Well. The house sold in 3 days.

Deb presented her services as we met with various agents. We were impressed by Deb's on-line visibility, as well as her level of understanding of the specific comparables in our local market. Deb presented us with a reasonable asking price, which we were ultamately able to meet. Our selling cirimstances were unique as we were purchasing a property on the condition that we were able to sell our existing property in just four weeks. All of this had to be done in the middle of an unusually harsh winter. To add to the situation, my wife was expecting our second child around the time of the closing. We desperately wanted out of our condo, but we were not overly confident that this would happen. In the end it all worked out. I have worked with realtors in the past and would say that Deb's biggest advantage was what she did for us after she secured and acceptable offer. With everything that we had going on, Deb was able to walk us through each step, and make sure that our lawyer and the buying agent were all on the same page.

What an experience! We contacted Deb on the basis of her high ratings on Angie's List and the sophistication of her web presence. We sent an initial inquiry Sunday afternoon. By the time I got to work on Monday, I had a market analysis PDF in my email inbox! That kind of responsiveness characterized our entire relationship. Deb followed that up with an evening meeting in our home, where we discussed our situation (we weren't underwater all the way, but we needed a snorkel!) and our need to relocate out of state and sell the home in a pretty tight timeframe. Deb recommended we do a few things that ended up costing ~$2,000. When we were ready, she shot and processed video, bought a domain name (www.31southmountain.com), linked video, school info, MBTA stops - everything a buyer would need to know - and marketed our property on dozens of online sites - including some I didn't even know existed - and I work in IT!. It's rare to find someone as Internet-savvy as Deb. We had a QR barcode on our sign, electronic signatures on everything (we signed listing paperwork on the way home from relatives on Easter Monday on our iPhones!), completely automated showing scheduling approval system with automated feedback. It was incredible. Bottom line is it worked because we had our first offer 75 hours after it went live on MLS. We ended up getting 98% of our asking price (392 with an asking of 399.9), which is great in this market. Deb held our hands through the P&S process and the closing, dealing with picky buyers. She is dedicated, patient, organized and completely on top of everything. Our only regret is that moving out of state means we won't be able to use her again!

Absolutely perfect. This was my first time selling a home, which had been my primary residence for 10 years. Without knowing anything about the process or the market, I called Deb on reference from another friend. She came to meet me fully prepared, with market analysis and sample listings, and she explained very clearly the whole process and the realities of the market. Her strategy was excellent, and her work is absolutely top rate. She is pleasant, thorough and very easy to work with. It is clear she has been doing this a long time and knows how real estate works. Throughout the entire process, she was always available and responsive and took care of everything. The result was that in a down market, with uncertainty and volatility, I was able to sell my home within 4 days of listing at a price above what I was expecting. For this, I credit Deb's attention to detail in the listing, which includes a well-worded MLS, and a savvy web-oriented approach including a nicely produced video of the home. I would strongly recommend her.

Deb Agliano is amazing. I called her on the Friday of a holiday weekend. She arrived on Monday (Memorial Day) to photograph and take video of my home. Within 2 days, my home was MLS-listed; Deb created custom print materials and a website featuring a gorgeous walkthrough. Within 11 days, my home was sold. Throughout the process Deb was incredibly responsive, patient, and professional. This is what sets her apart: - Deb created her own marketing materials. The MLS description was thorough and thoughtfully written. And, it was grammatically flawless! - Deb took professional-quality photographs and video (saving me the cost of hiring a 3rd party). - Deb was unshakable. There were many twists and turns on the way to the closing. She gave me the support needed to weather a few long weeks of buyer-seller negotiation. - Deb knew how to price the house and negotiate on my behalf. Her suggestions were informed and always on-the-money. - Deb set up a website, allowing me to track and manage viewings and feedback. Deb is a gem. She is in a league of her own. I know because I worked with a horrible realtor in the past who let my previous home sit on the market for a year. Deb is a compassionate professional, and I would work with her again in a heartbeat!

