Everything went very well, from the first phone call to the completion of the project. Last year in March we had water entering our basement, after some heavy rain when the ground was still frozen. John LaPan, the owner, came to our house for a first inspection, exactly at the time when his office staff had told me when he would come. John is very knowledgeable and courteous, and he explained in detail how the work would be performed. At the start of the project, John and his crew separated the work area from the rest of the basement with large plastic sheets to prevent the concrete dust from entering the finished area. John and his crew are very experienced, polite and hard-working. The work was completed in three days, as estimated before, and they left the entire work area in a very clean condition. After completion, John explained the operation of the system to me. I have deliberately waited to write this review after we got heavy rain again this March when the ground was still frozen and a lot of accumulated snow was melting after a long winter . LaPan's system works great - no more water entering our basement! I highly recommend John LaPan and his experienced crew, and we would definitely use them again in the future.

A true family business who clearly take care of their customers. Worked along a sheetrocked wall without taking it down - something others would not do. Left one more cleanout than quoted, and did have to modify their original plan to accomodate a thick slab under the boiler and water heater. Was more work for them but kept to the original estimate. Left the area cleaner than when they came. Pleasure to work with.

The experience could not have been better. John was prompt for our initial appointment to scope the project. He thoroughly explained his recommended solution, and priced several options. Estimate, references, pictures, contact information, etc. were all clearly and effectively communicated. The decision to move forward with LaPans was an easy one. It was a pleasure working with John's wife, Michelle, to sign the contract, make payments and appointments. The job itself was done in 2-1/2 days, as expected. John and his crew went above and beyond. The moved obstacles in our basement, carefully prepared the work area, protecting our belongings with plastic drapes, and explained to us the steps that would be taken over the next several days. The end result was exactly as expected. Clean, efficient, simple. Workings and maintenance of the system were clearly explained, as well as instructions for the electrician. We would not hesitate to use LaPans again, and highly recommend to others.

The job went very smoothly..John LaPan, the owner, and his work crew were very professional, courteous and efficient. He gave me a detailed plan of what they were going to do and what the cost would be. After they started, I added a little extra work and that was no problem for them.They were extremely careful to try and leave the area as clean or cleaner than it was before they came.Given that they had to breakup up the concrete with a jackhammer which raised a lot of concrete dust, they contained the dust by hanging sheets of plastic around the work areas and doing a great job of cleaning up after. They were punctual, the work was done in a timely manner and they were efficient. We had rain after they left and everything worked as it should and there was no more leakage in the basement.I would give them a strong recommendation.

It was excellent. They relocated it to the proper location. It took a couple of visits but they got it functioning properly. They were very professional about dealing with all the surprises that they found when they were digging into my basement floor.

John and team worked to execute the planned project -- they were done in a timely manner and ensured that the work space was clean and "back to normal" each day. Their work was top notch. I would recommend Lapans to anyone looking for waterproofing. We have no complaints.

Lapans is the best. it's emotional anytime you have water damage. Lapans was very respectful and courteous throughout the process. They knew this was a tough situation with flooding and they made it easy to work with them to get it fixed. Their pricing is very reasonable and the work is 100% high quality. I would absolutely recommend Lapans.

The team did the work according to the proposal and finished with time to spare. They reviewed "what to do" in order to let the job set, and cleaned up as much as possible before heading out. We think this went as smoothly as expected, and we know we can call them at any time with questions. John Lapan and his family take great pride in their work, and it is apparent in how they approached the job and the results. For the first time in a long time, the basement felt dry!

They came a few days early. They were actually in my basement jackhammering a lot of concrete. I was expecting a lot of dust but they were super clean afterwards. They were superb. I was very pleased overall. And they added some innovated apporaches to what I requested. This added to the quality of the job.

Lapan's is a family business. John, Michelle and their kids were all very friendly and professional. They showed up on time, checked in every day to give us a status report and did a great job keeping their work area clean. When they left, you could never tell that they were here. I had estimates from other Angie's list companies, all were reputable and professional, but John stood out as my choice, which says a lot. We've had heavy rain a few times since and the drain is working great.

We haven't hired anyone yet, but this company was prompt with communication, very professional, and seemed thorough.

I can't say enough about John Lapan and his workers. Not a drop of water and so professional. I would have them do more work in a heart beat.

I highly recommend John Lapan and his team. I met with several contractors for the job and although Lapan was not the lowest quote, I decided to hire the firm since John spent a great deal of time reviewing the proposed project, analyzing what needed to be done and why. My decions was also backed by a strong list of references. Once engaged, they were prompt, professional and best of all, there were no "surprises." The job was completed in three days at which point John walked me through the whole system which looks great. And they left my basement in better condition than when they found it - which is impressive since I am a neat freak. I would definitely use them again. High marks for a job well done!

