuration. Wagner's carpenters framed the windows with detailed molding and medallions to match the rest of the woodwork on the first floor. Since the house has vinyl siding, they had to match the old exterior siding with the new siding. The project involved exposing a brick chimney and sinking gas and electrical lines into the wall. The radiator was being replaced by radiant floor heat (hot water, not electric) by connecting it to an existing heating system that Wagner had installed duing our first project with him. The amount listed above did not include the cost of cabinets, appliances, flooring, countertops, pine plank ceiling, or windows. Wagner's team did the installation of: kitchen cabinets, windows, window frames with molding,subflooring, bamboo flooring, insulation, pine ceiling, crown molding, recessed lights, pendant lights, undercabinet lighting, electric oven, gas cooktop, over-the-range microwave with exhaust fan and surface light, beverage fridge, full fridge with ice maker, garbage disposal, dishwasher, radiant heating, and kitchen faucet. They did not install the soapstone countertops or the sink.

It was another good experience with this contractor. We called and he came right away on a weekend to check out the electrical situation and to look for any other potential safety issues. He was able to schedule the work within a couple of weeks, but he kept an eye on the weather to see if he needed to accelerate the timeline and get the job done faster. The roof crew he used showed up on time, finished almost everything in a single day and cleaned up the debris extremely well. And, as with our other experiences with him, he did the work for the amount quoted.
Description of Work: During a recent unusually heavy rainfall, we had water dripping into a bathroom through the exhaust fan in our single family house built in 1890. The leak was in a part of the house that has a rubber roof under a deck made of Trex. The job was to disassemble the deck, install a new rubber roof with foam board, and re-lay the deck using the existing deck material since was in very good condition.

We purchased a single family mansard in Somerville in need of significant renovation. Wagner was among the seven general contractors we interviewed and from the first meeting we leaned towards his company. Wagner showed an enthusiasm for the project and we could tell he "saw" our vision. After the quotes came in Wagner was the clear winner. Not because he undercut the competition but because he provided an incentive of spending only a few thousand dollars more for two complete bathroom gut renovations. This turned out to be a good thing (more later). Wagner's proposal was very complete but included a total estimate price, only. We asked why he didn't line-item everything and his response was along the lines of "the cost of the each item varies depending on the overall scope of work"; we felt that was reasonable. As this was our first home and first time trusting our savings with a contractor we were nervous - horror stories came from all directions. Wagner, however, was the best. He estimated 2 months - it took two months. He came in at budget. We spoke to him nearly every day and he promptly returned emails and phone calls. His crew seemed to work around the clock as we'd see the house full of guys at 8am on saturday mornings and 9pm on weeknights. Wagner and his subcontractors were up on the latest codes, which is saying something because Somerville is notorious. He pulled all permits and was here for every inspection. As I mentioned before, the 1st floor bathroom had a surprise for us. Once the walls came down we saw tremendous water damage and thought it was going to break the bank. Wagner said "let me think about this" and called the next day with a solution. Not only did he rebuild an entire exterior wall on the coldest day of the year, but he built supporting structures in the basement and leveled out the floor to make everything like new...and he did it in a very affordable way. This speaks to his character as well as his skill. In fact, we think he really enjoyed solving the problem. He would check up on other things - once the electrical was left off and the temperature in the house fell below freezing. He had the electrician come over to fix it promptly after we called. Wagner then turned up the heat and walked around the house for a half hour looking for burst pipes. There was only one and he repaired it - of course we weren't charged for this. Overall, we were really pleased with the quality of the work. Our hardwood floors in the upstairs are beautiful. Wagner has an excellent supplier for hardwoods. The closets he built are amazing and look original to the home. He had to creative in building them to deal with our somewhat 'settled' ceilings. Wagner built the cutest built in bookshelf for our son's room and also created built-in shelves for our shoe closet and pantry. Additionally, the house was built in the early 1900s and all of the old walls upstairs needed serious sanding and filling-in prior to painting, and look great. So bottom line is we were very happy with Wagner and his company. We plan to do more on the house and will use him again. He's one of the few "recommend to your grandmother" kind of guys.

We called XPress Restoration to try to have them come in a provide an estimate on a kitchen and on a master bath update. The first time we called, our call was never returned. The second time we called, we finally got a call back a few days later (on a Tues., 6/29). We scheduled an appointment for the following Tues. (7/6) at 7pm so that someone could come by and do a assessment. No one ever showed. We called the main number and a cell phone number that night to see if perhaps they got lost or had forgotten. But no one picked up. 3 strikes, they were out. If they couldn't even come by and keep an appointment to provide an estimate, we had no faith that they would follow through on doing the work. We will not call them or try to use them again.

