We highly recommend Engineered Home Solutions (EHS) for home renovation projects. John, the owner, is a very skilled professional and along with his team of talented tradesman completed our project with amazing results despite many unpredictable pandemic related issues. In addition to being a skilled tradesman, John is also an exceptional project manager who coordinated the day-to-day subcontractor activities including delivery of project supplies and products. John’s detailed proposal was well thought out and was a helpful tool to use as the project progressed. Everyone displayed pride in their workmanship, great customer service, flexibility, honesty, and were pleasant to work with. The end result is a beautiful and functional remodel that will be enjoyed for years to come.

It was an outstanding job from start to finish. This was an entire Bathroom Remodel that was managed by a quality conscious, detail oriented perfectionist. John is an expert carpenter, but more importantly, has the management skills to complete an involved project that required several sub contractors. John has been able to put together an awesome and reliable team of incredible craftsmen. I would highly recommend John for any project! Richard and Joanne Dealy Sandwich

John at EHS did a fantastic job! We interviewed at least five general contractors and went with John in part because he did such a thorough job on the estimate alone. He had subcontractors visit in order to price their portion so his cost would be accurate. Once hired, John was very responsible and responsive. We always knew when he would be here or when a sub was expected, and could count on things staying on schedule. His subcontractors were also really good, and they really responded to John when things needed to get done. When he said "jump," they all asked him and us "how high?" We were only a bit over budget, and that was mostly due to additions or changes we made over the course of the project. We'll be doing our master bath next, and our first phone call will be to EHS.

He exceeded our expectations - I truly have nothing negative to say. He was timely, responsive, respectful and professional. He worked well with both my wife and me. He was flexible with our offering of our own subs and materials. He listened carefully to what we wanted done and executed as we expected. The quality of the work was excellent - of course setbacks and unforeseeable problems occurred and he handled them very well. His original bid was middle of the pack and the adjustments at the end were all clearly spelled out - no surprises - loved that! Bottom line - we will be using him again and I have no hesitation in recommending him - in fact I have already recommend him to a client of mine.

Here are the two things you really want to know about a contractor: 1) He’s good. 2) He’s honest. John Suomala transformed an outdated pink bathroom into a mint-condition beauty. Granite, subway tile, pedestal sink, walk-in shower, shower bench… John provided great advice even before he was hired, communicated throughout the project, and kept our house neat and clean. John and his team are polite and professional. When we remodel the kitchen, we’ll hire him again. Thanks, John!

It could not have gone better. We hoped the work would be completed in two months and it pretty much was. Always with any renovation there are few glitches but nothing that we could have anticipated. John was on top of it all and just does great work and has great people working for him. While this was a labor of love to renovate my house with Engineered Home Solutions it made the beautiful result far less stressful. You are in greats hand with John and a real nice guy as well.

John is probably the best organized contractor I have ever met. He started on exactly the day he said he would and finished essentially on the schedule he'd indicated. For the kitchen project we had to make some design adjustments for example because of wiring concealed in walls which were coming down, but John was able to make good suggestions for how to adapt to this, and I actually prefer the outcome to the original plan. For the windows project he was the only contractor I met with who thought through how to do things so that the new sliders and trim would match what was already there. The way the house is built made this a bit tricky, and he was the only one who realized there would be an issue , because he knew exactly how the sliders we wanted to use had to be installed. He spent a couple of hours figuring out how to make it work before sending an estimate. During this kind of renovation there will usually be unexpected things that come up which lead to extra charges. I always feel one is at the mercy of the contractor at that point. In our case there were electrical and plumbing issues as well as rotting structure that had to be addressed. John communicated when this happened and told me what would cost more. While he did not always provide a precise estimate immediately, his final bill broke down the extra charges clearly and was reasonable. He also included substantial *credits* for things which cost less than expected. I would definitely use John again.
Description of Work: John did a complete kitchen remodel, changing the layout with new cabinets, countertops and tile. Some walls were taken down to open the space. He also replaced a number of sliders and windows and repaired some rotting window frames and beams.

Had 3 previous carpenters attempt to repair leaky windows. One actually put dry wall tape on the outside! John explained the situation, repaired all of the window sills over a 10 day period, replaced a window and door. His work is stunning. Francis of Assisi said: "He who works with his hands is a laborer. He who works with his hands and his head is a craftsman. He who works with his hands and his head and his heart is an artist.” John works with his hands, head and heart.

John and his team did a fantastic job with remodeling our unfinished basement. We had ceilings, walls, insulation, and floors installed as well as heating/cooling in the form of a split mini unit. John stayed true to the time and cost estimate given and finished on time. Quality of work was excellent. The price was the highest quote we received but the recommendations he gave us for the construction, lighting, etc. and attention to detail made it worth it. What really sold us on EHS was the plan on how to hide plumbing/piping in the ceiling so that no soffits or uneven areas of the ceiling were needed. This resulted in a clean even ceiling so the basement looks truly finished. No other contractors recommended this as a solution. Lastly we really appreciated the effort John made to communicate progress and any questions he had. We were not on site for much of the work and not close enough to meet in person. John made sure we had photos of any work that needed approval or if there was a change that needed to be made. Overall a very professional experience.

