ABC HOME INSPECTION INC

If I could give zero, I would. Had my home inspected. A circa 1900 home. The inspector said he was familiar with these homes, which are common in the Merrimack Valley. He missed visible asbestos tile in our closes and entrance. This was immediately confirmed by our flooring contractor and then tested. Confirmed. He also missed the extensive termite damage. While he identified a small area, when the Termite Contractor came, he showed us a very visible area of infestation. Moverover, there were three bees nests and evidence of mice... also easily visible with a slight probing of the basement ceiling. I shared all this information with the inspector by email. He asked me to send him photos. In fact, he took photos while inspecting but NevER included the photos in his report. Do not hire this company ever! If I had known these things during inspection, I would not have purchased this home, which now will cost approx. $100k minimum to get up to a decent home to live in with kids.

Perfect! It's easy to make appointments with them, there's no waiting, and they arrive on time. They're very thorough, communicate well with the buyer, and provide an excellent written report.

I used Mike from ABC inspections twice recently in order to find a home in the Boston area. He did such a good job the with the first house, my husband and I walked away! He is very thorough and systematic in his inspection. He is also happy to answer as many questions as you have and explaining the findings and his recomendations for addressing them. The report on both occasions was sent that night and is comprehensive with photos. They have different individuals who come for the radon testing and each time worked well with a separate report.

We chose ABC Home Inspection to come out and inspect a single family home we are purchasing, at the recommendation of our realtor. Dave came out for the inspection, he was on time, was very professional, and explained everything to us in layman's terms as he went along. He took the time to both point out issues he found as well as answer all of our questions. He also made it clear which items needed immediate attention, versus those that could be done over time. Overall he was extremely thorough as was his report. As promised it was emailed over later that evening and everything was explained in detail along with detailed pictures. It was a great experience for a first time home buyer, and I would definitely hire them again.

We had a great experience. He was very thorough and found things that we didn't think to look at. The report was provided quickly and was very detailed. As with all home inspectors they can not quote you prices for repairs only advise you if you should have an expert come take a closer look. Most tradesmen will come out onsite and provide you a free quote on something that was brought up in the report. We consulted with many experts with the findings brought up in the report.

I will update this later - but I remember him well enough I recall his fee was something like $400 - for a two-family - this was in early 1991 (long ago) This house had many obvious issues - BUT Andy told me he wasn't going to spend all day - with a house that has/had many obvious issues to begin with. I semi-agreed - BUT I expected him to give me $400 worth of inspecting - which he did NOT. I vocalized my upset - but he said he didn't care. - That was before Angieslist existed. He did NOT even bring a ladder to get up to inspect the roof!! - He only looked from the ground. I think Andy knows a lot about houses - but - what does that matter - if he doesn't thoroughly inspect -- and share what he knows.

Dave arrived promptly and worked his way around the house and outside. Very helpful to tell us as he went along what he was finding and to indicate how urgently an issue would need to be addressed. He also explained in easy to understand terms what the issues were. The report arrived by email exactly as he said later that evening, within 12 hours of inspection.Overall very pleased, although we found he erred on the side of caution with regard to one particular issue that was later examined by two experts.

Mike arrived early on a Saturday morning and was very professional. He did spend a lot of extra time on the house and I really appreciated his honesty and attitude with everything. I especially loved that despite having my boyfriend, realtor, and mother with me he recognized me (a young woman) as the buyer and always addressed me and looked me in the eye first. Mike sent the digital inspection (complete with photos) via email in just a couple hours. So why the 'C' rating? A lot of things were missed that really should not have been and I'm paying for it in the aftermath. For example there was a closet were the drywall was a little wonky and the bank had obviously covered something up in there. I was nervous that it was water damaged and asked him if he thought it was from a leak. He said 'no' that it was not water damage. He was wrong and later a family member showed me were there was water damage in several obvious places throughout the house in plain sight. Once they were pointed out I had to wonder 'How could he have missed that?' Worst of all the inspector missed asbestos in the basement that was totally obvious and in plane sight. All in all I loved that ABC came out on a Saturday morning, that they made the process easy with technology, and how the inspector treated me; but I'm really upset at the things that were missed. He commented on and documented the cracks in the front sidewalk but not the asbestos. Honestly, I probably still would have purchased the house knowing what I know now; but I could have had some mega leverage in negotiations and saved myself a lot of money and headaches.

i called late the day before and spoke to Andrew who called me back very promptly when he had more time. Discussed the home and quoted the price and was flexible in suggesting a time the following day. Price was more that realtor had estimated but was worth it. David Silva came out and was there early. Did a thorough and detailed inspection, but was kind enough to point out the good points as well as the problems. David was meticulous, respectful and very professional and for a three hour inspection and probably several hours of finishing off, price, although high, was well earned. Computerized pdf report was sent the same day and had good detail and a summary which made it very easy plan how to tackle the problems.

They did a complete and thorough home inspection. The great thing about them is that they have a termite inspection option included to choose from. They do termite inspection only if you want to. They do not do anything additional. We just wanted basic home inspection and they found termites.

Wayne was great and terrific. One of the problems was that we couldn't find an inspector on Angie's List. He is one of the best of all the service people we have ever dealt with. We have owned this place for six years now and he is one of the best ever. We spent a couple of hundred dollars for his service. Wayne is an inspector versus any kind of contractor. He returned our call very quickly, so that was nice. We have a condo association and the inspection was mandated by the insurance company of our deck. Wayne said that if there was not enough information, then that's what he would have to write and that was kind of funny. We never thought of bribing him and somebody might try to bribe him. So, he was very serious about that and I appreciated that he did that on the phone. He was able to come probably within five days. He came out here and he was very thorough in his inspection. He called up places that I wouldn't have wanted to call up. He measured and did all sorts of things. Then he took us around and explained why he was saying the things he was saying. We didn't want our deck to be unsafe. So, we really understood why he was making the findings. We felt he was very professional and he wrote up the report on the same day and mailed it to the insurance company the same day. He also advised us on a few things that were not related to the deck. They were just home owner's maintenance things that we didn't know about. When we asked him about the price for the deck repair, he declined. He said that he was not allowed to answer that because he was an inspector and was against the law for him to answer that. It would have been really helpful if he had answered that, but we felt that he was behaving really ethically. So, we thought he was great and we would highly recommend him to anybody. I would use his services again in the future in an instance.

ABC performed a home inspection prior to me closing on a house. They were very friendly and appeared to be professional. They noted several needs but failed to mention other obvious deficiencies such as: Improper bathroom exhaust (not up to code) Poor electrical wiring, no covers on electrical boxes (not up to code) Shifting foundation. Rotted door plates When asked they brushed off most of my concerns and they should have identified several of these issues as they were not hard to see. I'm not a contractor/handyman and I found them eventually. If you are selling your house I'd recommend them. If you are the buyer, caveat emptor
