If concerned as I might have been earlier in the project that a dozen+ jobs would result in overages, this wasn’t the case. Vanny and Tony's open communication led to this positive result. There might have been one related to bathroom, but it was traded back earlier in the project when the purchased carpet was too small for the upstairs closet - Tony paid for the extra carpet and installation. Vanny and Tony are perfectionists. They demand the highest performance of themselves and their subcontractors. I cannot recommend them enough for large scale projects. Description of Work: Vanny Couto and Tony Sanches are the best big project contractors I have worked with in 10+ years of sourcing construction projects as a homeowner. I purchased a 4 bed 2.5 bath 4,000+ sqft home in Sudbury in May 2017, planning several major changes to the home. Featured changes included a new basement-level room and bathroom, a first floor office conversion, and re-carpeting in two areas of the house. This was a complex, multi-step project with hard deadlines involving nearly a dozen separate activities, with dependencies among many of them. My own time constraints came into play and divided the project into two separate periods of work timed with our move-in to the home in June, and a weeklong vacation in July-August. In April and May I solicited four general contractor project offers, all sourced through Angie’s List from local Metrowest builders. Vanny and Tony’s quote came in among the highest of the group, however it also covered the most project deliverables, communicated in contract and verbally in a straightforward and succinct manner. Vanny and Tony’s 1:1 engagement with me during the bid process was direct and flexible, with quick response times which carried throughout the 2.5 months of the project, critical with jobs of this complexity and magnitude. Phase 1 – Multiple Jobs (5/31-6/19) • Utility Sink: Installed utility sink and rerouted plumbing in laundry area. (sub/direct) • 2nd Floor bathroom vents: Airflow from bathroom vents was sent out of the house through holes in the soffit and newly cut roof vent. (direct) • Carpeting: Removed 900 sqft old carpet and padding; cut and expertly applied new carpet and padding up/down stairs and to large basement playroom space. Recarpeted master bathroom walk-in closet. (sub) • New basement room: Remodeled and framed a second large open wall space in the basement, previously used as an office. Applied moulding and trim, painting 30” door and walls on both sides, all while sizing changes to nearby electrical and heating units. Created new 13’x10’ room from the open space. (direct) • Bulkhead: Removed previous and installed new top of the line bulkhead to reduce lower level moisture. (direct) • Chandelier / Fuse Box: Ensured fuse box is/was to code and ready for new bathroom electrical. Installed new chandelier. (sub) • Bedroom painting: Primed and painted trim in two bedrooms. (direct) • Office: Remodeled and framed a large open wall space with 48” French doors. Applied moulding and trim, painting door and walls on both sides, thereby converting a living room to a fireplaced office. (direct) I negotiated to have all of this work completed by 6/23, before move-in on 6/27. Vanny and Tony finished four business days in advance, on 6/19. Phase 2 – Build New Bathroom (7/5-7/19; 7/28-8/8) Phase 2 required the build of a 100 sqft, new full bathroom with shower in a sectioned portion of the finished basement. Basement bathrooms add a level of difficulty because new plumbing needs to be drilled in the slate floor under the shower, toilet and vanity; and an injector pump is required as gravity cannot move water and waste to the rafter-level main line as is the case on higher floors. The build was so complex that a local builder specializing in bathrooms declined to bid on this portion of the project. The first, and most critical, decision of the project was Tony’s design choice during the bathroom planning phase. Tony recommended moving the bathroom footprint from a section in the finished portion section of the basement, to a 10’x10’ slate portion of the unfinished basement which we did not plan to use as storage. Tony’s choice had the benefit of reclaiming 100 sqft in the basement playroom area, and adding similar sqft to the home’s finished space profile. Building in the original space would have been a poor choice on many levels, perhaps most importantly the lower height in this part of the basement due to the main vent obstructing clearance. Tony’s counsel and confidence in his design choices made his involvement in this project immeasurable. The build of the bathroom required: • Drywall, ceiling and insulation: Installed all new framing of the bathroom. Primed and painted all. Designed to avoid the main line by rerouting nearby rafter plumbing and vents. (direct) • Floor and Shower Tiling: 50 12”x12” grade 5 floor tiling, 500+ 3”x6” staggered subway tiles (sub) • Shower drain and toilet: Floor drilling and plumbing work in basement slate, installed pressure assist Kohler toilet, Dreamline 3’x4’ shower base, drain and fixtures. (sub) • Vanity and Medicine Cabinet, Hooks, Holders: Install all furniture and furnishings. (direct) • All new electrical: Install new fuses, thermometer, switches, ceiling exhaust, all lights, and baseboard. (sub) • Injector pump: Floor drilling, bathroom and main line plumbing, and sound-reduced enclosure build for injector pump. (direct/sub)
