JBS HOME INSPECTIONS

We were looking for a home inspector on short notice. The real estate agent gave us a list of home inspectors, but when we looked at her recommendations, we decided to look elsewhere. So, after reading the reviews on Angies List, we chose JBS home inspections. Dan was available on very short notice (two days after we called to schedule). Dan was professional and thorough with the property. His inspection exceeded our (already high) expectations. We learned a lot from his inspection, and he took the time to explain everything along the way. He worked for 4 hours on the property (it was only 1500 sq ft), and he found numerous issues. At one point the real estate agent got impatient, but we said to take his time. Dan did an awesome job. We are so glad we went with JBS home inspections. Not only did Dan take the time to go through the home carefully, he also put together an inspection report that was over a hundred pages with pictures throughout. The report itself explained all the issues from safety problems, to repairs we need to make immediately or later. I would definitely go with JBS home inspections again if we need to in the future.

Alex was excellent. He was punctual (arrived early and was already on the roof when we got there). He went over the house in great detail and explained his observations clearly. He took good pictures that showed the issues, clearly tabulated what to repair right now and future repair/replacement. so that we could use the report to negotiate on the repairs. He gave us the report in 1 day and it was like a manual for the home. He described where the mains/controls for everything were, energy saving tips, etc. We highly recommend JBS.

Mike arrived early armed with a bucketful of tools, helmet and a flash - he spent next 4.5 hours covering every accessible inch of the property ! He also gave many helpful tips and what to look for in the short term & mid term, both verbally and in the written report. We learned a lot and we are so happy with the experience, highly recommend his service !!

Dan did an excellent job pointing out every little thing that we might possibly need to fix, while placing more emphasis and the more dire fixes. He was extremely thorough and his report was meticulous. Highly recommended!!!

The inspection fee seems a bit on the steep side, but given the thoroughness of the inspection and the critical importance of the safety issues that turned up in the inspections, we definitely feel as if we'd got our money's worth. We highly recommend JBS and Dan to anyone wanting peace of mind about the condition of any home they are considering purchasing.

Dan got to the property ahead of our agreed upon meeting time to get a head start, and he already picked up a few things that needed attention. He spent a full 5 hours on the inspection, and was extremely thorough, checking every detail down to the smallest item. His report was thorough and very clear, and he was available by phone and email to answer my questions. He made me very comfortable that I was buying a great property. His very thorough punch list was handled by the builder. This alone saved us a bundle. We hired him to return for a follow-up visit 1 week prior to closing when he confirmed that most but not all of the punch list items were addressed, which we took back to the builder to have corrected. He also helped to figure out how to diagnose a potentially serious issue with water leakage in the basement, which we would never have known how to figure out ourselves. His advice gave us considerable leverage with the builder, and ultimately the problem was solved, mainly due to his suggestions. We found him extremely thoughtful and pleasant, and with considerable expertise. You will find cheaper inspectors but I view this as an investment that will save you money down the road. We had installed a dehumidifier in the basement a couple of years ago to try to halt flaking of part of the stone foundation, but it was clearly not solving the problem. I was also puzzled by rust forming on cast-iron baseboards in the dining room just above the basement area. I wasn't sure what kind of repairman to call because I wasn't sure what was causing the problem. It then occurred to me that this is the sort of problem a house inspector would be able to identify, and so I started searching Angie's List under that category. JBS Home Inspections had excellent reviews, and so I called them. Tracey Litt arranged the appointment with Alex Steinberg. I was given a number of possible days and times within a week of my original call. When I explained that I had gotten the reference from Angie's List and that I am senior, Tracey offered to deduct $25 from the fee she had quoted. Alex Steinberg showed up on time, along with a trainee, Monica (who was very nice). He inspected the areas inside and out and pointed out specific things that were causing the problems and explained how they could be combatted. The solutions ranged from very simple and inexpensive improvements (attaching a large extender to the end of one particular downspout, for example) to other repairs for which I will need to get help (a change of the type of gutter at the top of my very tall house, for example). He was very clear in describing what wasn't working and how it could be fixed. When his inspection was over, Alex sat down with me to be sure I had understood what he had said and that I had a clear grasp of which recommendations were essential and which were less important or optional. I asked him if he could recommend any contractors/repairmen, and he gave me four names. He also urged me to get in touch with him if I have any follow-up questions. The entire visit took about an hour and a half. I am very glad to have an independent assessment that I can now act on. The money was well spent.

Alex at JBS is incredibly knowledgeable and thorough. He spent almost 3 hours on our inspection and explained everything he was looking at to us in great detail. He then wrote up an incredibly comprehensive report, which I'm sure we will use as reference for years to come. He isn't cheap, but if you're paying a lot of money for an older house, I consider it a small price to pay for a great inspection.

My wife and I were in the process of purchasing a newly renovated (inside and out) South Boston condo. Alex showed up early to inspect the exterior of the house and was extremely thorough and helped educate us throughout the inspection process. Alex had a great attention to detail and was honest in his recommendations for how to address any items that arose in the inspection. He provided an extremely detailed report electronically in the same day of the inspection that included a punch list summary which made our P&S agreement very straight forward. Because of the detail and suggested remedies that Alex was able to provide, the seller was compelled to address almost everything on our punch list. Alex was a pleasure to work with, very profesional and definitely a wealth of knowledge. I wouldn't work with any other home inspector. I highly recommend JBS home inspection.

