Bob works alone, and I stayed inside most of the time, yet he was very good responsive to my requests and needs, and very good about keeping me informed about what he was doing and what else he could do. Honestly, it was a real pleasure to have his help! Bob isn't cheap, but I give him an A for price because I received full value for my money. Highly recommended.
Description of Work: My house needed several nagging problems addressed: A painting contractor suggested I needed a General Contractor, and so found Phalan Construction on Angie's List. Flashing on the fireplace chimney had been inadequate, causing some rotting. Woodpeckers has also attacked the trim boards, and there was a problem with the way the gutter above it had been install. Bob rebuilt the wall, replaced the trim boards, corrected the flashing, and repaired the gutter and eave . Bob made sure I understood the situation and the possible solutions at every important step of the process. He also replaced some other rotting trimboards . In addition, my deck had been damaged by a chunk of ice from the roof early in 2015. Bob repaired the damage and, at my request, improved the support posts. He also repaired the gutter which the ice chuck had also damaged. Finally (I think -- there were so many tasks!), Bob installed three deadbolts that I've always wanted, replaced the worn-out weatherstripping on the main door, and patched a rusted-through spot.
I emailed Bob through his website,providing photos of the work that needed to be done. I received an instant auto reply saying that he was interested in my job but that he may not be able to respond immediately if he is busy on another job, so I was not concerned when a few days went by with out an answer. Six days later he responded to my email with his rates, terms and dates of availability, and then we spoke on the phone the next day to schedule the work later in the week. The day of the work he called to say he was running a little late, which I greatly appreciated. I don't mind a slight delay or change in schedule as long as I am kept informed. Bob was professional, courteous, and knowledgeable. When he arrived, we reviewed what needed to be done, prioritized the work based on my budget, and he kept me updated on his progress throughout the day. When he was finished we walked around reviewing the work that was done and discussing my options for other improvements and repairs on my property. He was very easy to work with, finished the jobs within the expected time frame, and stayed within the expected budget. As promised he emailed me a detailed paid invoice that same evening, and put in writing the estimated number of hours it would take him to complete the other jobs we discussed.

Some ceiling tiles fell down from inside the church. They were around 30' high. No one wanted to venture up that high, but it didn't phase Bob. He climbed up and fixed the problem. Bob knew his stuff and charged us fairly. He showed up on time! We definitely will use him again for most things that come up.

Bob did an amazing job. He promised me it would look like the wall had always been there and he was right! The new half wall looks great. Bob is an extremely detailed craftsman, worth every penny to get quality work. He is very involved in the project from start to finish, providing suggestions, asking for input on the work at various stages. I just felt super comfortable with what he was doing. He is extremely professional. He was on-time each day, neat, and just a pleasure to have. We will absolutely use Bob again and will refer him to friends. Thanks Bob for a great experience!
Description of Work: Bob built a half wall between our kitchen and family room (family is sunken). Originally there was a very outdated railing. Bob had to take down the exiting railing and structure which in itself was quite a job as there were thick layers to remove.
My first time working with Bob he was clearing ice dams from my roof last winter. This time he was doing more extensive and really varied work and he was just as wonderful to work with. Quickly responsive to email inquiry about his availability, he scheduled the day he'd be here in advance, called on his way here to let me know he was coming each day - I so appreciate that level of communication. He also took the time to walk around my house with me and point out things I should be thinking about and helped me prioritize projects, and to show me the work he'd done. He works nonstop and so hard -- and does such a beautiful skillful job. He is good at analyzing what the problem might be and investigating it (leaks of various kinds in various places) and his work - whether it's installing chimney cap, rebuilding window frame, rebuilding porch stairs, installing roof heating cable, chimney cap, painting-- is all expertly done, without exception. He cleaned up everything after he worked -- just A+ job all around in every sense. I will definitely have him work here again.
Description of Work: Bob did a lot of work on my house over the course of 3 days -- he filled woodpecker holes, secured a gutter to address a problem with water flowing behind gutter, and replaced another that had come down completely, installed heater cable on my roof, rebuilt porch stairs, replaced front stairs and trellis along front of house, rebuilt window and primed frame, painted deck railing, cleaned gutters, installed chimney cap, replaced rotting boards, worked to seal a skylight that was leaking so I have a temporary fix until I have it replaced -- and I am probably leaving a few things out!

We all know how last winter was. We had a ton of snow on our roof and ice damns. With the weather getting warmer I was afraid of water coming into house once things started melting. I had called a few other places and could not reach a person nor was any one returning my calls except for Bob! He came the next day and shoveled all the snow and removed ALL of the ice damns. He was prompt, friendly and professional.