We had already had John remodel our basement. We were very happy with his creative abilities. The deck looks great. He built a bench using the decking materials. We are very happy with the results. The project took about a week.

We had talked to an architect about the project and he was not very supportive of my need to access the basement from inside the house. I called John, after reading the reviews listed on Angie's list. From our first meeting, I knew he was the one we wanted to work with. He was patient and listed to what our vision for the project was. He spent time looking over the work space and offered his own suggestions. This was a very big project as the basement extended the entire length of our house. We also wanted to start the project in the spring but met with him in the fall to start the planning. He was very agreeable to this and planned his schedule to start in early April. The project started the first week in April. We added a new heating system which delayed the actual basement start by about a week. John was always accessible by phone and easy to contact. He did most of the work himself with another carpenter. All of the other service professionals he brought in were also very easy to work with. If I had a problem or concern, John would contact them and follow up. John also tried to keep us on budget. We did upgrade a few of the original project items and needed to replace an access door that was not in the original budget. The project took a few weeks longer than planned but John tried his best to get all of the outside services here in a timely manor. We were so happy with his work that we hired him to replace and install a new deck
Description of Work: We needed to create an access to our basement from inside our house. Our home only had access to the basement from the garage. We also wanted to remodel the entire basement adding a half bath and separate office.

John and his crew did a superb job and were right on time every day. The work area inside and outside the house where cleaned up continuously . John had a small container dropped at the house for all the old windows and scrap wood put into to keep things clean. They put on maintenance free trim boards on the outside along with natural cedar shakes where needed. They finished the inside with either white or natural pine casings for me to finish per each rooms requirement. It only took John and his crew less than 6 days to complete the entire project without it looking like they were even there. A couple of windows were damaged from shipping which John took care of right away. We are very pleased with the quality of John's work and would recommend him highly. I have some other projects for next year that I will contact him about.
Description of Work: We needed 12 new double hung windows, front picture window and 2 sliders to be replaced with new construction 400 series Andersen windows. The old windows were 34 years old and showing their age with some fogging in the windows and some sill rot especially the second floor windows. The work was done on a two story traditional Cape Cod style house.

Great! John and his team did such a high quality job on everything. Their attention to detail and workmanship was amazing. I would highly recommend EHS for any project! John is the best. Very reliable, knowledgeable, responsive and he even helped me determine when it was best to save some money or spend a little extra for a better quality product. His team is also fantastic - the painter, plumber, and electrician were all top quality. We are thrilled with the result!

I first contacted John over the phone and he answered right away. Within a day or two he was scouting out the project with me at my house. He offered insight into what would work, what wouldn't and how he would go about each part of the job. He got started as soon as the windows were in from the manufacturer and he even worked on the weekends! My family and I actually went on a camping trip about mid-way through the job and when we returned we were delighted to see that most of the work had been completed and a gorgeous new bay window was lighting up our living room when there had just been a blank wall there prior to our departure. He is a personable guy and enjoyable to be around. He was always happy to see our kids and it wasn't long after meeting him that we knew he was someone we could trust with our home while we were away. He always maintained good communication and presented us with our quote and stuck to his price despite unforeseen expenses on his end. He was a professional in every way, an excellent contractor with fine attention to detail and a great work ethic and he will certainly be welcome to perform more work in our home very soon. In fact, we invited him to provide quotes on some future work we have in store and will be contacting him in the very near future to get started on these plans!
Description of Work: John installed a large bay window in an old boring blank wall on the South East side of our home. It has opened up our living space beautifully and allows natural light in to brighten our home in ways previously only imagined. He replaced 2 basement windows and 5 double-hung windows with new-construction Andersen windows and installed surrounding exterior composite trim. He replaced an old octagonal shaped window with a really nice new oval shaped one to give the house a more modern appeal. In addition to the new window installation and 8 window replacements, John was able to take-down a weight-bearing wall in our living room to open up the space and provide flow between the adjacent rooms by installing a beam in place of the old walls.

It went very well. John took the role of general contractor and whatever work he didn't do himself he provided the subcontractors to do the work and he supervised them to make sure everything went right. He worked with the condominium association and the Town to get all the permits, he made sure all the inspections were done and didn't stop until the final inspection from the Town was complete. When anything was not perfect or not to our liking he made sure it was done right. At the end of the project we have an outstanding basement that doesn't look like a basement - it looks like another part of our home! Everything from the walls to the floors and the ceiling all look like a brand new home.
Description of Work: Transformed approximately 950 sq ft of empty basement into beautiful living space, provided 2 offices, a pantry, a large walk-in closet, a very large living room and a half-bathroom. Included walls, ceiling and flooring, added heating and air conditioning, carpeted the existing stairway and installed an egress window.

