They were good. The only thing that I did not like about them was their four-hour minimum. There was nothing sensational about them but it was to the point where I just got something done. I would probably not use them again in the future.

It went well. I did have to call them a second time due to big areas of rot still remaining especially in the back of the house. The issue could have been in setting better expectations with them about fixing not only the porch but also the beck of the house. Either way the job would not have fit into the original purchase. I would reccomend them

I purchased a 4-hour Handyman Deal on July 8 from Royal Contracting in Dedham. Mr. McElligott called on July 9th to ask what I wanted to have done. After giving him a list, he said he would contact me in two weeks. I followed up with an email listing the work that needed to be done. On 7/12 he called to see if he could come the following day, however, that did not work for me. On 7/22 he called to come the following day, which I agreed to, then realized later that I had several appointments. I called him, but I was coerced into doing it, however, reluctantly I agreed. I had to leave him in my house, something I don?t normally do, and cancelled one of my appointments. The work was done to my satisfaction. The only problem is that the appointments were short-notice-no options for other dates, this is the reason for the "B" for responsiveness.

Fabio was fantastic! He completed each task quickly and correctly, asking "What's next?" with a smile whenever he finished. He breezed through tasks it would have taken me half a day to do. Definitely worth every penny. He arrived on time early in the morning and stayed 9 hours--don't even think he took any break for lunch or a drink (don't know how he did it)! When we needed supplies from Home Depot for a job, he accurately described what was needed, but he mostly used his own supplies.
Description of Work: Bought handyman for a day angie's list deal. The handyman rehung a door, changed the direction a door swings by changing the entire door frame, cut and installed baseboard for a small room and closet, helped install laminate flooring, cut doorway for door, cut a bifold door to fit odd shaped doorway and hung it in doorway, fixed 2 drawers, raised door alarms to be flush with sensors

Dermot promptly responded to my request. Kept in touch with me for scheduling. Showed up on time. Worked hard and quietly to finish the work. The door works smooth looks well hung and straight. The work took about 3-4 hours because of some of the additional door modifications and the knob installation into the door.

It went well. It was a challenging project. He warned me he would only come on rainy days so with all the rain we have had recently the work bot done pretty fast. I think I got a fair price but it is difficult to know for sure since I changed the project over time. Dermot discussed issues with me and we decided things together. I trust him and would hire hime again.

Got an estimate during the winter and when the weather finally warmed up a bit, Dermot contacted me to arrange a time. They arrived early. It took a bit more than 1/2 day for dermot and his assistant to complete the work-replace and paint any sills that were rotten and replace the fascia board that looked like someone had used for target practice-annoying woodpeckers. Prior to doing the work, dermot was very responsive to my emails. I also had dermot look around the outside of the house to see what other things should be done-the gutters in the back had separated from the house-ice dams-and he fixed it. All the work was done correctly and they cleaned everything up. I would not hesitate to use the company again.

He arrived at 10 and checked out the job. I indicated what I wanted. The subsurface was not ideal. I said I knew it couldn't be perfect, but I did not care. He seemed reluctant to undertake a less than perfect job but dove in. He removed the toilet and sink. (The other company had said I would need a plumber to do that beforehand, ie. an extra expense of $200). Dermot worked quietly and efficiently. The job took 6.5 hours and he charged me that, no more, plus $80 for the adhesive and caulking. I knew it would be hard to make this old piece of linoleum work, ie. look good, but Dermot succeeded. I was extremely pleased with his work and would hire him again for a similar job in a minute.
Description of Work: I was looking to replace linoleum in a bathroom. I didn't want tile because there was a cement stairs under the bathroom, but a former contractor had put down cement board before I realized I needed to remove some of the cement stairs before closing off the place forever in order to do eventual repairs on the plumbing. I contacted a place that sold linoleum, but it turned out they wanted $1800 for the product and work. Then I remembered an old piece of linoleum I had in a shed. I thought to call a handyman. I read through the reviews here but could not find anyone who wrote about linoleum, so I called a few handymen. I reached Dermot at the end of a hot day and he asked me to send an email, his preferred method of communication. I did so, explaining the small project, and asked if he had experience with linoleum. He wrote back that he had. I said I needed the job done before May. We set a date for the 23rd. The night before he called to say he could not get there at 7:30, due to finishing another job, but would arrive at 10. Also, he would do the job himself, rather than have someone else from his company do it. That was fine by me. The cost would be $60 an hour, plus materials.

He was a great communicator. direct and easy to talk with. We contacted him for roof repairs on house and barn. he told me when he could look at it and when he would come by and was prompt each time. Damage was more than anticipated and he was extremely professional to work out the final price. Included pictures that he texted to us as he did the work- this was much appreciated because i was not about to climb onto the roof to see it myself. I am not exaggerating when I say I would recommend this contractor to anyone- he and his team are excellent.

I called Dermott to ask about getting an estimate for an admittedly small job (finishing hall stairs and painting hallway). I was impressed that he offered to come over the next day--a Saturday morning--to give an estimate. He arrived promptly. His demeanor suggested that he didn't want to be there... Dermott gave great feedback about my project ideas and I was looking forward to hiring him. Despite his standoffish attitude, I felt that he knew a lot about the work needed and would do a good job. He was nicer towards the end of the visit. He said he'd email me an estimate but then NEVER DID. Perhaps my job was "too small'; perhaps he didn't wish to work for me for some other reason. I'll never know. His lack of follow through was more unprofessional than his attitude.

