Seaside Home Inspection- MA Licensed Home Inspector serving all of Cape Cod, Martha's Vineyard and Southeastern Massachusetts. Providing budget friendly, professional home inspections for our clients.

"Scott was very thorough, knowledgeable and professional. He took the time to talk us through what he was looking for at every stage of the inspection. The report we received clearly documented everything, along with photos. Having been through other home inspections in the past, I felt like this was one of the best we have had. Price was comparable to other quotes we had received. He also performed a radon test."

Since 1971, Cape Associates has served all of Cape Cod, Plymouth and the Islands as one of region’s largest custom builders. Dedicated to employing its own tradespeople, Cape Associates maintains that effective communication between staff and clients is integral for successful custom construction. The company has three offices in Eastham, Chatham and Yarmouthport, MA.

"We were so impressed with the attention to detail, quality of work and professionalism of this organization and the contracted painting company, Planet Painters. There was a post job inspection to assure we were pleased. Probably what impressed us most was the amount of preparation prior to painting. Also pictures were taken before work was initiated so that nothing pointed out was omitted. We have three different areas to our house: very old, 14 years old and brand new. All parts were taken into consideration and treated accordingly."

Providing Home Inspection and Radon Testing services on Cape Cod. Ken Amelin is the principle, founder, and owner of Mid-Cape Home Inspection Services, Inc. Ken has more than 25 years of experience in the real estate and construction industry. Ken has a bachelor’s degree in engineering, is a MA licensed construction supervisor, and licensed home improvement contractor. “I strive to provide my clients with the information and documentation they need for any discussions or negotiations that may result from the home inspection.” Discovery of the conditions and a written report prepared in a clear and professional manner is the key to a successful home inspection.

"Unfortunately, I never got to meet w/Ken. I scheduled an appt. 2 weeks out w/the receptionist, Joan. I live in NY & am traveling to MA for the appt. Joan texted to confirm.I mentioned I may need to reschedule due to work. She offered to reschedule the following week.I told her I'd call her back to confirm. Within an hour I called & confirmed the original appt. As a courtesy, I mentioned I didn't anticipate traffic, but, if there was a problem, we had one another’s phone #'s to advise. I re-confirmed the pricing & was off somewhat because I hadn’t written it down. This appeared to irritate Joan. She tersely corrected me(as if I were haggling the price-I wasn’t).She then said,"I've been doing this a long time.I don't have a good feeling about this. This isn't going to work out." and she hung up on me.I was dumfounded. Based on this interaction-you’re better off going elsewhere & using another inspection firm. This individual’s handling of this matter was extremely ignorant, rigid & small.""

Home inspections FAQs

It’s important to get a home inspection when buying a home because home inspectors are trained to examine the various aspects of a home to determine that everything is in good condition and find unseen problems that current homeowners need to fix before the home sale takes place. Although home inspections are not legally required, a thorough inspection can help you decide if you want to purchase a home. That’s why it’s essential to keep a home inspection contingency so that you have the option to walk away from the sale if the home inspection reveals expensive issues.

A home inspection typically includes the home inspector conducting a thorough visual examination of essential home structures and mechanical components. Afterward, the inspector will provide a home inspection report that relays descriptions of damage or other findings for the homeowner to review.

Home inspectors will examine the following home areas and features:

  • Plumbing

  • Electrical

  • Foundations

  • Roof

  • Windows and doors

  • Overall condition of interior and exterior

  • HVAC systems

  • Attics

  • Basements or crawl spaces

  • Major built-in appliances

Typically, a licensed and certified local home inspector conducts home inspections. Real estate agents often work closely with trusted home inspectors. Licensing requirements vary from state to state for home inspectors, but they must have local certification and valid insurance. Many licensed home inspectors belong to professional associations like the American Society of Home Inspectors.

Typically, the home buyer pays for the inspection by hiring a home inspector. This method helps you make an informed decision about a home’s condition before purchasing it. Home sellers can also conduct their own home inspection to ensure that they are getting the best price for their home and property.

On average, home inspections cost about $350, ranging from $200 to $500, depending on the home’s size, age, and location, plus any specialty inspections required. Additional cost factors include testing for asbestos or conducting thermal imaging tests to find infestations, checking energy efficiency, and looking for structural or electrical problems. If your home is more than 2,000 square feet, you can expect to pay $400 or more.
