Tracey was excellent. She came prepared with tools, ladder and camera. She walked through the property with us, took the time to answer any questions we had (she even provided some verbal ballpark estimates of fixes, which she of course did not include in the final report -- that was super helpful). She had a camera with her and photographed every aspect of the house, good and bad, and those photos were the basis for her very detailed report. The cost of the inspection was higher than we had found with other providers, but we are glad we took the advice of other Angie's List reviewers, because buying a house was a big step for us and we had complete confidence that her advice was sound. As a benefit, the report is a valuable resource for helping us decide what repairs we need to concentrate on in our new house.
Description of Work: Tracey Litt inspected a 2000 sq ft single family house in Roslindale with no out-buildings. The house was 1920s with a 1980s addition. We were told that the cost of inspection varies based on age and size of the house. The inspection lasted about three hours and we received the report within a couple of days.

They were excellent. They found things that the original inspector did not find. They were very thorough. They were very courteous. The person that came pointed out every nook and cranny that was wrong. I would not be recommending them if I had any doubts about their qualifications. I have never ever seen such a thorough inspection. It was really phenomenal.

I would highly recommend them. With the first property, he found so many problems in just half an hour that he offered to stop the service and not charge me full price. We ended up backing away from the deal. With the second house that we were interested in buying, he found that one of the bathrooms was connected to a cesspool system, even though the house was supposed to be connected to the city sewer. With the third house, he noticed that there were lines going out of the house. Apparently, there used to be a 2000 gallon oil tank buried on the exterior of the house and helped us get the documentation. He is very thorough.

Tracy's inspection was detailed and thorough. She explained everything she was reviewing, encouraged and patiently answered questions. She would be especially good for a first-time home buyer who has numerous questions. But, truth be told, this was my 2nd home purchase.....and I still had lots of questions. If you don't completely understand the explanation, rest assured it will be detailed in the report so you can take your time to read and understand. Should you have questions, you can get in touch with Tracy for clarification. Weather doesn't interfere with Tracy's doing her job .... it was miserably cold the day we did my home inspection. Tracy is experienced and well-versed in all aspects of "the good, the bad and the ugly."
Description of Work: This was a house inspection on a home I wished to purchase. Unfortunately, the home inspection turned up a serious black mold issue, so I walked away. Let's just say that this was "fortunate"!! Tracy Litt was fantastic. She arrived on time and got right to work. She not only explained every detail, but she took photographs, as well. As I have learned since, the photographs are so very helpful....don't do an inspection without them! After Tracy discovered the mold and explained all the details, she offered to "quit" the remainder of the inspection. I only paid for the portion of the inspection that was performed. This was fair, as we had already spent a lot of time outside (and it was so cold!). I was upset with the discovery of the mold, but since I am seriously allergic to mold, I was so grateful .... and sad to lose the house. I couldn't afford to take any chances, even with the mold mitigation that was offered by the seller's realtor. Tracy took the time to submit a complete report on her inspection, and I received the report within hours of the inspection. Though you may think the cost is a bit high, I will tell you that it is worth every penny. You will receive and understand every single minute detail of the inspection. This is worth $$$$, especially for what will be the biggest expense of your life!

I agree with all of the highly positive comments I about this company before I hired them. My only complaint would be they are in high demand, so there were not a ton of times they were available to help. Tracey did a great job and really tried to help us as first time home buyers by explaining to us what were typical problems that should not be alarming. They use their pictures as their notes, which real allows them time to explain things and to look and inspect things. We got an 82 page report the same day as our inspection, and it contained everything she pointed out in great detail. She even helped us with our realtor who was being difficult about picking up the Radon test (a normal thing a buyer agent should do for their client).
Description of Work: Home Inspection, plus they gave me a free Radon test for mentioning Angie's List.

They came on time. They explained what they were going to do and did it very well to my understanding. They gave me advice on what needs to be corrected and how the issue should be corrected. I felt they did an excellent job and were very customer focused.
Description of Work: They performed a condo inspection and review. They looked over the condo well and explained several of the systems such as heating and cooling. They clarified several electrical questions I had.

