I called John to help me deal with the problem of water seeping into my basement during heavy rain storms and during Spring when the snow began to melt. He came to evaluate the problem the same day I placed the call. He explained in detail the work that was going to be done and was very patient, taking the time to answer all of my questions and making sure I had a good understanding of the project. I was impressed with his professionalism, knowledge and confidence. I scheduled the job and was not disappointed. John and his team arrived on time, the work was completed as planned and as scheduled, and there were no hidden charges. I also want to mention that although this was a very messy job, the cleanup was fantastic! It has been almost a year since the work was done and I happy to say I have had absolutely no water problems in my basement. I would definitely recommend Lapan's.

They did a good job. John came to do the estimate himself. He is honest, They put a plastic drape over the area they were working to prevent the dust blew to other area. They also did a good clean up job after they finished the work. All the workers are courteous. We are very happy with the work they did. OUr basement is dry so far, but of course, we did not have too much rain since the installation of the drain. We will find out when we have heavy rain someday, but I am very happy with their job.

Wow. That's the word that best describes working with Lapans. Hands down the BEST basement waterproofing company out there. I got quotes from other companies like B-Dry and Crack-X, but Lapans provided not only a great price, but also the best plan for my basement. The big sell was he (owner John Lapan) and his team take the time to do it right, no exceptions. This means you don't have to cut or remove any finished walls or built in furniture to enjoy guaranteed protection. The other companies I contacted wanted me to more or less dismantle my finished room to get their system installed. Not Lapans. They are skilled and their attention to detail is second to none. They can actually drill in below the walls and furniture to make it work. Another big sell was the detail in his plan. Things like installing a drain by the water heater...installing a grate not only in my garage but also on the door between the garage and the basement...total piece of mind. No one else I contacted even offered these options to me. He was also the only person to actually talk me OUT OF a battery backup unit (get a generator!). For anyone worried about a mess, don't be. Although I tried to clean up my basement and move my items before they arrived, they came in and organized the basement first and tarped everything...I mean everything. You'll be amazed at how much tarp they used. NOTHING in my basement had any dust on it when they left. When they are done, they left the basement cleaner than when they showed up. They even cleaned my furnace and oil tank, and hooked up my washer and dryer. There are many companies that do basement waterproofing. I am a former B-Dry customer from another property. Please, please, please give this guy a call before you commit to anyone. You cannot put a price on the peace of mind he will give you. Bring on the rain.

We are very pleased with the job that Lapans did for us. At all times they were courteous, professional, timely and incredibly competent at their work. The owner was able to answer all my questions and spent plenty of time going over every detail of the job, providing pictures and diagrams of the work to be completed. They started the work four days after the free estimate was provided and were completed 4 days later. And they even left the basement cleaner than it was when they started. You really can't beat that. I would wholeheartedly recommend Lapans to anyone looking for quality workmanship.

John and his crew came in on time, dug a trench around the interior perimiter of our basement. Layed the gravel and piping so the water drains into a new sump with two pumps. Their work was exact, complete and NEAT. I like his patented pipe. Collects more water, faster. When they left the basement was cleaner than when they came in, they even cleaned off the top of the hot water tank, etc. The basement is, for the first time since we've lived here, usable! We are so glad we finally did this, and that Lapan's was the contractor we chose. The kids are happy to be able to play down there, my husband and I both have our own working areas, and it's nice and dry. We don't worry about leaving anything in the basement, or the weather. We also are happy to not be vaccuuming water almost every rain storm! That was a difficult job, and John and his crew did an excellent job. Thank you.

John and his crew (particularly his daughter Jessica) are some of the most hard-working, knowledgeable people I've ever met. They explained everything in detail, they keep the worksite clean at the end of each day, are so respectful of home-owners, and do an amazing job. They are not the cheapest people but not the most expensive. But, when you're dealing with water, you want to get it right. We hired them again 6 months later, to add a more extensive french drain in the garage and basement half bath, which we discovered we needed during renovation. John is always prompt in responding and scheduling. On time and on budget. The nicest family you will ever meet. We will never use anyone else but Lapan's. They are an A plus company.

