Originally we were very happy with our home and the neighborhood. Some of the punch list issues we had were either resolved or we were told that they were minor issues. Being 1st-time home owners, we were a bit naive to accept all feedback at face value. For example, shortly after we moved in, we could not close the window in one of the bed rooms. We were told that it was a "house settling issue" and that's normal. Shame on me for not pursuing further. Over the next 5 or so years, other windows started to fail. When we called in a window replacement company, we were told that 1. the windows used were very cheap and 2. they were never sealed properly. Three other contractors said the same thing. Therefore, water got into and behind most of the windows creating a much larger rot issue. Now the siding needs to be removed from the house, the frames need to be completely rebuilt around many of the windows and a much larger search needs to be conducted to see whether we have a mold issue. I understand that things happen. My larger frustration surrounds what happended when we approached Bristol Pacific about our issue. Although they initially seemed to express interest in finding some mutually-acceptable resolution when we met in person, they quickly stopped returning any phone calls. We have hired an independent contractor at this point and have to spend somewhere between $50,000 - $60,000 to fix these issues. This represents almost 20% of the original cost of the home. I would not build a home from Bristol Pacific in the future. Although one could argue that our issues are outside the "1 Year Warranty Period", I would expect that they would stand behind the "luxury homes" they claim to build on their website. If you do choose to buy a home from Bristol Pacific, I strongly suggest you follow up, through conclusion, on what may seem like even the most minor issue because if you wait like we did, what they may tell you is just the house "settling" may turn into something much more significant.