Awesome service by Alex. He came on time with a trainee. The house we were buying was a 100+ y/o house, 1600~1700sqf and it took about 3 hours for the inspection to be done. Alex is one of those guys that in such short amount of time creates a huge amount of trust. He is meticulous and looks at everything. Takes time to describe every problem in the house. Also, he tells you about the current equipments (like heater,etc) installed and how long will they probably last. At the same time, he does not necessarily scare you off the property unless he feels there is a serious problem with the house. Within 7 hours from the inspection, we received a 75 page report where 40 pages of it was filled with with detailed pictures which had comments circles and arrows, etc. The rest are attachments about current inspection laws. We had roof inspectors at the same time and he also tried to get as much information out of them as possible. Whoever have seen our inspection report has told us "what an awesome report it is". Thanks Alex.

Description of Work: Tracey did a great job at my home inspection. She was thorough and took the time to explain the various aspects of the house she was inspecting. While not the cheapest, JBS is definitely the best. I would highly recommend them and will be using them next time I ever need a home inspection. After a night of high wind gusts and horizontal rains, Tracey arrived at least 30 minutes early. By the time we got there, she was already up on the roof completing that part of the inspection. Yes, that's right Tracey actually climbed onto the roof to perform a close up inspection. Going through the house, Tracey was very thorough. She climbed into all of the random spaces to perform inspections, took pictures, then walked us through each and every issue. She explained what needed to be done and they type of contractor we needed to call to get a professional evaluation. In the end, we got a huge report complete with pictures and a list of issues. This report is invaluable and will be used to prioritize and address issues as we enjoy our lives in our new home. The inspection could not have gone better. She found many issues, but made us more confident that we selected the right home and the right inspector.

I chose JBS Home Inspections after reading the reviews here at Angie's List and was not dissappointed. Tracey was already checking out the exterior of the house when I arrived and spent more than four hours performing the inspection for a three bedroom house and detached garage. She was very though and took the time to explain the problems she found, how serious they were and how to fix them. She identified the problems I knew about and found a lot more. The report I received was prompt and incredibly thorough. Having the web based report with labeled pictures was wonderful in that it allowed me to share the report and easily reference it at home or away. Both my realtor and my relatives who had been through multiple home inspections were impressed. I will give one piece of advice that JBS also gives: don't skip other specialized inspections if needed. Even an incredibly good inspection such as Tracey's will not cover water quality, a roof top inspection of the chimney or a thorough mold or pest analysis. I had separate inspections done for the welll, chimney and mold since those were areas of concern and all three uncovered issues. The home inspection correctly identified the house as in reasonably good shape with problems within my budget, but adding in all the results from the other detailed inspections resulted in my backing out of the purchase. Thank you JBS and others! I loved that house, but backing out was the right decision.

Buying my first condo/townhouse and I needed a home inspection. I arrived at the property 10 minutes prior to the appointment and Tracey was already there starting her inspection. When I arrived she walked me around the property to explain her findings. After her exterior walk around Tracey began her internal inspection of the property. Throughout the process Tracey was friendly, explaining, in detail, what she was doing, why she was doing it, and what impact her findings had on the property. This kind of constant communication made me feel very comfortable and confident in her work. When she was done, she offered to anser any questions that might arrive in the future. The report was posted online the same day. The report was full of pictures and arrows and descriptions. It was easy to follow and easy to share with my agent and others. Although it was my first time experiencing a home inspection, Tracey seemed extremely knowledgeable and meticulous. I would use these services

We were very happy with Tracy and her work and would recommend her and JBS to anyone who needs a home inspection completed.
Description of Work: Tracy was our home inspector. We had a good feeling when we started with JBS as we had called several home inspection companies and Tracy was the only person that called us back the same evening and was able to work with our tight schedule to get the home inspection done that week. She was on site at the home before we arrived and had started the inspection process of the exterior. She walked us through the entire inspection, starting with the exterior, garage, basement, main living floors, and attic. She was very thorough and took the time to explain what she was looking for in each part of the home, what was wrong or right, and how best to repair any damages. She explained items around the home that would need updating or maintenance and then pointed out major repairs as well. Her inspection report was available that evening (inspection was done in the morning) and she followed-up with us to make sure we received the information.