Overall the experience was great. John came down and gave us an estimate and in the process was impressive with his knowledge of waterproofing basements. John explained in detail what he was going to do and why. He made alot of sense. I had one other waterproofing company come down to give me an estimate. The salesman from the other company couldn't hold a candle to Johns knowledge, sincereity and common sense approach combining the solution with my needs. This might be because John is the owner, has been doing this work a long time and works right along with his crew. John and his crew arrived as agreed and worked until the job was done. When John was finished we felt as though we had a new basement. It smelled and looked great. Best of all WE HAVE A DRY BASEMENT!

He was very straightforward and down to earth. He told us what he thought we needed and why. He didn't push anything at us and did the work in two days as he said it would take. He explained exactly what he was going to do and how he was going to do it. He was very good and I think his pricing was in line; I think he could have talked us into more but he didn't. I will use him again in the future.

We had an energy conservation service company come to our home. John custom made an insulated square for our attic door so that heat doesn't escape from our home. He was great and I would definitely recommend him to anyone else in area.

John showed up on time to do the initial walkthrough. He provided a detailed explanation of what he and his crew would be doing and how they would be doing it. He also provided an on the spot rough estimate and followed up with his final estimate in 24 hours.I was extremely impressed with his knowledge of basement repairs and waterproofing and he provided the most "engineered" solution that I came across. Also, his pricing was very good considering the size of the job. This was a patchwork hand poured basement floor of >40 years age and a field stone foundation of over 600 square feet that met a new side of the basement with a slab and poured foundation.John and his team showed up on time and promptly started working the job. They cordoned off their way into the basement, taking the time to carefully protect the other areas that would not be worked by hanging extensive amounts of heavy duty plastic sheeting. They broke up and removed the entire old basement floor and dug down to bring the level of that half of my basement even with the other side. They removed every piece of debris and cleaned up the area at the end of every day.They patched the holes in the lower part of the foundation, put in extensive amounts of flashing, and poured a very nice floor. Considering this side of my house was 100 years old, they did an excellent job and it really looks great.The final system had cleanouts in every corner, and two pan recessed floor drains (one for the hot water heater, one for the boiler) and ties together with the system on the newer side of the basement.I cannot stress how much I reccomend John and his crew to be your basement repair and waterproofing contractor. He really knows what he is doing and takes the extra time to do it right, really paying attention to the small details.

Their customer service was very good. They were right on schedule when they said they would arrive and when they would finish. They did an excellent job of explaining exactly what they were going to do before they did it, and then throughout the process they showed us the progress each day. We have had no water problems since they repaired the basement. We would use them again in the future if needed.

They were running a bit behind schedule, but when he did come out for the job, it was done very well. He explained everything thoroughly after the work was completed. The cellar looks fine and they cleaned-up very well after themselves. The only problem during the process was that the office didn't return some phone calls. Overall, it was a positive experience and they did a good. I would recommend them to others and would use them again.

The whole project went very well. John came out to do the estimate himself. He explained the details and was clearly passionate about his work. The price for the job was roughly the same as two other quotes that I received. The job was scheduled for a couple months out. I called once to make a change to the size of the project, which pushed it from a two day project into a three day project, but they were fine accommodating that. In fact, they were able to start early. It happened that we had a blizzard the second day of the job, but John was still able to make it out. Because of that, the work still got completed in three days. They put up plastic and wet the floor to minimize dust. They also swept before leaving each day. The final project looks great. We haven't had rain yet to test the system. I'll update the review in the spring when the first floods hit.

Lapans was quick and efficient. They took good care to make sure everything was covered because they jack hammered up my basement and created a lot of dust. I would say in the future that they should cover up the duct work in the future but that was my only complaint. Their pricing is pretty average. They are really busy and have a lot of work so it took them awhile to get out here but once they got out here they did the job real quick.