We hired Deb because of the years of experience that she has selling real estate in our town and because she limits the number of active clients that she has at one time. We felt that is was especially important in these tough real estate times to engage a realtor who could focus on selling our home. Deb took pictures and made a video of our home that truly represented our property. Potential buyers were directed to a website for our home that included the pictures, video link and description of the property. We quickly booked showings and had about 25 showings over two weeks. We received an offer and negotiated a price that was acceptable to us with a closing within few weeks. Deb was in constant contact with us to talk about feedback about the property, upcoming showings, and details about closing. My wife and I recently closed on a house in Medford and became home owners for the first time. We had an extremely positive experience with our Andrew ERA agent, Deb Agliano. The house hunt was roughly centered in the Arlington-Medford area and totaled more than 30 single family homes. We found our realtor's knowledge of the area to be a valuable asset and we benefited from her excellent sense of organization; the schedules she planned and the routes she chose always kept us on time to the viewings but tolerated the occasional stretch to give homes that weren't on our list and perhaps came on the market that day a look. Deb was very friendly and patient with us, like a wise park ranger; occasionally our safaris would include extra participants (in-laws) but Deb just rolled with it, welcomed them aboard and was as patient and nice to them as she was to us. She brought that right mix of fun and focus that kept a brisk pace but didn't influence us to get in over our heads. We are very happy with the house we chose. We never felt pressure from her to make bids, even after 30+ houses, and in the end we bought ourselves a great place and stayed within the budget we set. Looking back, Deb delivered sound guidance throughout the process and her network of local inspectors and contractors plus familiarity and comfort with the short sale process were indispensable. I will recommend Deb to my friends and she's welcome at our place any time.

Deb kept all promises. Deb's professionalism, years of experience and hard work were evident from the beginning. Her knowledge of internet use is extensive. Within a week we had two offers. As expected there were issues connected with selling a home that needed work. This made the process of getting a purchase and sales agreement signed a little difficult and at times frustrating. Deb was able to assure us she would help us get through it all and kept us calm. Deb was on top of everything and available to do what ever was necessary to assure the completion of the sale. If someone needed to go to the house for whatever reason she was available and did so willingly and immediately. She called the fire department inspector, water department and performed numerous tasks beyond what we would have expected. She even called to check in while on vacation and after the closing.

Back in 2000 when we were buying our first home and Deb represented the sellers of that home, she was a tremendous help to us, while obviously honoring her contractual relationship with the sellers. She made it very easy for us to get everything done that we needed, gain access to the house at odd hours for inspections and radon tests, etc. To be perfectly honest, she was much more helpful to us than our own buyer's agent was at the time! As a result, when we decided to sell that house in 2007, we immediately hired Deb to help us, knowing that she would represent us and our home extremely well with potential buyers, and we were *not* disappointed! Deb was tremendously professional, unfailingly helpful, and always available throughout the process. She worked with us to understand the market very well, and set our asking price appropriately in the market of the day. She then marketed our home very effectively, was extremely helpful and flexible with showings, talked us through price management, with the end result being an accepted offer on our home after only 19 days on the market. She then worked with us and our legal representative through the whole process to closing, representing us with tremendous professionalism and patience! We then turned our attention to finding our next home, and Deb was equally helpful, professional, and patient with us as our buyer's agent in that process. She quickly understood exactly what we were looking for, with all the requirements versus nice-to-haves, and was wonderful with us through the house hunting experience, not letting us get ahead of ourselves for something that appealed to us in some ways, but did not meet all of our requirements. Her eye for quick review of properties is excellent, and she "sees" so much that we just didn't, both the positive and negative. With Deb's help, we quickly found what we wanted, and she again led us through the whole process, working with the sellers, our mortgage broker and lawyer, to be a single point of contact for us through the whole process. There was nothing that happened through that process that Deb didn't know about, understand, and work with us to move ahead quickly and effectively. Overall, we could not provide a more positive recommendation for Deb than we do, and if you are considering buying or selling property, especially in Medford, then in our opinion, you will find no better representative in that process than Deb Agliano.

Debra is the complete package!! I interviewed a half dozen brokers to list my home, and we all know what a tough market it is. Debra instantly stood out from the crowd and she delivered in a big way. From the start she had all the bases cover from "comps" to staging and a great marketing plan to go with the right asking price. My home was under agreement in 4 days at almost full price, need I say more?
