We designed the house with Mr Gremo and an architect. We paid him according to a pre-arranged schedule. He told us he completed the house, and when we arrived to review it, there were many items left unfinished, not built according to plan, and simply ignored, including a missing window, an outdoor shower built with plastic rather than wood as specified, and a door put in backwards. He put a structural beam in the master bedroom off center, running into the fireplace wall. He did not build mantles around the fireplaces. He ran a stove exhaust pipe up through the middle of a room upstairs. There were a total of 22 discrepancies between our specifications and the agreed-upon and signed plans. He missed several deadlines for having the house completed by months, preventing us from moving in. When he finally obtained a permit of occupancy, it was only for a 30 day period, as he still had work to do. As per our contract, the final payment was to be withheld until the house was completed as the contract stated. When we requested that the work be completed, he refused, and placed a lien (an illegal one at that, according to the judge) on our house (despite having a contract with him that stated that any disputes would go directly to an arbitrator). We thus had to hire a lawyer to request to have the lien removed (not knowing it had no merit to begin with). He then sued us for the balance we owed him. We had to go out and hire private contractors to complete the work. After we spent over $15,000 in legal fees as well as having to pay to have the incompleted work done ourselves, he then agreed to accept a lower amount than what we owed him, which we gladly did to end the nightmarish experience with him. Now, five years later, we are faced with the results of terribly shoddy workmanship: outside screen doors that are falling off, condensation problems from lack of sealant, support posts that are losing their foundation, even water draining into an electrical light fixture outside and shorting it out. We have electricians, plumbers, and other contractors in to fix the problems Mr Gremo left behind, and ALL have commented (without solicitation) of the poor quality of work done in constructing the home. I would urge anyone contemplating using his services to think twice.
