We were referred to Jay and Marybeth Wilson of KW by a very good friend and could not be happier with our experience. Jay and Marybeth are absolutely wonderful, thoughtful and caring people who worked hard to find the perfect first home for us. When we first met them they took the time to learn about us, what we were looking for and what we most desired from a home. Although we weren't quite ready to make any serious moves at that moment they got to work sending us listings and showing us houses so we could get a better idea through experience of what we really did and did not want in a home. Jay and Marybeth were incredibly patient and helped us get comfortable with the decision and investment we'd be making. Once we were ready to make offers they walked us through the entire process. We never felt pressured to make an offer we weren't comfortable with and they never tried to sell us anything they weren't themselves comfortable with. When we found the house we loved, they were there every step of the way to make it happen. They were even so kind as to gift us some perennial plants for our new home garden! We are absolutely in love with the house and could not have done it without the expertise and support both Marybeth and Jay gave us.

We spoke with other realtors and had already begun to work with another realtor when we met Jay Wilson. We found that Jay was very professional but mostly he was already working on ways to market the property even before we signed with him. We told him we felt our property was worth at least $25,000 more than other realtors would entertain and he agreed with us. After signing with him things began to happen very quickly. We just had to step back and get out of the way. He has a method and it works! He made suggestions and we followed them. He knows the market and how to market. It seemed like the other realtors just wanted to sell the home as quickly as possible with the least work. That would involve putting a lower price on the house and moving it quickly with little effort and a lot of monetary returns. If you think about it, from the realtor's perspective, the difference between selling a $475,000 home and a $500,000 home is only $625 in their pocket. Is this much of an incentive for the additional effort when you are already getting $12,000 on the sale? Jay worked hard and in the end the buyers bank appraisal came in a little low. Jay thoroughly reviewed the appraisal, found errors and went back to the bank with corrections and recommendations. The bank agreed with Jay and the home sold. By the way, we had multiple good offers on the first weekend the house was on the market with one of them being the one that closed on the home.

in selling our entry-level home, we interviewed three agents: (1) one was clearly used to selling higher-priced homes and had high expectations in preparing our home for sale; (2) one hoped to maximize the agent's profits at the expense of the buyer's agent, and reducing her agent costs; (3) Jay agreed up front to split the commission equally with the buyer's agent, and assumed the expense of a professional photographer, and brought in a stager from his office at no expense to us. we found Jay through angies list. his background as an assessor was helpful in approximating the value of our home he agreed to a 50-50 split of the commission with the seller's agent as part of the contract he provided a stager from his office, and a professional photographer as part of his expenses he and his stager advised on the preparation of our home for sale, recognizing the modest standard of our home he is cooperative to work with, and responsive to any issues that we raised he kept tabs on the progress of preparations, and guided us in the sale process overall, it was a good experience

Being a first time home buyer is scary! Who do you trust? What's the process? Where do you want to live? What kind of house do you want? All questions that run through your mind over and over again. Working with Jay Wilson all of these fears get pushed to the side and you find yourself saying, "What do you think Jay?" I worked with Jay for almost two years before I found my dream home. He always had my best interest at heart and helped me figure out exactly what I wanted. He is so experienced in the field and his patience is by far one of his best qualities. Like I said...two years! That's a long time. And trust me, we saw a lot of houses! He never once said "ok time to pick something...!" And didn't question me when I said, "It's just not right" but couldn't pinpoint why. Jay always knew the new listings in the areas I was looking and was always available to see a new house, even if it was just to see what was available in my price range. Jay was also able to help me see the potential in homes that I couldn?t see right away and was also knowledgeable about the re-sale value of things I wanted to change. At the end of my journey, Marybeth Wilson joined the team and what a positive addition she was! We saw two houses, as a new ?dream team? of three, and the second house we saw together just so happened to be the home I had been searching for. She too was patient and knowledgeable about the process. I only knew her for a short time but her warm and welcoming personality made it seem like she was with us the entire two years. She spent the whole 4 hours of inspection time with me at the house and brought up important questions and issues that I, being a first time buyer, would never even think to ask. She even had great ideas about decorating as we were walking through?which was an added bonus. After I had an accepted offer in on my home, the next step was the mortgage approval process. I found my lender through Jay and this was the first of the many outstanding referrals I received from him. That's another thing about Jay and Marybeth, they have great recommendations for experienced professionals you will need for the process to go smoothly. People who are trustworthy and also have your best interest at heart. These are mostly people that Jay and Marybeth have had prior experience with in the past. Throughout the mortgage approval process the real estate agent isn't involved much, or so I thought. Jay and Marybeth checked in with me consistently and responded almost immediately if I had a question about something and didn't know who to ask. They were always in front of my "due dates" for the purchase and sale, mortgage agreement, etc. there was no way I was going to miss a date with these two on my side! Then came my closing date...Jay and Marybeth were both present for this and came to the walk through only to find the previous owners "presents". Jay and Marybeth remained calm and were able to advocate for me at the closing table and made sure that plans were made for the previous owners belongings to be moved out before we closed. Again with my inexperience in closing, they took the lead and explained all my options and let me decide which worked best for me. Jay and Marybeth Wilson are a dynamic duo with many years of experience and personable skills that you would want to have on your team. I would recommend (and already have) Jay and Marybeth to anyone looking for a new home.

