Dear Reader, We do our best every day to deliver a thorough and comprehensive home inspection and report. and you can see by our many "A" reviews that customers appreciate our efforts and are generous in their postings. We are thankful for our great reviews and they mean a lot to us. That's why I am responding to this unfair assessment. This report: More than 100 photos, 30 pages (not including photos) describing and reporting damaged exterior siding and trim, carpenter ant damage and infestation at the house exterior wood components, damaged front brick stairs, unsafe back step, damaged front door and rear patio door, damaged chimney, missing gutters and downspouts, water stains in attic, dead tree limbs on trees too close to the house, unsafe/damaged front walk, unsafe pool fence and gate with missing areas of fence, rotted/insect-damaged pool shed, wet basement with signs of possible mold, basement door and windows in need of repair, temporary/inadequate structural supports in garage, mold-like substance in attic, leaking/improperly repaired plumbing drain line in basemdent, old water heater beyond warranty, fuel oil seepage noted on the exterior of the old oil tank, water damage at bottom shower stall, evidence of prior leakage and rust on old fully depreciated heating boiler, no heat in kitchen, no chimney thimble (carbon monoxide hazard), unsafe electric dryer outlet, some lights not working, unsafe closet lights, improper electric outlets in some 'wet' areas, outdated and potentially unsafe electric distribution panel, numerous specific unsafe conditions inside electric panel, sloppy improper and amateur wiring in places, and finally many comments regarding interior doors, cabinets, finshes and miscellaneous items. Our fee included home inspection, water test, radon in water, wood boring insect infestation report and a radon in air test. I even returned to the property at no charge to re inspect repair work the seller had done as a result of our inspection. In addition, I promptly responded to three or four telephone calls from the client and replied to an equal or greater number of emails about various concerns they had. Most people understand that a home inspection is a visual inspection of readily accessible areas. Perhaps because the woman was not present for the inspection, she did not realize the conditions we endured. When a garage or basement is filled with junk and stored items we are 'quick' to indicate that there is a potential for concealed damage. And, yes, when we find electrical, plumbing or heating problems, for example, we recommend further evaluation by an expert, much the same as a doctor may refer a patient to a specialist.
