I cannot say enough great things about Hancock Building Associates. They helped us out of a serious jam where a previous contractor left us in an awful position with a remodel we were forced to do from a pipe bursting in our basement. When most others did not want to take on the work, Darrell and his team were happy to help us out and provided an extremely fair price for everything they did. It is no joke in this industry that you get what you pay for and though Hancock was certainly not the cheapest option out there, I would choose them every time for the professionalism, communication, quality of work, just everything. Our basement turned out beautifully. They are the best - no question.

Excellent. Darrell and his crew were very professional. Very well. Hancock was very professional and had good people on their staff and sub-list to finish work pretty much on time, and as planned. No surprises. Very competent and flexible.
Description of Work: Finishing an attic that was only partially done. It is now a fully functional in-law suite.
Extremely well. The team was professional, and they had remarkable expertise throughout. They did good work, and when things inevitably went wrong (for example, surprise! two load-bearing walls!), they often spotted the problems before I did and dealt with them extremely promptly. My one caveat is that they're not perfect; they are a large operation and they have a lot of people working together -- we had to remind them of tasks and make sure things were ordered in a timely fashion. It is important to be very clear on what you want and be prepared to answer questions you've already answered previously (sometimes person A does not tell person B what you told them). The good thing about this is they understand this issue and it creates many opportunities to alter the plan on the fly to fit with what you realize you need when the space starts to take shape. In terms of the estimate, they are very clear on what it includes, and you should make sure you are aware of what it does not include -- they did a fairly good job of sticking to the estimate (the overall project ended up running ~20% over budget, in large part due to us requesting higher end materials than originally planned or unexpected issues coming up), but there was another ~20% of the cost that wasn't in the original estimate, but had been made clear it wasn't there originally (like interior painting).
Description of Work: We had Hancock do a major renovation/revitalization project on a foreclosed 2,500 sq. ft. home that had been empty for a number of years. The project was extensive: 1. stripping wallpaper throughout, smoothing and painting. 2. removing carpeting and installing hardwood throughout the 1st floor. 3. removing carpeting and refinishing hardwood throughout the second floor. 4. removing what was thought to be 1 load-bearing wall (turned out to be two) and installing a steel beam. 5. Building a granite-topped bar in place of removed wall. 6. rerouting heating and installing french doors to exterior to replace a window. 7. installing a small (4x8) porch at french doors. 8. replacing windows throughout (frames included). 9. essentially gutting and rebuilding a 2nd story bath (I installed new vanity myself, they did the bathtub, toilet and ~40% of the tiled walls). 10. replacing an additional toilet. 11. installing a washer+dryer and rerouting exhaust accordingly. 12. replacing the roof. There was more, but off the top of my head, I'm not remembering everything.

The work was done quickly, efficiently and beautifully. Hancock wrote a detailed quote, pulled the permits, did the demo, removed a radiator, relocated electrical and installed a support beam flush with the existing ceiling. Specs followed all state and local codes. New flooring and existing was sanded and given 3 coats of oil based poly. Attached are before and after pictures.

The installers were very professional. They removed the existing windows and replaced them with Harvey windows, sealing and insulating each window. All the work took about three days. All the old windows were taken away. They cleaned up after the installation. The outside of all windows were trimmed in metal. It was also necessary to replace a small area of siding shingles above a window because of rot. They did an excellent job.

Outstanding. Through, we feel bad that we did not write this review shortly after this work was performed. Hancock Building Associates did an outstanding job.
Description of Work: We live in a Cape with a raised dormer. There is a section of our roof which is also flat. In 2012 we had our shingle flat section of the roof replaced with a rubber roof. Hancock did an outstanding job. They were also reliable, hardworking and professional. The price was also right. Hancock Building Associates demonstrated all the attributes that are hard to find in this day and age. We also had them replace some interior doors going into our office and a closet door as well as some windows in 2014. All went well again. Though, in 2015 we needed a part for our window which had broke. This part was the plastic stopper that prevents the window from going up all the way, There appeared to have been some miss communication within Hancock Builders and us to acquire this stopper. Sadly, we never got it.

The entire project was a very good experience. Hancock did a very professional job. When we had to add another task to the project before it started because of an issue with another contractor, they responded quickly with an updated proposal. They were on time and on budget. Once they started work, there was a crew here every day until it was completed. There was no lolly-gagging or half days. They focused on the job. And they finished on schedule. The siding work was particularly well done with meticulous attention paid to working on an older structure. The new walkway was angled properly to eliminate some leaking issues in the cellar. Some issues, all cosmetic, developed over the winter. We took some photos and notified Hancock. A foreman was here within four days to check the issues. He agreed that they ought to be corrected. A worker was here the next day and addressed all of the problems. The work was performed under warranty. We are very pleased with the work and would highly recommend Hancock.

Renovation went very well, worked with local inspector to bring insulation up to code. Worked from complete demo to raise and insulate floor, installed new hardwood flooring, new windows, wall and attic insulation, new wallboard and mudding. Homeowner finished all trim and painting.