As first time homebuyers we knew that finding the right realtor would be one of the most important parts of the entire process. Even though we already knew Jay on a personal level, it was evident from our first meeting that Jay was also a highly competent and experienced professional who took pride in helping others. He took the time to explain every bit of the home buying process as well as answer the seemingly endless flurry of questions we had for him. We were looking for a home and thought we knew what we wanted. We must have seen 30 or 40 houses, and, with Jay and Marybeth's assistance, decided we wanted something a little different than our original idea. Then the perfect house came on the market, and it was love at first sight. Jay and Marybeth took care of all of the details and provided helpful guidance on the process and negotiation points. I would work with them again in a second, although I hoping I never have to move again.

Jay worked very closely with us throughout the sale of our home. He worked with us to set a price, and put together all of the marketing information including hiring a stager and professional photographer. After 2 days of private showings and no open houses we had overwhelming interest that resulted in 7 above asking price offers. He worked with all of the interested parties to get the maximum price and strongest offer. The sale of the home couldn't have gone smoother, and it had a lot to do with the advice we got from him and his team.

I reached out to Jay because I was interested in selling my condo loft, and I needed some pointers in how to proceed. I had never sold a piece of property before, so I was somewhat intimidated by the scope of the process. However, Jay had great reviews on Angie's List and I decided to reach out to see what Jay could do for my situation. Jay showed up to provide the initial consultation and to offer some assessments on my property. Jay knew exactly how I should stage my condo so that it would have maximum appeal to any perspective buyers. Based on his vast experience in the real estate market, Jay provided actual examples of how staging would work for me in my situation. After meeting with a couple of more realtors, I was able to determine that Jay's experience and personal touch set him far above the rest of his peers. After a few weeks of preparation and help from my girlfriend, I was finally able to implement Jay's ideas on staging. Jay visited and was impressed with the results that had been achieved. Jay spent an hour that day, just getting a feeling for the new flow for the space and how it would now attract even more buyers. With a few minor tweaks, the condo was ready to roll. Jay employed a professional photographer to take some photos of the newly staged interior, and the photos came out fantastic. When it came to selecting the sale price, Jay offered his opinion on which price would maximize our intended results. Jay provided specific recent examples where setting the appropriate price helped to create maximum buzz and numerous interested potential buyers. Within a couple of days, Jay had the property posted at multiple sites online. Jay took care of all of the descriptions and the profile. By that point, I felt really confident in my decision to go with Jay. He really did an outstanding job with all of the day-to-day work, and he remained in constant touch through email and the phone, providing me with updates along the way. The property posted online on a Tuesday, and within a few hours there were a few interested parties. Official viewings were to begin a few days later on a Friday. Three potential buyers requested early viewings, prior to the property having viewings for the entire public. Due to these repeated viewings, I had to ensure that my property remained spotless, clean and ready. Jay stayed with me every step of the way, setting up viewing times that worked best for my schedule. By the time Friday afternoon rolled around and viewings were set to occur, I had two solid offers from two potential buyers. Each offer was for the listed price, and I decided on which offer suited me best. Closing took place six weeks later, which allowed me ample time for moving out. Basically, the whole process with Jay went along so smoothly that it was almost effortless. We came upon Jay through another realtor when we were selling our condo in Cambridge and were looking to purchase a house in Chelmsford,MA. We were so so happy that we did! Jay isn't someone that you feel like is a sales person just trying to get you to buy something and then move on, he actually is your advocate and really wants to find you something that you will love and meets your requirements. He also knows the market extremely well and can guide you towards understanding what to expect when you are looking for your next home. I remember I was probably a little more than challenging, obsessing over MLA listings and asking him to set up appointments to see houses, and he was so patient and even happy to have to have me involved in the process. At the same time, he knew so much about the inventory that was out there and what we wanted, he could tell me whether or not the listing I was curious about was going to be what we were looking for. (He never forbade me to go see a place if I was insistent though - like I said, he was really patient!). He also just has really good taste and an eye for what a property *could* be with a little TLC. In fact, the house we ended up buying (which we totally love - and we got to make an offer on before the open house because he saw it come on the market and knew it would be great for us) has some similar houses in town, one of which Jay knew the owners of. Even after we knew we were buying the house, he took the time to take me to the similar house to see how they had renovated it and to give us some idea of what was possible. He didn't have to do that, but he did because he really cares about his clients and their satisfaction. Can't say enough great stuff about our experience. He made a really stressful time in our lives almost fun! I sort of miss going to see houses with him and envisioning all the cool things that could be done to them. Excellent service, knowledge, and a super great person, highly recommended.