Please see comments above. At this point the contractor needs to pick up his equipment and not bother me with any further communication. If not, I will have my lawyer take action.
Description of Work: The company performed the work at a reasonable price. The customer service was great during the time the work was performed. However the conduct after the work completion became weird. The company did not pick up the ladder, debris or other equipment still on my property. The owner did not follow my instructions of not wanting to be included in social network and other emails.

He restored what he could restore and he replaced what was needed. We have a house that was built in the 1860s or 1880s and the city actually called us and commented on it. We are extremely happy with his work and look forward to working with him on other projects. As a result of him working on our house, our neighbor, a neighbor?s mother, and another house down the street have all contracted with him. He couldn?t be more responsive. I carry his business card in my wallet so when I hear that someone needs a contractor, I give them his card.
Description of Work: Xpress Restoration rehabbed our porches, replaced about 60% of the clapboard and shingles on our house, replaced the gutter work for us, and he did a bump out roof over the porch.

We had a terrific working relationship with Wagner....but had a terrible time with an uncooperative building inspector. The number of days the crew actually worked in our basement was probably 8-10 days but the project stretched over a period of more than 3 months from the initial application to the city. Way too much red tape for a very basic remodelling job...but we were thankful for hiring a contractor who had the patience to deal with the extended red tape and yet not compromise on the quality of service. The dry walling crew didnt do a good job at first but Wagner personally redid the surfaces that were'nt upto standard. We would definitely use Xpress Restoration for our future projects and would gladly recommend them to our friends.
Description of Work: Basic renovation of a 30'x12' basement space. Engineered hardwood flooring with a heated subfloor, storage closet, drywalling, basic carpentry work, installation of additional electrical outlets, track lighting and painting.

Quick response to my enquiry and very eager to meet a tight deadline. We agreed that it would take a day and that I would do the final painting. I was told 3 men would be coming and 2 showed up which could explain how hurried the whole project was at the end. It was a sloppy job and did not turn out according to the agreed upon plan. There was spackling over everything, eve the new unpainted closet doors. Perhaps, if 3 men had shown up, they would have finished the job properly. I did appreciate that they did it in one day, although it took me 2 days to clean up before I could paint!

From our initial meeting with Wagner, we were confident that Xpress Restoration would be the right team for us to work with. We were immediately impressed with Wagner?s professionalism, attention to detail, his understanding our needs and preferences for the space, and his excellent suggestions of ways in which we might approach aspects of the renovation we were still trying to conceptualize. Further, Wagner provided us with a quote that was comprehensive in covering every detail of the project scope and which he maintained with no cost overruns. Our renovation project had the additional challenge of needing to maintain a fairly tight schedule given that we were expecting a baby two months after the work was to begin. From the outset, Wagner fully appreciated our concerns for the project timeline and for maintaining as clean an environment as possible through the demo, construction and installation phases. Once the project began, Wagner and his core team were fantastic?we could not have asked for a more professional, talented, hardworking, and good-natured team with which to work. They worked tirelessly and were able to meet all our agreed upon project milestones. They also were incredibly conscientious to keep our home as clean as possible during their workday and to do a comprehensive clean up at the end of each day. Wagner and his team always would arrive early in the morning, and often worked well into early evening and even on weekends in an attempt to ensure our project schedule?something we greatly appreciated. Once our main bathroom had been gutted and the construction work begun, we were impressed with the excellent craftsmanship of the work. In addition to Wagner?s core team, he has an excellent team of plumbers, electricians, painters and tile folks whose work was equally as impressive and who all were wonderful to work with. Wagner coordinated the work of all the contractors perfectly so everything progressed seamlessly?there were never any delays or work stoppages, questions or confusion on what had to be done, and like with his core team, everyone was conscientious, highly professional, and customer-service oriented. Beyond the excellent work, we were extremely impressed with and appreciative of Wagner?s accessibility throughout the entire project cycle. Wagner was always available by phone or email to answer any questions, he provided constant updates, was an excellent source of suggestions, and always frank in his feedback on our design ideas, something we welcomed. His guidance was invaluable to us throughout the project. Wagner and his team also went well above and beyond to assist us with picking up fixtures, appliances, and even our bathroom vanity from a showroom on the South Shore. He and his team even helped us move a large sofa we were disposing of from the third floor of our home, something that had nothing at all to do with the project but something they did with graciousness one evening after a long day of work! Needless to say, our bathroom renovation went incredibly smoothly and the work was of the highest quality. Based on their excellent work in every aspect of the job, we asked Wagner to undertake some additional projects that we had waiting for attention. These included tiling our living room fireplace, constructing a custom closet in a guest bedroom, room and ceiling painting, re-siding and painting the back of our house, and repairing our roof shingles, to name a few. We are absolutely thrilled with our new bathrooms and can not imagine having worked with anyone other than Wagner and his team at Xpress Restoration. With their professionalism, pride of work, knowledge, superior customer service, great attitude and sense of humor, we would highly recommend them to anyone we know.
Description of Work: We contracted with Xpress Restoration to undertake a bathroom remodel project in our home this past summer. This included a complete renovation of an existing bathroom and the design and construction of a new bathroom. Wagner and his team were teriific as always. They jumped right in, removed the debris and constructed the new fence within a few days. This is a complicated fence, which Wagner helped us design four years ago. His workmanship, care, attention to detail and responsiveness was, as always, exceptional. Wagner has done almost all of the renovation work on our 200-year -old farm house, everything from interior stairs and trim to copper gutters. He worked here for well over a year. His prices have always been reasonable, his work first-rate and he and his team always a pleasure to work with and have around thew house. We enthusiastically recommend him, as we have to a number of family members, friends and colleages.
Description of Work: Built extended chippendale style wooden painted fence around the perimeter of our front year. Wagner and his team had built the original fence about four years ago. It was hit by a car and destoyed. He and his team rebuilt the fence and extended it around the side of the yard