Tracy was wonderful. She was responsive, professional, and thorough. Given my experience in the home-building industry, it is possible that it was easier for me to communicate with her about specifics of the house we were inspecting. My impression though is that even if you aren't familiar with all the goings-on in a house, she would be able to clearly describe not only what she was looking for, but articulate the significance of what she found, to you in a way that would be easy to understand. In other words, she was great. A home inspection is expensive, and its certainly possible that somewhere else could be cheaper, but I felt it was money well spent. We definitely got what we paid for. A thorough and complete inspection that really made it clear to us every issue (good or bad) that this house had. Highly Recommended. Thanks.

Ok, 1000 square foot condo and a 3 hour inspection. So much great detail: how everything worked, items that needed immediate fixing and items that should be fixed in the future, how to maintain the house. And then to top it off a report done within 24 hours that is an owners manual for my house! Would definitely use again!

The service provided by JBS Home Inspections was superior from beginning to end. I called Tracey on a Sunday and had a confirmed appointment on Wednesday that week. Dan arrived shortly prior to our confirmed appointment and had begun the exterior inspection. Dan we incredibly thorough as we moved around, in, and through the house. He pointed out areas of concern and explained them to me in detail. He never seemed annoyed by the many questions I asked during his effort. I was completely thrilled with the attention he was paying to every aspect of the inspection. With the price, I was expecting more than I had seen with cheaper inspections, but I was still surprised with just how detailed Dan was. I doubt there is a single item of even minor concern that he did not point out and document. The entire process took about 5 hours (maybe in part due to my questions). I had the 80-page report that evening. The report was comprehensive and loaded with pictures of both areas of concern as well as information pictures for my reference as a possible future owner of the property. I even received a call the evening my Radon results (free with Angie's List referral) were made available and explained the findings to me as well as what would likely be done to remediate the issue. Even my Realtor was impressed. In fact, she stated she'd likely use them for the inspection of her next personal home purchase. I cannot say enough good things about Dan and JBS. While $700 was steep, it was certainly worth every penny!

Tracey was extremely professional and thorough. She arrived early for the 9:30 inspection and had already done a visual inspection of the exterior and taken the necessary photos. When I arrived, she introduced herself and asked if it was my first time purchasing a home. Since it was, I felt like she took the time to point out things along the way that an experienced homeowner may already know how to find or locate. And although I had brought a notebook, she suggested that although she didn't mind if I took notes, she was concerned I might miss something if I was trying to write everything down and promised everything she said would be in the report. It was! Although Tracey had already photographed the exterior, we walked the perimeter and she pointed out the issues that she had noticed, and she was indeed thorough. She pointed out things that were major issues, safety concerns, as well as things I may just want to consider repairing in the future. If she knew, she provided cost estimates of how much a repair or an annual service (like gutter cleaning) might cost. On the inside of the home, Tracey proceeded methodically through the home testing checking every nook and cranny, and pointing out her concerns, and patiently answering my first-time home buyer questions. She took lots of pictures, and the report very detailed, providing me with enough information to request repairs from the seller. I would guess that with the time Tracey had spent there before I arrived it was about a 3 1/2 hour inspection on the property.
Description of Work: JBS home inspector Tracey Litt performed an inspection of a property I am planning on purchasing in Tewksbury. It was a 2100 square foot property in total, including a 1BR in-law. Tracey's inspection included taking pictures of the interior and exterior, a walk through pointing out various issues, and delivery of an extensive professional report in less than 24 hours. Tracey also performed a radon test for the property and explained how that worked.

My wife and I picked JBS because they had many positive reviews on Angie's List. I called on a Saturday, left a message, and got a call back right away. Tracey called me back (it sounded like she sets the appointments). She gave me an exact quote based on the type of structure and square footage. I saw a lot of great reviews on Angie's List, but kept seeing Alex's and Dan's names come up repeatedly. Tracey told me that Alex own the company, so I scheduled an inspection for 9:30am with Alex. We saw in various reviews that the inspectors would show up and get started early, so we showed up at a couple minutes after 9:00am and sure enough, Dan was there. It turns out that Dan was free that morning, so Dan joined Alex for the home inspection which was a pleasant surprise. Over the course of the next 3 hours and 15 minutes Alex and Dan went over the entire house, starting from the outside, heading into the basement, and then working their way up through the main floors and up into the attic. I told Alex prior to the inspection that I was concerned about energy efficiency, so he came out with his IR camera to look for cold spots. They took lots of pictures during the inspection also. The seemed very thorough and pointed out everything, no matter how small. We appreciated that because we want to know everything that is or could be an issue. Not everything is a deal-breaker, but it helps to know. They did a good job of explaining why things were an issue and what could happen if left unaddressed. They also tried to give us rough estimates for repairs when we asked. We received an 80+ page report later that day explaining everything that we discussed during the inspection and that contained a lot of pictures. I'd say the first 45 pages was a detailed recap of the inspection, the next 20 pages was a summary, and the rest of the pages contained state regulations concerning home inspections. Overall, JBS was very professional, prompt, and knowledgeable. We would definitely use them again and recommend them to anyone who asks.

