Although we did not set out to do more than the Bath and Kitchen renovation, we determined that we needed to rebuild the chimney due to leaking on the second floor ceiling. The furnace had been converted from oil to natural gas in 2000, and was at least 65 years old. A recent energy audit by Nstar deemed the old thing to be about 25% to 30% efficient at best. We decided that since we were tearing everything else up, why not put in a new heat plant and AC while we were at it. Hans oversaw and brokered all bids for the work and found us excellent options, all while he and his crew continued the Kitchen and Bath projects. We were out of the house roughly a month and a half, but Hans worked hard to get us back in as soon as possible. The front door on the Carriage House had long been a problem, sticking and not opening or closing properly. Upon closer inspection, it became evident that the internal post and beam structure was failing and needed complete renovation. Since Hans and his crew had rebuilt the back of the carriage house in previous years, it only made sense that the front would be in poor shape as well. The capitol above the door had never been flashed and there was extensive damage from water, powder post beetles and who knows what other bugs. The "barn" had been shingled with "Fancy Butt" shingles which have 3 separate shapes. The shingles are available commercially but are not the same sizes as the originals. So once the new door had been installed, all of the decorative trim and moldings rebuilt, and framing restored, the new shingles were expertly fabricated from scratch and exactly matched to the originals. All in all, we are quite pleased with the quality of work and will use Hans again, (hopefully not too soon.) His professionalism, skill and craftsmanship are first rate. All issues, costs and options were clearly laid out with excellent advice and counsel in all cases. We have used Hans and his crew for almost 10 years now, mostly with the maintenance and restoration of our Carriage House and have always been very happy with the results. We highly recommend him for any size building project, large or small.
Description of Work: Gut and renovate Galley Kitchen and upstairs Full Bath. General Contracting of all tradesmen involved, procurement of permits, materials, interpretation of Architect's Plans and all management of entire project. Project went on to include total replacement of HVAC system, rebuild of Chimney and re-construction of front post and beam structure of an 1890's 3 story Carriage House.