We were under a time restraint in that we had put an offer on the house, but were scheduled to go on vacation a few days later. It also happened to be the 4th of July week, so we were worried about getting the inspection done in time. I called JBS and Tracey Litt got back to me promptly and we were able to schedule the inspection for the day before we left. They typically do the inspections in the morning and then write up the results in the afternoon to get a report out as soon as possible. When we arrived Tracey was already there and had started visual inspection of the outside of the property. She walked us through the plan of attack and how she would report on various findings. I will say that I was very impressed by how thorough the home inspection was. The inspection took around 2.5- 3hours, but Tracey covered everything one would hope an inspector would cover and made suggestions of things that were immediate concerns and things that might be nice to have done in the future. She crawled under and into everything that should get and made some key observations of things that were not obvious from the outside. Given that it was over 90 degree outside, my wife was particularly impressed that Tracey climbed up into the attic (probably at about 120 degrees by then) and spent about 10 minutes crawling around looking over everything. I think she may have lost about 5 pounds by the time she got back out, since I crawled up there breifly and felt how hot it was. After the inspection was finished she gave us her final thoughts and told us to expect a report back by the next day. We recieved the report that evening and it was very comprehensive (over 80 pages) that outlined all the things that were looked at, problem areas, things that required immediate attention and things that may become problems in the future. Overall I was very happy with how the inspection went and it gave us a good idea of what we should expect moving forward with the house.

I called this company twice, on two consecutive days, and got voicemail to which I left a message asking for a return call to set up a home inspection. On the third day I emailed the company asking the same. No repsonse whatsoever, no phone call, no email, nothing. It's very unprofessional. Additionally, it was my first time ever using Angie's List and the first provider I called and it was an epic fail.

They are really thorough and deeply knowledgable. They really went the extra mile and dug in to identify all of the issues. They were also able to do some of the cost and estimates on some of the restoration work that needed to be done.

My husband and I had been looking for a home for quite some time. We've had 3 offers accepted and have used JBS for 3 home inspections. They are very prompt to respond to emails and scheduling appointments. Alex from JBS was always early to the inspections and always had another inspector in training with him. He is incredibly thorough and explains everything he sees. Alex starts from the outside of the house and works his way in. He climbed on the roof when he was able to. Every outlet, window, and switch were tested. He crawled into the tight spaces in the basements and attics. His reports are well laid out and prompt. They were always emailed to us the same night. Because of JBS' thorough review, my husband and I did not purchase a home with unexpected issues. I would recommend him and his team to anyone. I couldn't have asked for a better home inspection experience.

.Alex (and his trainee, Monica) inspected the new-construction townhouse we are purchasing. From the beginning, they were both friendly, personable and punctual. Alex is the consummate professional. He covered our unit from top to bottom and answered all questions with patience and expertise. His report, which I received right on schedule, was thorough. Particularly helpful are the pictures in the report with arrows and/or circles overlaid to indicate specific areas for correction. This is probably the fourth time I have worked with a home inspector. Alex is by far the best.

From the first phone call to the detailed report that was emailed to me the next morning, Alex and his team did a phenomenal job. You will walk away knowing everything about that house, good and bad. A little more expensive than some of the competition, but well worth the extra money.

Tracy said she usually arrived early so she could inspect the outside before I arrived but I got there first. She was very friendly, but somewhat talkative about random stuff so that the inspection took a long time and was not always focused on the house. She didn't take any notes, only photos, so I was a bit worried that she would miss things. The report looked good in the end, though I would never remember if there was anything missing.

We had Tracey from JBS inspect a home in Bedford MA that was built in the late 60's. We knew from the disclosure documents that the house had aluminum wiring but JBS found multiple other issues. Tracey pointed out that the house had a ridge vent but no soffits on the front of the house and improperly spaced soffits in the rear. The seller had installed a dry basement system but at Tracey pointed out be on top of a hill the basement would likely be dry if the house had gutters. Tracey spotted insect damage, rotting wood on a screened in porch, a metal flashing installed to prevent ice dams that was lifting up the shingle on the roof, excess caulking around the chimney, and issues with the front masonry porch caving in toward the house and this was all before we stepped foot in the house. The excess caulking around the chimney was from previous water leak that signs could be found in the attic. About 2 hours into the inspection we had the feeling we were not going to purchase this house and asked Tracey to teach us things to look for when looking at other homes. We did walk away from this home due to the $40k to $60 that was found on the inspection and several areas that Tracey could only say there was the possibility for concealed damage. We have since used Alex from JBS home inspections on another inspection as Tracey was not available that day. The inspection reports in both cases are extremely detail and accessible by the web through Home Gauge. The format of the report makes it easier to negotiate issues as they are clearly laid out.JBS is more expensive than other home inspectors but saved us from purchasing a potential money pit. The is a lot of value in their service. They take a lot of digital pictures, test for leaking exhaust gases near the furnace and test all outlet for proper ground lines.

I liked the thoroughness, it was very educational, and I thought they did a very good job. I felt like the price was in the higher range, but, it was okay.

He did an excellent job. Was very knowledgeable and explains things to me as we went along. He looked at everything and had good suggestions about how to fix problems. I would use him again and recommend him to someone else.

JBS Home Inspection did a very detailed home inspection. They did such an awesome job. The seller of the home wanted the name of the company we used because they were so detailed oriented. We would use them again when we are ready to purchase another home.

Alex and Tracey both came, along with another fellow who was in training. I think they thought it might be a good opportunity to see a house with lots of problems, and they were certainly right! We started outside and identified about 35k worth of things that had to be done- poor siding and unsafe porch. In the basement we found termites, among many other things. Alex explained that the extent of the damage couldn’t be known without gutting the finished basement. He then suggested I might want to terminate the inspection. After 5 minutes thought, I agreed. It was really decent of Alex to suggest that- it saved me $475, and he provided a letter with plenty of evidence so I could back out of the transaction. Alex was very disturbed by the unsafe living conditions in the occupied basement, and contacted the owner about it. Alex and Tracey were very knowledgeable and observant- I won’t hesitate to call them next time around