Excellent- worked perfectly and never had any more water in basement

Overall it went very well. John met me at the house to give me an estimate, (another big name wet basement expert gave me an estimate over the phone-did not feel the need to see the property??), and spent approximately 1 hour describing exactly what he would do and how his system worked. After researching his BBB status and calling a few of his references, which were all glowing, I decided to work with him. We set up a start date but he ran into some complications on the job he was working on so needed to push my job off a few days, which was not a problem for me as it was not an emergency situation. It took a few phone calls on my part and a miss-communication, (between myself and his office staff), regarding when exactly he would start the job. (this is a rental property which meant I needed to let my tenant know) As soon as he realized that the information was not clear to me he called, apologized and made sure we were now on the same page. He and his crew showed up exactly on time, did the job in the time-frame we had discussed, were very professional in their interaction with my tenant and kept the area/property exceptionally clean. The only reason I gave the price a B was because during the job it was discovered that there were 3 "cracks" in the walls which needed filling, which resulted in an additional cost of $600. (original quote was $8,880) I don't dispute the cracks needed to be fixed it just was an unexpected surprise at the end of the job. All this being said I would highly recommend this company. They took exceptional pride in their work. Update: 4/2014 I received an e-mail from Lapan, checking to see if the basement was dry after a lot of rain this spring. The drain was installed last August so this is the first Spring to challenge it :) Happy to say it appears to be working perfectly. What a pleasant surprise to hear from a company to follow-up on their work. Talk about professional!

The only negative was a bit of miscommunication with the office staff regarding the time but that was minor, very minor and that could have been probably my fault too. The positive was, overall very positive. Lapans LLC Waterproofing & Home Maintenance did a great job, they were very clean. They came when they said they were going to come and explained everything to me in great detail. This was a rental property that they were working at and my tenants were just very pleased with them. They were very cordial and respectful, very positive.

John and his crew did a great job. John provided a very detail description (complete with pictures from previous jobs) of the work to be done, drew up a plan and gave an estimate the on the spot. price wise, he's very competitive. Work was completed on promised schedule. They did an amazing job leaving no trace of their presence, in fact the basement was cleaner than before they were there. Kudos to Lapans office staff for being very professional and responsive to inquiries. I received a call 2 months later from Lapans wanting to know how things are holding up after all the rain we received. Basement is bond dry!

The work turned out really well. I am very satisfied with their work ethic. They seemed to do a good job. I would recommend them.

The work was awesome! He has great follow through, quality, and credibility. I recommend him highly for anything and members would be happy to hire him.

Working with John and his team was fantastic. We had gotten significant water in our finished basement twice before since we bought the house in 2006, and now we had water again. Additionally, we got a lot of water in our garage EVERY time it rained, since the driveway slopes down to the garage and the previous owner's drain didn't work. I called John and he came out promptly, looked at the water we were getting, listened to the description of the problems we'd had, and gave an estimate of $7760 for a perimeter French Drain around most of the basement (except one short section that had never gotten water; John assured me we could fairly easily add that section in later if water developed there, but didn't want to charge me for that if it hadn't been a problem). We got one other estimate - it was lower, but it was for only a partial drain, and didn't include the garage. One thing we had always thought would be a problem was that the basement is finished, with interior walls, paneling, a closet under the stairs, etc. We assumed there would be significant demo to put the perimeter trench in, but John assured us they could dig under the walls and even the stairs without disturbing them! The price was reduced by $600 with an AngiesList discount to about $7100. John's team showed up promptly on the start date, got right to work, and were finished when they said they would be. The job is noisy, of course, and messy, but they cleaned everything up COMPLETELY before they left. They were friendly throughout the job, which took several days. We were AMAZED at how they could jackhammer UNDER the stairs, walls, closet, and even in the furnace room, getting behind the water heater and furnace without disturbing them. We have had NO water in the basement or the garage ever since, even with some recent pretty heavy rains. John's work comes with a 25 year waterproofing warranty, so I don't expect I'll need to ever use them again, but I would recommend them ENTHUSIASTICALLY without reservation.

We booked Lapans LLC Waterproofing & Home Maintenance and they took my cheque. They gave us an updated quote. He added an extra $300 without any explanation. I called them and told them the reason why I wanted them to take another look. This was what I was trying to avoid. I don't like surprises. They told me that they didn't like my attitude. They said that they don't have to take it and they hung up on me. They sent me a long email to cancel the contract. They were scheduled to come on a date. I had the electricians following-up. They completely set me back six weeks. He broke a legal binding contract with me. They didn't care.

LaPans put in a drain system in our basement (drains, sump pump) and thoroughly cleaned and washed with acid all floors, walls etc. System has worked perfectly and basement has remained dry and stink free. John is very honest, responsive, professional and took a lot of pride in doing the job right. I would use again and recommend to friends and family

Excellent. Very punctual on start date, worked very hard and finished on the planned completion date. They did more work than was actually contracted for to ensure their guarantee. And, it has performed stunningly well. Building inspectors in my town were very, very impressed and I was even more impressed. I have worked in the elevator industry for years and have seen countless waterproofing jobs in elevator pits. No one has come close to these guys in the knowledge of their business and the quality of their work I am amazed at how well these people did their job, how fast they did it and how incredibly well their system works. They left behind a clean and perfect job. I wouldn't hesitate to use them again.

During the bidding process John did an excellent job describing the work and answering any questions. We had an existing sump system which was creating part of the water problem. Of the three bids we obtained, he created the best solution and had the lowest price. He was willing to accommodate preferences on the location of elements of the system. He was present the entire time the work was performed, and his crew was very courteous. We had water issues for several years before we had the system installed, and in the two years since the system was installed we have not had a problem. Lapans did a great job, and I would highly recommend them.

Fortunately we have not had to use it yet as we've had a fairly dry summer and fall so far. However, the work was professionally done in one day despite them running into ledge. Despite the extra work cutting through the ledge, they kept to the same quote. They left the workspace cleaner than they found it and the job looks beautiful. If I never have to use the pump I'll be thrilled but hopefully I'll now be better prepared for the deep snow/heavy rain combination that invariably floods my basement. I would highly recommend this company for their professionalism, honesty and attention to detail. Thank you LaPans.