Hancock Building Associates did an absolute superb job. Although we are rather fussy perfectionists, their work was at a level well above that. They did all the right things that one would expect from a top-notch general contractor, and cut no corners. We could not be more pleased. It was a pleasure to work with all of their staff. Darrell McCrensky, Hancock President, was very professional and helpful and very easy to work with. We can recommend Hancock Building Associates without reservation.
Description of Work: The largest part of the project was a new roof. Two layers of old shingles were removed from a two story main house and the attached one story three car garage and family room, overall size approximately 100 feet by 34 feet. Grace Ice and Water Shield was installed over the entire roof at my request and CertainTeed architectural shingles were installed. Ridge vents were also installed along the entire roof length and ventilation was installed in the eaves. A cupola was installed over the garage. Extensive lighting was installed on the garage exterior, in the cupola, over a patio and in a gazebo. Finally, all trim in the front of the garage was replaced with cellular PVC to match and replace the original decayed wood trim. A few repairs were also performed before the painting to be done in the spring.

We're very happy with the beam installation. The quote from Hancock was comparable to the two other bids we solicited. The work was completely finished and there was none of the back and forth regarding issues that I have encountered with other contractors - if I mentioned it as a concern, it was taken care of. I called Darrell earlier this year and following the winter with some questions about the house settling after the beam installation. He was very prompt in responding and answering my questions. As mentioned above, I contacted him a few weeks ago to fix the damage I discovered. He honestly was the only contractor I could get to call me back and take the job during this busy time of year. Even though it was a small job and I'm sure his crew is booked up, he fit my repair in. I also want to mention that the crew members we've dealt with from Hancock have universally been knowledgable and professional. All around, working with Hancock has been great.
Description of Work: Darrell and his crew removed a load bearing wall in my home and replaced it with a steel beam in July 2014. I subsequently hired them to repair some termite damage and wood rot I discovered to the sill plate of my house.
Darrell and his team from Hancock as well as his subcontractors and the vendors he recommended were outstanding! We were routinely updated on the progress of the job as well as what decisions and selections we would need to make next. We were encouraged to ask questions and the subcontractors were all very helpful in sharing their expertise. We were kept in the loop throughout, and our input was sought and respected. When there were surprises, as happens with all major construction projects (in our case a cracked underground waste pipe was discovered during excavation), the team developed creative solutions and implemented them while remaining true to our design and vision. When we were stumped deciding how to locate duct work for the ac unit from the attic to first floor (options included using part of the master bedroom closet or the upstairs linen closet), Darrell proposed locating the ductwork in the shaft where the chimney had just been removed. The subs were scheduled promptly and effectively. Each craftsman -- electrician, plumber, roofer, door (pocket doors on sliders), carpenter, tile installer, plasterer, painter, built-in cabinetry and woodworker -- was passionate, highly professional, and skilled, and each did high quality work. Hancock will likely be one of the higher bidders, but we feel they were the best value: many unforeseen tasks popped up that Darrell dealt with and there were no change orders; the final bill was almost exactly the original bid. They adjusted schedules to ensure we had a working kitchen for Thanksgiving, and that the job was completed by Christmas, and several of their team members worked late and on weekends to meet the schedule. They cleaned up after themselves at the end of each day, and even hung heavy plastic over the stairwell upstairs (we were living upstairs during the project) to minimize dirt filtering upstairs. They were also very accommodating when one of us had a broken leg during the last month of the renovation.
Description of Work: Put on a 900 sq ft addition, including a bathroom with a walk-in shower, kitchen, family room, and sunroom. Took entire first floor down to the studs so the walls and ceilings in the existing/remaining rooms would match the new construction. Modified heating system to accommodate new construction. The upstairs bathroom was completely remodeled. The work also included new windows for the entire house, as well as new siding and a new roof. The exterior and interior doors were replaced downstairs and central air conditioning was added to the second floor.

The job went very well. Kevin Francoeur arrived on schedule to do a estimate and listened to what we needed to have done. He would brake down the estimate into different phases for both inside repair work and and the roof. The estimate we received was very detailed providing a good description on the work to be done, materials to be used and the amount of time to complete the projects. We decided to go ahead with the roof project and chose Hancock not just based on their price, which was at the higher end of what we wanted to spend. But, after having talked to some people in town who used them in the past about the quality of their work and that they were quite pleased, helped in the decision. The job was originally scheduled to start around mid to late June. We asked Kevin if the roof could be done earlier it would be nice, this was in early May. As luck would have it Kevin called and said he could fit us in for May 20th. They showed up on the 20th and began work. The crew was very professional and friendly and answered any of our questions. They did a great job and cleaned up every day after they finished for the day. The materials that they used were of some of the best used in roofing. We are very pleased and so far after about two months after having the roof complete there have been no problems. Would strongly consider them for our next project.
Description of Work: This was a roof replacement project. Stripped off old roof shingles,removed two vents that were no longer in use and fixed the area. Checked the roof and overhangs for rot. Installed 9ft of winter guard ice and water shield, also installed new aluminum drip edge. Installed new roof shingles, new neoprene roof boots on plumbing vent pipes. Chimney received new flashing and fix any brick damage. Installed ridge vent to increase air flow in attic. Cut holes to increase venting and installed vinyl vented soffits. Covered all fascia and rake boards with new whit aluminum.