As usual, Bob Phalan arrived as promised, promptly removed the old bubble, installed the new one and disposed the broken one as well as the packaging the new one came in. Bob Phalan is a remarkably capable handyman who has done many jobs for me and several of my neighbors here on MacArthur Road, Natick. He designed and built the cupola over the front door of my cape, Installed new windows in my North-facing bedroom, installed my dishwasher, resurrected my 40-year-old garden shed in my backyard, replaced the windows and screens on my back porch, roofed my son's cape and rebuilt his back porch, and I am pleased to have the opportunity to say that each and every one of these jobs was neatly and professionally done.
Description of Work: Removed damaged cellar window-well plexiglass bubble, installed new plexiglass bubble that I had obtained, and disposed of the damaged bubble and the packaging that the new bubble came in.
Bob and I corresponded via email to coordinate on a day when he could come to take care of several projects. He arrived on time. He was willing and able to take on a variety of projects. We discussed how to handle the projects. I had not figured out how to handle them all. Bob and I discussed, he gave me advice. We decided what to do. I left Bob to do the work and he did it all very nicely by the end of the day. I would hire him again for more work. He was very professional.
Description of Work: Bob cam over to take care of a few different projects for me. He tackled them all in the same day which was great. He fixed some grout in a tile shower, did some sealing and calking in a tile shower, installed doorbell buttons, installed a bike suspension storage system in my garage, wired and installed an outlet, repaired an external outlet.

Bob's response time was very reasonable - he makes it clear not to expect a call back immediately. He was on time and the quality of his work was excellent. His hourly prices are very high which was okay as the work was excellent. But buyer beware that Bob prefers and pushes to work a full day and you do pay from the time he leaves his house until he arrives at yours. This is clearly stated up front. This holds true for every day he works with you. I ended up paying $117 in travel time and I only live 3-4 miles away. He does not give job pricing - everything is hourly and for those reasons I would not use him aagin. However if money is not an issue then I would highly recommend him.
Description of Work: Bob replaced a cracked tile in the kitchen - replaced the floor of a kitchen cabinet and sanded and refinished the top of the ktichen table.

How did I know a report was coming from you within two minutes of meeting you: Because you're a consultant for other businesses including small businesses like my own. More importantly than the sentences to follow, in general I found you to be an unhappy person. How did I know it would not be a five-star review: I found you to be overbearing, difficult to have a conversation with, difficult for me to say anything like I wasn't allowed to speak at all. As if I was being schooled on how to run my business, my business practices. The sidenote to that is my business has always suffered when someone else tries to tell me how to run it. How did I know you were going to complain about charging you one way travel: You acted surprised when I told you what time I had left my office to come to your home. As if you did not read our email prior to hiring me, which clearly states I get paid for one way travel daily. Yes you paid me an hour of travel time between two days. Let me guess you think it takes 2 minutes to get there? Did you also take into consideration picking up materials at my shop and/or if I went to Home Depot? I do not go to "Home Depot for my health". You complained about how you never charge your clients for meeting them at specific locations for your consultation business. You seemed angered about this fact, or how maybe you should have been. Schooled . The sidenote to this is do you travel in a large expensive to run, maintain, insure, loaded down with weight and tools truck? Or a "Cooper"? Total opposite on all accounts. A vehicle in which you are also easily able to use for your own personal use and easily travel long distances. Are your tolls 3x that of a regular vehicle or the gas? I also gave you an additional half hour discount primarily for your unhappiness regarding travel time although you were clearly made aware upfront and honest. Am I charging by the job right now: No its strictly by the hour. I had changed my billing practices @ 5 years ago after 28 years of doing business. I have never been able to pay the bills charging by the job. I have never been able to charge whats appropriate without being chewed down to nothing. Who doesn’t want top quality work done for a lot less? Sidenote to this is I know plenty of contractors who charge whatever they like for the job without being questioned by the customers. Earning easily double or triple my hourly wage. That is obnoxious but I consider them fortunate, to live that life and were able to afford families, second homes, vacations etc. To be allowed to get away with it. I sacrificed all that to keep a business and be a workaholic. Do I waste your time: No I work very efficiently and hard. I have a strong work ethic. I am not there to waste your time or mine. My day would drag on too slow, boringly twiddling my thumbs. Would I recommend others working for you: No Did I offer to come back: Yes out of professionalism Summary: Serviceman beware of being schooled. Or if you don’t mind feeling uneasy about working for someone.