His previous life experience allows him to not only to price your existing property well, but also determine if the home you are looking to purchase is priced appropriately. He will work with you to determine your wants and needs and then apply them to either the purchase or sale of your home. He is more than eager to answer any questions you may have in a timely manner, and to help you in any way he can. Jay Wilson was our real estate agent for our house in Brighton, MA. Jay is a top agent with Keller Williams Realty-Boston NorthWest, Concord MA. Due to market conditions and house prices a few years prior we had decided it was better to rent our house than sell it, at the time. We had excellent tenants for two years, but then our tenants decided it was time to purchase a house of their own. It was at this time that we approached Jay Wilson with the opportunity to list and sell our house. We had high demands for a price as we could continue to rent. Jay was able to show us, through a very thorough and thought out analysis, that the price we wanted was justifiable with the current market. As we had tenants in our house and a price we were firm on achieving, Jay had his work cut out for him. He coordinated with us and our tenants a projected schedule for open houses and hours for buyer appointments. Communication was key with dealing with multiple people and Jay was exceptional with scheduling and organizing. Jay’s vast network of clients across multiple towns and cities found a buyer. He had sold their house, a year prior in Westford, and knew his client was now looking to buy in Boston. Jay helped us find and purchase our new home. He showed us a lot of properties in different towns and gave us helpful insights into the different communities. With his help and input we were able to narrow our search down to one community. Jay had been a home inspector for some time prior to becoming an agent and was able to give us insights that a typical agent might not see. He was very knowledgeable about home prices and he was pretty accurate in his predictions of what homes that we'd looked at but didn't buy sold for. The market in Massachusetts is tight and a bit crazy and he was great at keeping us from becoming discouraged and reining us in when we were thinking of settling for less than we wanted or overpaying for a home. With the crazy markets we made 3 or 4 offers on homes before we found a house with the features we wanted for a price we could afford. He was also helpful in identifying advantages we had making an offer above price (e.g. we were able to be very flexible with closing dates which is what helped us with getting our offer accepted for our new home). After the offer was accepted he helped keep us on track to get all of the paperwork together that we needed (we closed in less than a month) and different steps we had to take prior to and up to closing. The after we closed he spent some time talking to us about even more things that were available to do in the area. In short, Jay was knowledgeable about the market, about homes, about the communities, about intangibles that can make an offer more attractive, and what quirks of a house might start to irritate us after a while and why the house was or wasn't a good fit.
