STAY AWAY! I am preparing to take Mr. Morris to small claims court. Following is the first page of the demand letter I sent to him: This is a demand letter seeking compensation for the extra expense and damages incurred as a result of your incomplete and negligent installation of our Viessmann B1HE – 199 high efficiency wall-mounted direct vented boiler (the unit) in our home in Princeton, MA 01541, on December 21, 2021, for which we paid you $15,000. As I will itemize below, this caused me to spend an additional $5377 to complete and fix your installation. An inspection of your installation by Pioneer Valley Environmental (PVE) on January 21, 2022 revealed the following: 1. The unit was left by you with an error light flashing at the base of unit, indicating it was not properly connected and communicating with the domestic hot water (DHW) tank. 2. An outdoor temperature sensor, as called for in the Viessmann manual , necessary for correctly running an outdoor reset schedule, was not installed. 3. Two pipes specifically dedicated to connecting the unit with the DHW as called for in the Viessmann manual were not installed. (Photo Exhibits A and B. Manual Exhibit A) 4. A hydraulic separator, (called a low loss header in the manual) needed as a buffer between the pumps for 7 zones and the main boiler, as called for in the Viessmann manual, was not installed. (Photo Exhibit B. Manual Exhibit B) 5. The system was not purged of air, as called for in the Viessmann manual, and the unit for bleeding air from the system on an ongoing basis was not installed. (Manual Exhibit C) 6. The vent flue on the outside of the house did not extend properly beyond the edge of the wall, venting steam directly on the clapboard, which would have led to long-term degradation of the wood. (Photo Exhibit C) 7. A condensate neutralizer, to prevent pipe damage as required by MA plumbing code, was not installed. (Plumbing Code Exhibit B) 8. The unit was not permitted and inspected as required by Town of Princeton regulations. On January 26, 2022, the unit failed completely, leaving us without heat for the coldest night of the winter. PVE determined that the failure was the result of the 3-way actuator valve that was stuck after being stressed beyond specification due to poor installation. The need to restore our unit resulted in another $728 of emergency service calls and related repairs.