It went very well. They started the project on time and ended it on time. The subcontractors were excellent and for the most part communication was very good. I always received a prompt response from Darrell when I emailed with questions or information. We absolutely love the result and are so pleased with how it went. We plan to have them do any projects we have in the future - we're planning a on doing our deck in a year or two and maybe an addition. No question we will return to Hancock!

We had a little bit of a problem and they came right out and took care of it. They installed the siding and my husband noticed that on one side we had a little bit of befalling and they came right out and what they found was the shingles original to the house were popping nails. So they buried those nails and fixed the siding and I am very happy with them. There is never a problem and they always send someone out to look at the problem.

We're very happy with the job done by Hancock. They removed a 21 foot section of load bearing wall between two rooms on the lower level of our house and installed a steel beam. We had anticipated a 6" show with the beam, but they were able to install it into the second floor's joists and the beam isn't showing at all. Darrell's crew was thorough and professional. Any concerns we had during the course of the job were addressed and taken care of. The price was competitive with other bids we solicited. Overall, a good experience and I wouldn't hesitate to recommend them.

I was referred to Hancock Building Associates by Ed Buckingham of Colonial Home Design for an extensive renovation job that needed to be completed in 3-months time, without exception. I couldn't be happier or more impressed with Hancock Building Associates (HBA) as a general contractor. Not only have they done extraordinarily high quality work, they have been doggedly persistent about keeping to our very tight timeline and strict budget. And yet, the professionalism and courtesy of the staff and subcontractors has been wonderful and consistent throughout. In renovating this house where many, many things were built or repaired poorly in the past, the HBA team could have easily considered many things "out of scope," particularly given the time and budget constraints. But HBA's veteran team does not cut corners. So, while I asked them to leave the cabinets in place for one of the kitchens while we replaced the countertop and other items, the guys took it upon themselves to take down and repair the cabinets without any extra charge -- explaining to me that they believe in a job done right. And they have done this throughout despite the fact that we are so time-crunched that they are working over the weekends to get everything done in time. It's a real pleasure to recommend HBA and their work. When I checked their references I found their previous customers more than happy to praise their work. And I am happy to find myself in the same camp -- happy to recommend HBA for any job, big or small. Which reminds me that one of the most important aspects here was finding a contractor who could had the scale and experience to tackle this job at a very fast pace without compromising quality and attention to detail. Not every contractor could get a larger job done this fast at any standard--much less with the quality and professionalism exhibited here.

They were a premier contracting company 10-15 years ago and then they started to hire cut-rate subcontractors to try to make more money and actually fired the particular contractor who was working with us, who was excellent during a job and tried to replace him with somebody that was not up to snuff, so definitely not the customer friendly company it used to be. We weren't really happy with the person that they were having oversee our job after they fired the first contractor because he was a quality conscious kind of person. When we complained about it, we were not treated courteously. We had had one electrician downstairs, then they hired a different electrician to do the work upstairs and he was definitely not up to par, so you could tell they were just cutting corners to make money.

Back in 2009, I was forced to make some hard personnel decisions due to the economy. It was unpleasant for everyone involved and I felt horrible having to let some excellent, long term employees go. But we were facing the worst recession since the great depression. Most customers understood the reason for the change and were able to work through it with myself or my Dad (Bob M.). A small number of customers were unhappy and had a difficult time working with a new person. I understand the review and appreciate the feedback but I think we're a better company now than ever. Our more recent reviews reflect just that.

We replaced the windows that were nearly 50 years old. The quote was done quickly, and we scheduled the work for just before the holidays. The work did not happen until a couple of weeks after the holiday, in part due to weather. The actual work happened very quickly (2-3 days). The crew was professional, friendly, and did a very good job. We have used Hancock before, and are happy with all the work they have done for us.

I understand that things like this can happen. I bear some responsibility for not following up with a phone call to his company, but typically if I don't hear back from a contractor my inclination is to not chase him. I certainly don't bear any ill will toward Darrell's company. He went to some effort to explain to me what happened.
Description of Work: Darrell came out to my house to provide me with an estimate. After not hearing back for several weeks, I assumed he wasn't interested in the job. In fact, he had sent me an estimate within a week's time but he used the wrong email address (an easy mistake) so I never received it. When I posted a review to that effect, Darrell responded to the review, explaining what happened. He subsequently called me to aplogize and emailed his original quote to my correct email address.

We were so wonderfully impressed! Who would have ever thought you could replace windows in the dead of winter? The team worked so efficiently, the quality of the work was impeccable and they were clean and neat. The workers were polite, respectful and friendly. Without a doubt I would use them again and highly recommend their services.