Dermott and his assistant arrived @ 0730 exactly on-time as arranged by phone the previous day. The window in the unfinished part of the basement was carefully removed and replaced with the new slider they had brought. Foam was used to fill all spaces between the window and the foundation and trim installed on the exterior. The two in the finished portion were removed fairly quickly, despite having to take care not to damage the paneling or trim close to them. At this point they found that the additional windows they'd brought with them could not be fitted easily. Two alternative means of dealing with this were discussed with me, we chose, and slightly different sized windows were obtained. These windows required portions of the paneling and trim to be carefully removed and a degree of creativity on the part of Dermott as to how to make things fit using the existing paneling and trim, to avoid a mismatch of wood stain. The new windows were installed in the openings, the windows were caulked and foam used to fill all spaces between them and walls, then additional materials were installed enabling the paneling and trim to be neatly re-applied. The men completely cleaned up both the inside and outside area near each of the windows as well as the area where they'd set up their tools used for the task (saw, etc.). All work was done to my satisfaction and they left the site with my payment and thanks @ about 1445.
Description of Work: Royal replaced 3 1950s-vintage, damaged, hopper-type, single-glazed basement windows with modern double-glazed sliding windows. Two of the windows, in the semi-finished portion of the basement were found to be a different size from the third, located in the unfinished portion.

I was pleased with the results and the quality of work. It was an awkward association as I felt the principle owner/carpenter did not like dealing with me and that translated into a few misunderstandings and surprises. Additionally, I found myself not wanting to deal with him after a while. I don't feel that I was too demanding, but perhaps I was when I realized the project took a back burner position to another project he was working on which dragged out the duration of the project to 6 days after the estimated time frame. I did not expect to see so much of a mess created during construction. As well, I don't feel they did enough to protect the newly installed aspects of the project while they continued working. The marble tile floor was scratched while putting up the wall tile because it was not covered during the wall tile installation. They were some damages to existing flooring and I had a lot of trash and clean up after they left. All and all, I would have to say he was probably one of the better companies out there and I am pleased with the results, so that's what it boils down to. The process was difficult to cope with at times, but I don't think having people in and out of your house all day long is an enjoyable experience. They worked long days. Depending on the task, they might be at the house for 9 or 10+ hours. That was the most difficult, the long days and then to be almost a week past the estimated completion time, began to wear on the nerves. So I would either be prepared to put in some long days or be up front about the length of time you want these guys in your house on a daily basis. WAIT A MINUTE When they left, I was so grateful to have my house back and I gave them a better review than I should have because I had never used Angie's List before. Since then, after using Angie's List contractors, I need to point out a few things people would benefit from. When this guy quoted me an install of a vanity, I assumed the plumbing would be done by a professional in an existing bathroom where Just the vanity is replaced and the job would be done right. I got Flex Pipe instead!! Nothing on the quote said Flex Pipe. I had no reason to believe I would still have to hire a plumber to do the job correctly, so it would pass inspection on a resale level. Nor did I think I should have had to pick out the actual marble tiles I wanted for my floor. I have 8 sq feet of tile or more left over and this guy seemed to just take a tile and set it from the boxes. He took cracked tiles and installed them, he took some ugly undesirable looking tiles tile which are nor consistent with the majority of the tile and put them in place where you can't miss them. another worker did the tiling on the wall and you can tell. You can see the difference! This guy spent 10 hours doing this little floor with some of the worst tiles of the lot and told me it was cheap tile. He was so frustrated with the project, he kept throwing a hammer down with force on the hardwood floors outside the bathroom and dented the wood. They did the floor first, never wiped off the grout and adhesive, so the floor was scratched and messed up before the room was done! The way it was left on the last day, you really don't have time to absorb it all and see the flaws or think, " Gee, I should of picked out the tile I wanted for my floor and made them cover it up until it was over. They took a cabinet off a wall and wallpaper was under it. They removed the wallpaper, but not the paste and just painted over it. They didn't even sand the wall or any of the wood work which got banged up in the process. A glass shelf mounted on the wall is coming loose and the towel bar he installed in the other bathroom is crooked. What a Royal Pain!
Description of Work: I had a basement half bath installed and had a main floor bath updated. I had a Saniflo up flushing toilet installed along with a new vanity in the basement. The room was framed, insulated and finished with bead board chair rail and dry wall. A drop ceiling was installed with a fan/light combo and another recessed light over the sink. A closet was created in the room to cover the plumbing. The main bath was updated with marble tile on the diagonal with some accent tile on the floor, while the walls were tiled in the same marble half way up and topped with a marble pencil molding. A new vanity, medicine cabinet and light fixture were installed along with a fan/light combo replaced an older fan and was moved to a new location in the room.

They did about 7 or 8 projects for me in 2011 alone. They are superb. He is a wonderful carpenter. He has a terrific understanding of what he is doing. He is a nice guy to work with. Early on I monitored their hours and they were always correct. He let me know what his other carpenter would earn and what the administration fee would be. The price is really all about time and materials.
Description of Work: They did window replacement, making sure the interior trim was just right. They have done some very fussy handwork at a pool pavilion that I have. They have reshingled two gates to the pool pavilion and a barn roof. They recapped the stucco walls around the pool. I have used them for anything from rough work to very fussy detailing and carpentry.

Royal contractors arrived on and Thursday to remove countertops, old tiles, and cabinet doors. By the following Thursday we had a new bathroom floor, new granite counter tops, painted cabinets, and a functioning kitchen that I could use to host a dinner party on Friday. Painting of the trim and walls took place the 2 days before Thanksgiving. The next two weeks included visits to install an additional cabinet, plumbing, and lighting. 3 days of floor sanding, and finally putting on baseboards and touch ups. The project took one month from start to finish with Thanksgiving in the middle. The kitchen was out of use for 5 days, plus 3 days for floors sanding. All workers were pleasant and professional. The quality of the work was excellent with the exception of the floor sanding which was a bit patchy.