Tracey was fantastic. She was available on short notice and did a great job of explaining everything she saw and was very thorough in her approach. Where JBS really excels is in their reports. This was the fourth inspection I had performed (on different properties and with different inspectors), and Tracey's report was by far the best. She got it to me the day after the inspection, and the presentation was extremely clear with integrated photos clearly demonstrating and prioritizing all items needing attention. It helped us to ensure that all critical issues were resolved before closing. When the initial radon test showed elevated radon levels, Alex called me immediately to answer any questions, and she was extremely flexible and responsive in providing a follow-up radon test under difficult circumstances. Based on their professionalism, responsiveness, commitment and the outstanding quality of the inspection report, I would definitely use JBS Home Inspections again if/when I purchase another property.

After hearing from pretty much everyone I know how terrible home inspectors could be, I was pleasantly surprised by Tracey from JBS. She arrived earlier than our appointment time and had already started examining the exterior, but retraced her steps to explain things to me from the beginning. Tracey was the utmost professional. She explained things in the perfect amount of detail and at the appropriate level of knowledge. She didn't hestiate to provide more information if asked. She did quite a thorough inspection (even my realtor was impressed), but didn't rush through things and also didn't dawdle. The inspection report itself arrived the same day and was top notch - filled with all relevant photographs, descriptions and summaries. The report is also delivered via a website where you have several options to print, save as PDF, share with others via email, etc. Booking the inspection was quite painless as well. Tracey was very responsive on many media: phone calls, texts and emails. I would absolutely recommend her to anyone who needs a home inspection.

They had previously inspected a 3 family for me. As that inspection was proceeding, the fellow stopped and asked me if I wanted to keep going- there were numerous problems with the house. I did decide to stop, and he only charged me $300. He was very good, so I came back to them next time around. $675 seemed a bit steep, but it was well worth it. The house is stucco, and there is some staining. Tracey wasn't sure if the stain was necessarilly from water getting behind the stucco. She consulted with her boss who said it was probable, and included in the report that significant structural damage may be present. This helped me negotiate the price down $5000. (After the inspection, my builder simply sent in a couple guys who opened up a couple of walls to see if there was damage- none!) Tracey was great- answered all my questions, gave me a rough idea what certain repairs might cost, clued me in to MassSave Energy loans, etc. One thing that she didn't really clue me in on, and probably didn't know, was some problems with the electrical system. A previous owner had put in a new 220 A service, but done little else, so that practically the whole house was on two circuits. Tracey noted many individual problems with various outlets and switches, but I didn't really get the overall picture. Otherwise I was very satisfied. As I learned from another ispector, using a certified home inspector is important.
Description of Work: The inspection was for a single family, 5 bedroom house which I ended up buying. Tracey inspected everything, top to bottom, took photos, and provided a comprehensive report. .

Great experience with JBS. I work overseas and was forced to initiate communication with JBS via email. Tracey was responsive and completely willing to work with me and set something up for when I was available. Alex arrived on time and was a great guy. I have a decent enough head on my shoulders about most of what he was looking at, but he was more than willing to answer my questions and pointed out a lot that I would have missed. We hit the roofing and HVAC systems, foundation, common areas, building and lot drainage, as well as just about every detail of the interior of my condo that I could think of. Alex also pointed out a lot of small things that you wouldn't think of - manuals for appliances, a good spot for an outlet that you might not be aware of for a contractor, places that I should consider caulking myself, etc. They quoted me $550 and that price was pretty much in line with what I had been reading about for a 1200 sq ft unit. I have no other experience as this was my first real estate purchase, but I am assuming I got a great inspection for my price.
