Description of Work: "I don't normally write reviews, but when I happened to notice a couple of negative reviews on Able Home Inspection, I felt compelled to write. Dennis inspected our prospective home in May of 2010. He was very informative and took the time to make sure we understood what he was explaining. Based on what he observed on the exterior of the house, he focused in on certain areas inside the house and basement. He was concerned above the water tightness of the area between the deck and house wall. When he pulled back the basement fiberglass wall insulation under this area of concern, he found rot and fungus on the plywood wall sheathing. He also found rodent droppings in the insulation. We were able to get the owner to address both of these issues by having all the contaminated insulation removed and replaced and by having a gutter installed and having sealing repairs between the house and deck made. Dennis inspected all the systems in the house and found a number of safety concerns. During the inspection of the heating system he found exhaust leakage at the gas fired boiler and at a flue pipe connection. He used an electronic CO (Carbon Monoxide) detector and found high levels. When testing the overhead garage door openers, he found that they did not stop and reverse when meeting moderate resistance. These two findings alone were worth the cost of the inspection ($600), especially because we have two young children. He left no stone unturned during the inspection, in fact he discovered a concealed crawl space under the kitchen that we were not even aware of. The access to this area was sealed up behind the garage steps and could not be opened during the inspection, so we got the owner to open it up a few days later and Dennis came back out, at no additional cost, to inspect that area. Overall we found Dennis to be very professional and respectful to the homeowner and real estate agent, but most importantly it was obvious that he was working strictly in our best interest. I know there are plenty of other home inspectors who charge less, but the long term value of Dennis's years of experience and knowledge are far more valuable than saving an initial hundred dollars."

Description of Work: He was on time, went through the home in detail. First inspected the exterior of the home. He had many helpful suggestions. The interior inspection was also very involved. The inspection report was very detailed and extremely helpful.
