Black Dog clearly explained the radon problem in the house and the proposed mitigation plan. He was professional, knowledgeable, and a pleasure to deal with. We explained to Eino Anttila our concerns about having the high radon levels while our infant grandchild would be visiting from out of state and he went above and beyond to install the mitigation system before they arrived. He was able to reduce the high radon level to an acceptable level. He even monitored the mitigation system in our house while he was on vacation out of state and sent us reports. We highly recommend Black Dog Inspections.
Description of Work: Black Dog installed a mitigation system for high radon levels in the basement and first floor of a 40 year old house which we purchased in December 2020.

Black Dog installed a Radon Mitigation System in a 50+ year old house we bought early this summer. He came out to provide an estimate and described the work to be done. I chose this company based on his professionalism and because he provides a one year re-test with guarantee. Because of of our basement size, shape, and underlying soil conditions, two additional suction points were required to bring the Radon levels well below the minimum standard. There was no increase in the quoted costs. The work was completed in a timely and professional manner. I would highly recommend this firm.

Black Dog made every effort to minimize the aesthetic damage to the home by installing the PVC piping from my cellar, through my attached 2-car garage, up through the crawl space of the garage and out the roof. There is no PVC piping on the outside of the home. An excellent installation job. After installation, radon levels were well below EPA standards. Nearly one year later, we had our home under agreement to sell and sent in the device to a lab to re-check the radon levels. There was a sense of urgency to get results from the lab as we were about to sign the Purchase and Sale on the home and proof of radon levels was one of the contingencies. Well, there was confusion within the lab as to dates on my documentation and results were delayed, causing a possible hold-up of the P&S. That's when Eino Anttila of Black Dog jumped in and saved the day by quickly contacting the lab and getting immediate testing results. Thank you Eino for going the extra mile. Now, that is what I call true customer service after the sale and installation. I highly recommend Black Dog.

Short story: Friendly, profesional, responsive, very reasonably priced. Longer story: had the system installed in 2010, everything went smoothly and levels dropped from above 5 to below 1. Fast forward 6 years when I realize the fan doesn't seem to work anymore. I call the number I had and leave the message and I get a call back from Eino within a couple of hours. This was on a Saturday! The job was finished on Monday. A+

I think I covered most this part above. I watched the whole process and asked a lot of questions. Eino and his helper were very pleasant and answered all my questions and provided additional information as well. I am very please with the work done and the results. Eino was very easy to work with.
Description of Work: Described in general what the service consists of when I initially called. Came out to my house and provided a detailed description of the work to be done as well as an estimate - which was lower than the other estimate I received. Was 10 minutes early for the start of the work. Drilled 1' dia test hole in the designated corner and a second one in the opposite corner. Applied a vacuum source to the designated corner and measured the pressure drop at the opposite corner to to verify a path between the 2 test holes. Then applied the vacuum again and used a smoke source at the opposite corner to verify that there was sufficient flow under the floor to draw the air/radon under the floor to the spot to be used for sucking out the radon. Drilled the big hole in the designated corner, removed some of the crushed rock from under the floor to create a collection cavity.. Drilled a clearance hole for the 4" dia pvc pipe thru the sill . used a series of fitting to route the pipe into the against the cellar back ball, up the wall, out through the sill. Then more fittings to got over to the edge of the house & out far enough for the fan mounting.. Mounted the fan and ran more pvc up the side of the house out around the roof overhang and up above the edge of the roof. Since there are oak trees overhanging this part of the house, he installed a screen cap. The inside pipe was mounted to the concrete wall with normal clamps. Holes were drilled into the concrete and inserts put in these holes for the screws. On the outside, the clamps had rubber inserts in the mounting holes to provide vibration damping. A waterproof box with an on/off switch was mounted on the outside of the house and power from an internal circuit was wired, through conduit, through the sill and into the external box & connected to the fan with waterproof plastic sheathing & fittings. The floor was sealed around the pipe and so was the outside of the house around the pipe exit. At this point the fan was powered up and the vacuum level at the test hole in the far corner of the was checked/measured. The test hole was sealed up. Everything was cleaned up and the debris taken away. Radon labels were applied to the main breaker panel and the box powering the fan. A manometer was installed one the internal pipe and the reading at the test hole recorded Paperwork was filled out. A prepaid short term radon test kit was left for me to run for 2 days, staring after the system had been running for 24 hours. I left the test unit exposed for 48 hours and sent it in. I had the results in a couple of days: it was 0.5pc/l compared to 35pc/l before the installation A prepaid long term radon test kit was also left for me to run for a year, starting after I got satisfactory results from the short term test.. That one is running now. Today (7/13/16) I got via mail, the warranty which says if the 1 year test is not ok, he will come and fix it free.

Response from Black Dog Radon Services
[Member Name Removed], Thank you for the detailed review of the radon system installed by Black Dog. I didn't notice it right away since it was placed under Electrical rather than Radon Detection and Reduction. Many people don't respond to reviews so I thank you for your time, good words and detailed comments. Perhaps it may help others when they look for a radon contractor. Thanks again, Eino

Eino was very professional. He first came out to do an inspection of our house and worked with me to determine the best options. I had already determined that we needed the radon mitigation system from prior testing so in our case he didn't need to test for radon. He gave me a couple options on how to route the pipe, listened to my input and we arrived on the best approach. He then sent us a written proposal giving the details on how he would proceed. It was professional and very detailed. I agreed to the proposal and arranged to have the work done. The first phase was to drill test holes to verify whether or not the system would have sufficient draw to be effective at removing the radon. He explained how there were multiple factors which could affect this. He'd found clay in the soil which wasn't great since it made it more difficult to draw the radon through. He said rather than go for the more expensive fan we could try the typical fan and if it didn't draw enough to reduce the radon, he could install the heavy duty fan for the difference (about $100). We went ahead with that. The system itself is unobtrusive (as much as a 4" pipe can be) because of where he installed it and how he routed it. It's securely mounted and very cleanly installed. He cleaned up after the work was done. All in all a very professional job. After running the system for a while, the radon level measured at less than 1 pCu/L. Perfect (EPA limit is 4.0)! So the system is doing its job. We didn't need the more expensive fan. If we had, I'm impressed he'd stand by his work and install it for just the price difference - no extra cost for an additional trip, etc. I'm very impressed with the professionalism and attention to detail of Eino. He clearly wants to do a good job for a reasonable price. He takes pride in his work. I'd hire him again without hesitation.

I had several contractors out to give quotes. He was the most thorough, knowledgeable and courteous of them all. He also had the best price, so it was an easy sell. He arrived on time for both the estimate and the installation. He spent nearly an hour with me answering questions and explaining his process on his initial visit which was very helpful as I have never had a radon mitigation system before. His estimate and final fee were one in the same. He did all the work himself in one day and he stopped a couple of times along the way to let me know how things were going. I could not be happier with his work. The 3 day follow-up test showed that our reading went from 13 before mitigation to 0.4 after. We have the year long test hung as instructed to ensure that the gains are long term, but we feel much better letting our children play on our lowest level with the drastic reduction.