Simple remodel, not as simple as we thought! Cut-up and removed old Jacuzzi tub, strengthen floor rafters [previous builder had cut 4" holes through all for a dryer hose], John "sistered" in new rafters. Removed and trashed toilet and vanity. Cut top layer of floor to remove old linoleum, and replaced with thicker underlayment. Installed a new small closet to avoid having shower plumbing in outside wall [had to be clever and accurate as we have radiant heating in ceiling. Installed 4' Sterling shower and an exhaust fan and light [now required by code]. Had to have roofer come and install fan exhaust through roof as new insulated pipe wouldn't allow exit under eves. Electrician had to remove all wiring from old Jacuzzi and add new wiring for fan [new arc-breaker installed in fuse box - another code addition]. Plumber cut-out all original supply and septic pipes and replaced with new plastic supply lines and straight septic lines. Sheetrock installer installed new sheetrock and re-pop corned the whole ceiling to blend. Vinyl floor installer installed new flooring. Plumber installed new toilet, shower and vanity valves [tedious job of calibrating temperature restrictions on valves, hot water heater and even in the other bathroom [more new codes]. Everything came out great and John even managed to move our project up in time to insure that it was ready in time for Christmas family visits. There is no such thing as a simple bathroom remodel. With new building codes, an electrician, plumber, roofer, floor installer, sheetrock hanger, builder and crew, three visits by building inspector, two by plumbing inspector and two by electrical inspector, you need an incredibly organized and experienced builder. John did an excellent job in communicating with us and his subs. If you are going to do a bathroom remodel, you better have a builder like Engineered Home Solutions.

this job was at myMom's house. John showed up for the estimate when he said that he would. He spent almost a couple of hours going around the house listening to my (daughter's) concerns. He followed up with a professional estimate. He gave advice on additional things ( like insulation) ...that did not put money in his pocket, but helped me help my Mom. The job was finished in the 3 days he promised. My Mom came up with a couple of more things and he took it in stride. He is a craftsman, a gentleman, a professional. My 85 yr. old Mom is delighted with the repairs, and so am I! We were unsure as this is our first pick using Angie's list and we are absolutely thrilled!
Description of Work: John replaced a supporting beam on our attached porch. He replaced rotting wood at the front door and added detailing to make the "door pop." He used ingenuity to seal up/replace rotting wood on off sized Windows. He filled rotting section of a bow front window, saving major cost. He replaced wood with pic where termites/carpenter ants would be an issue.

John came to the house and listened and looked at what I wanted to do. In particular, I did not want "replacement type windows" since my sills were rotting and I also wanted new PVC trim and not aluminum or vinyl coating over the old trim, like some companies wanted to do for our windows. John showed us exactly what he would do and how he would do it. He installs Harvey windows, so we went over the options we wanted for those windows and went to see the windows before finalizing the quote. The quote described exactly what was to be done, what window options we had chosen and the measured window rough opening sizes. It also described all the materials he would use on the project including flashing and insulation to be used and where PVC or wood would be used. This was itemized for each room in the house and each room had its own cost shown . After I reviewed the quote I asked John to change the wording of some specific window options, which he was amenable to before I signed the quote. He gave us an estimated start date, which included a lead time for the window manufacturing, and the job started exactly on that date. The Harvey windows were delivered at 8am on the start date. John provided us with the interior pine trim at the start of the job so that I could stain it prior to installation. I also stained each window's interior "jam extensions" prior to John installing them. He installed the windows so quickly that I could barely keep up with the staining. He completed the work ahead of the original schedule he gave us. The windows look great, both on the exterior of the house and the interior trim. We really like the Harvey windows and we looked at lots of other brands prior to calling John. We would definitely use John's Engineered Home Solutions again.
Description of Work: Removed 13 windows, including a double window and a picture window with two smaller side windows and installed "new construction" Harvey Tribute model vinyl windows (all double hung, except for the picture window). He also removed the outside trim and replaced with PVC. Inside he finished the windows with wood trim that I stained.

The entire process proceeded as well as we could have hoped. John was very responsive during the bidding process, providing plenty of information to help with the decision making. We had a tight schedule and very little room for delays or problems. Once John started he provided us a schedule for the entire project and he managed the project very closely and finished a day early. He started when he said he would, and kept in constant contact with us as the project progressed. The subs he used were all very good, professional and cleaned up at the end of each day. In particular, the person who primed and finished the drywall, and the painter were excellant. The finished product looks great. John is professinal, takes an interest in the project, is meticulous and takes pride in his work. He is easy to work with and is open to changes and listened to our concerns. Will definitely use again in the future.