Bob came on the date and time we had agreed upon and caulked and painted all the holes. He did an amazing job. I took before and after pictures and sent them to friends and family members who were also amazed at how great that area of the house now looked. I would not hesitate to recommend Bob Phalan to anyone needing construction or handyman projects done in their home or business. Besides being very talented he has a great personality.
Description of Work: A number of holes on the side of my home had been left when my electrical service had been upgraded and the new layout moved several years ago. I wrote this contractor a very detailed message requesting his assistance with several projects. In return, I received an automated message saying that he was booked through 6/28. I responded to that message saying that I still wanted to hire him and to please contact me. That date was nearly 3 weeks ago and he hasn't contacted me yet! This is very unprofessional behavior leaving me to wonder how capable his follow through is on projects (in addition to communication).

It saddens me greatly when a person tries to deliberately hurt someone, because they are mad they didn’t get exactly what they wanted due to their neglect or lack of intelligence, literacy skills to read and listed to what my message has to say about being extremely busy. I contacted Bob about removing ice and snow from our roof. He responded within a day and we spoke about the work. I couldn't reach the upper roof and the ice and snow was building up to a point where I was concerned. We agreed on a day for him to come out - within a day. He arrived on time and worked pretty much the entire day. Did an amazing job, had all the right tools for the job. Followed up immediately with an email about the work he did. Easy to work with, would definitely use him again.

It went great. I sent him pictures so he could see the extent of the ice dams in the front and back of my home. He was able to fit us into his busy schedule within 48 hours. We had water leaking from our top floor down into the basement. He got the job down in a few hours and we had no more leaking. We are going to higher him to inspect our roof and install cables to melt the ice for the next year.

I was one of the many looking for help in removing snow and ice buildup from the record snow storms this year. I contacted about half a dozen companies and Bob was the first to respond, the morning after my request. It is definitely best to email as others have noted. He was very good about keeping me up-to-date about when he could do the work and within a couple of days fit me in. He also asked me to email his photo so he could have a sense of the size of the job, number of floors, etc. He worked very efficiently in clearing my roof and ice from my gutters, saving me from getting damage to my home. I was very pleased with everything, no complaints or issues.

The second floor of my home is in the process of being finished. I had a lot of questions and concerns about the installation of the Swanstone walk-in shower and chose Phalan Construction because of the professionalism, knowledge, and responsiveness I received. We are extremely happy with the result and we feel the cost was very competitive and fair. We would not hesitate to hire Bob again or recommend him to friends and family. It was a pleasure working with him (especially when dealing with the stress of winter and ice dams).

Our house has 2 dormer windows and odd-shaped roofs, which create several ?valleys? for more than 1 foot of ice dams to build up overtime. This job was very tough and took longer than Bob first expected, so he took care of the disaster area first, and then came back another day to finish cleaning the rest of the roof. Bob charged by the hour, plus travel time. He did an excellent job ?conquering? the hard-to-reach ice dams way up above on our pitched roofs. He tried really hard to complete a very difficult job. If your roof is not as hard to reach as ours, it would take less time and the cost probably would not be as much. All in all, we are very grateful to him for his excellent work ethics and quality job.
Description of Work: Bob responded to our email in 2 days to clean up the icedams and snow on our roof. After 4 weeks of continuous pounding of snow and frigid weather, our roof finally gave in. Excessive amount of water came into our house. An emergency crew sent by our insurance's mitigation company failed to show up despite repeated promise. The whole Boston area's roofers were flooded with calls for help. We could not find anyone else to sign on the job either. The water continuously penetrated into our house, day and night, until Bob showed up.

Bob responded personally within 24 hours via email and followed up with phone call and came the next day. He was professional and worked tirelessly - it was a very tough job. He gave me an update mid-way through on how long he felt it would take and checked in, and was even careful to maintain path for my oil delivery as he remove feet and feet of snow and ice from my roof. I couldn't be happier with his service, professionalism, communication.
Description of Work: Bob worked within my budget and worked tirelessly clearing two sections of my roof of ice dams and snow to resolve leaks I was having.
Last fall Bob put up the giant storm windows on our wrap around porch, clean out our gutters and repaired the brick walk way. With the winter we have been having, we needed help getting our roof cleared of snow and ice dams. Water was already dripping into the house from the ice dams. We didn't need to think long about who to call. Bob spent about 4 hours on our roof in below freezing conditions. With another storm front coming in, he completely cleared the snow from our 1867 house with all it's weird roof angles. He then broke up all the ice dams which gives the melting snow from the new storm someplace to run off the roof. After that he was able to clear our walkway and back stair of ice. I had given up seeing those stairs until June. A BIG thanks goes out to Bob Phalan of Phalan Construction. He does great work. We highly recommend Bob.