John was very knowledgeable. He was at my home personally and professionally during the entire project. He does the work himself with 20 years experience.

They promised to assess my basement problem first in June/July, then they called me and told me that they needed to change the appointment to Aug. 28, 2010. They never came in August, even after I called and left a message.

We have not had heavy enough rain to test the system, but do not have any reason to believe that it won't keep our basement dry. Prior to the work, we did have a sump pump permanently installed in the basement sump pit, without a perimeter drain. We had recently bought the house and that initial setup kept our basement dry during 2-3 periods of heavy rain over a two year period. Then in our third year we had a rain storm to such an extent that the water could not flow to the sump pit quickly enough to pump it out. It was after that incident that we decided to install a perimeter drain. We got five or six quotes for the job. Lapan's was not the least expensive but more than met our requirements for quality of proposal, materials, methods, scheduling, favorable references, and guarantee. The work took four days to complete, as was estimated. The basement was broom cleaned at the end of each day and tools tidied up. Care was taken to create minimal dust and keep it out of the upstairs level. We are very pleased with the quality of work. The crew was very helpful in answering our questions over the course of the job. We got the sense that they really respected us and our home and took pride in doing an excellent job. We would certainly consider Lapan's again, and would recommend them to others for basement waterproofing.

I have to highly recommend John for any basement services. He came very quickly to the house to look at the situation and provide recommendations. Out of the 3 people we asked to come over, John was by far the most thorough and provided what we felt was the best recommendation (namely to keep water out of the house vs. dealing with it after it came through our window well). He came out the next week in the freezing cold to do all the work, which involved taking out the stone work in our window well, digging out the frozen ground and pouring concrete to create a waterproof well. He also fixed a crack and did a great job installing a pump. All of this was done quickly and professionally. John also took the time to explain what he was doing and why, which I really appreciated. The greatest testament to his work though is the fact we survived TWO more massive rainstorms that hit the Boston area, one in February and the latest this past weekend. While our neighbors were under water, we were totally dry. It worked! I also know for a fact that had John not done what he did, we would have been wet in our basement both times. And I know the other solutions would not have worked. Great job, and I would definitely use him again (although no offense to John, hopefully I don't have to).

John gave us a lot of good information and did not charge for the visit. We learned about work done at different dates that was previously undisclosed to us as new house purchasers.

They put an outside gutter diversion system. They took care of every single gutter. The system is working well as we have already has some rains. There was a minor issue with the water creating a hole in the ground as it came out, but they took care of that with a little cement. Also, he advised us as to how to divert water in another part of the yard with a quick removal of some rocks and a little trench that my husband dug in 5 minutes. They were extremely tidy and they made sure the landscaping wasn't affected. They saved the soil, bark mulch and grass as necessary and put them back. They were careful with bushes - they tied them up and used plastic sheets as necessary for rocks and cement. We also had them put a french drain and pump system in the basement along with some gratings. They stacked all items neatly, covered everything in plastic, and washed the floors, walls and baseboards when they were done. They ran into a rock where the pump needed to go, but they drilled long and hard and got the job done well. The pump has life time warranty. We had heavy rains already and the system seems to be working great. Also, our basement is certainly cleaner than it was before. They even tidied up our mechanical room.

I set up an appointment for 6pm Monday. They never showed, and called 2 hours later saying they forgot the keys to the office and had to go back to get them. They asked if they could come the next morning, which they did. He took about 10 seconds looking at the problem and gave me a quote for $2500. I told him I would get back with them. After that, I met with another guy I found from Angie's List. He did a more thorough search and discovered that the leak was from a broken pipe under the floor. He told me I needed a plumber to come test the water pressure. I did that, and sure enough, he was right! The guy from Lapans didn't take the time to look into the problem and it would have been wasted money. He was very polite and courteous, but I'm glad I didn't accept his estimate.