Wagner responded to my message quickly and came out to give an estimate the next day. We got several estimates for the work and his was by far the least expensive. He was very easy to reach during the whole process and always showed up when he said he would.
Description of Work: Repair damaged siding and mangled chain link fence that resulted from a dead tree falling on our building.

Everything went extremely well, as planned and committed to. Wagner offered good solutions to issues large and small, and when an unexpected delay arose on our end (due to having a new boiler installed during the renovation process), Wagner and his crew were very flexible in accommodating the schedule change. A pleasure to work with!
Description of Work: Wagner and his crew did a complete renovation of the entire basement, including demolition (old bathroom, old den, stairwell, etc.) Constructed new stairwell, den and laundry room, including new built in bookcases and shelving, closets, windows, exterior door, wood floor and walls, recessed lighting, installed new washer and dryer, and sink, including exterior dryer vent; walled off utility room for boiler and water heater.

This is the 2nd job I have had Xpress Restorations perform on my house. They are easy to get a hold of via email, providing quotes electronically. They showed up on the day and time arranged earlier. At the end of the day they cleaned up. Several days later they returned to finish the job.
Description of Work: Xpress Restorations installed maple trim around 2 new windows as well as installing crown molding in one room. The trim was installed, stained and polyurethaned in one day. They came back to finish the polyurethaning as well as patching minor nicks and scratches that were a result of the original installation. The finished project is beautiful. My one minor complaint is that there was no masking of the window hardware, so it received a splashing of polyurethane.

We found Xpress Restoration through Angie's list. My husband contacted Wagner and set up an appointment for an estimate. Wagner showed up right when he had said he would and gave us an estimate that we couldn't refuse. He also put us in contact with Chris from BrazUSA to help us with our countertops (also highly recommended). Wagner and his crew showed up on time EVERY TIME!! They were extremely neat and polite. The only evidence that they had been here was the progress on the closets that they were building for us. They started the job on Monday and said they would be done by Thursday. They actually finished a day early and we could not be happier with their work. It was a pleasure to work with Wagner and his crew. We would definitely recommend them and look forward to working with them again.
Description of Work: Xpress restoration built a closet with an organization system and a coat closet for our home. In addition, they painted and stained them both. They also put us in contact with an amazing person to install our new granite countertops-Chris from BrazUSA.

As above. After obtaining some estimates, a friend glowingly recommended Xpress Restorations. Although the estimates ere not the lowest, we proceeded on the strength of our friend's experience. As our initial job (wood floor installation, painting) proceeded, we asked Wagner to do some other projects (building cabinets and shelves, providing storage under the stairs, and in a bathroom.) He designed each of these projects,gave us a reasonable estimate, and proceeded with the work. Some of it was simple, but other parts involved creative solutions and fine workmanship, We engaged in the process together, and are very pleased with how each of the projects have come out. We have other projects in the planning stage, and are planning to ask Wagner and his group to help us with these.
Description of Work: We employed Wagner and his group to help us renovate our new condo. The work included painting, installing wood floors, planning, constructing and finishing shelves and cabinets. A lot of adjectives come to mind in describing Wagner and his crew: personable, polite, punctual, reliable, talented, skilled, organized, tidy. They arrived reliably at the agreed time, did their work responsibly and skillfully, added "little extras" we requested without difficulty, and left the condo clean and orderly. Prices were well within the range of other quotes we received. Of course, I can't imply that everything proceeded perfectly. What I can say is that Wagner was intent on our being satisfied with the work. My wife and I have learned to be careful with people doing work for us; we can be perfectionists about some things. We are very happy that Wagner was always patient and understanding about our concerns. At times, it seemed that his standards for the work were even a little higher than ours!
