I thought I had gotten a good value, with a thorough report that included lots of pictures. I was upset about the damage caused by jabbing holes in my future home, but accepted it despite my reservations. Less than 3 weeks into our new home, we had someone out to repoint the chimney and install a chimney cap - as recommended by the inspection. The chimney specialist comes out, examines the chimney and opens an access point in our basement to view the INSIDE of the chimney. It was deteriorating from the INSIDE OUT and needed about $3000 worth of work. During our inspection, we had asked about that access point in the basement, and Alex shrugged it off saying it was "obsolete." If he had been more knowledgeable, he would have opened it and saw all the issues that we are now dealing with. I could have negotiated closing cost credits to cover the repairs. Instead, I paid top dollar for an inspection of a 1100 sq ft home, and am left shouldering over $3000 in repairs that Alex should have identified. I wonder what ELSE was missed. DO NOT RECOMMEND.
Description of Work: The inspection was expensive compared to competitors and the availability and responsiveness left a lot to be desired during scheduling. Alex arrived on time with a trainee to provide a thorough inspection of the home. This involved jabbing holes in all types of wood (window sills, inner framework, door frames) and creating cosmetic damage that I will end up paying to fix. They walked the roof, the basement, and all rooms. They checked voltages and made sure things were up to code, and provided a report to help us prioritize changes.

Response from JBS HOME INSPECTIONS
I am sorry that a client was not happy with my services. The actual fee paid by the client was $725, not $795. I am always available to talk with clients after an inspection. The client did not contact me to discuss the work that was suggested by the chimney sweep. I did a full inspection of the roof and I inspected the flue from the roof. The liner was in operational condition, hence it was not written up as an issue in the report. Other related issues were outlined including the lack of a proper barometric damper. (The access my client referred to is an obsolete barometric damper.) In my professional opinion the flue liner was not in poor condition. There were other issues with the flue pipe which were discussed in my report. Home Inspectors probe for decay and rot at the exterior and in the basement. The holes that I made in the exterior were to areas of decay. Comments and pictures showing this decay are the report. Poking is required to accurately determine if wood is decayed, and if found, it should always be replaced. I am sorry that my client is not happy with my services. I would have been happy to discuss the flue issue identified by the chimney sweep prior to my client spending money on work that may, or may not have, been needed.

Over all, it went really well. I would spend the money again. They (there were actually two inspectors) were punctual and highly professional. The inspection took close to three hours, and I mean that in a good way. They were both incredibly through. THey were the types to test every outlet, evaluate every windowsill ect. It was not just the thoroughness, but the level of knowledge as well that was really awesome. Furthermore, they let me walk arouknd with them and ask plenty of questions, and suggested the possible fixes for the things that they found. I learned many new things about the home I was evaluating. After their inspection I finally felt like I had a truly accurate assessment of the home. The report is from a template, but is still very through an informative. Although this was my first home inspection, I can't see how any home inspector could do a better job. The only place JBS could maybe be edged out is on price, however, I am a firm believer in the phrase "you get what you pay for".

I work in the real estate field and have been on many, many, many home inspections over many, many years and he did not this. I have neverr seen anyone take as much time and photos as JBS Home Inspection. Their price may bit a bit more (maybe $200.00 more than the average inspection, but believe me when I tell you, you get your money's worth, you don't get the average everyday inspection checkoff inspection list, you get an above average inspection and a report that is detailed which includes photos and detailed information. Don't hesitate, feel secure, knowing that you get a thorough and excellent inspection. Our family would highly recommend this company!!!!!

Not only were we delighted with the service, we were also impressed with the complete professionalism of the inspector, Tracey. She took just over 3 hours to go through the entire property and the entire house with a fine tooth comb. The report provided after the inspection was thorough - detailing each area that needed work. JBS only does one home inspection per day and the report is delivered to you that day. The homeowner was present during a portion of the inspection. When testing the electrical system, Tracey found an issue. When she informed the homeowner, the homeowner was unhappy. Tracey handled herself extremely professionally and I would highly recommend her or hire her in the future. We bought our house last September and would hire JBS again in a heartbeat.

Let me just say WOW. I cannot even begin to express how impressed I am with JBS Home Inspection and Traci in particular. The thoroughness with which this inspection was conducted was beyond anything I expected. She crawled all around, through and on top of every bit of the new house. I'm no newbie when it comes to home improvement and the trades having worked for a plumber, an electrician and a mason. But she pointed out things that I never would have seen. Best yet at the end I was given a very detailed report complete with picture so that I can address each and every issue as we remodel our new home. If you want a complete inspection that will set your mind at ease, these are the people you want to hire.

It is unfortunate that I cannot give Tracey an A+. Tracey was friendly, informative, and thorough. This was my 4th home inspection as a buyer, and the service provided by Tracey was by far the best. - She spent a good 3 hours on a 2600 sqft house. - She inspected everything possible- basement, attic, crawl spaces, roof - She pointed out items that she could not advise us on directly, but told us the next steps to take (possible asbestos, solar water heater) - She took lots of pictures (some inspectors still don't, and it makes a big difference!) - The report was clear and well-written - Even after the report was delivered, she answered questions we had, and provided additional advice on how to investigate one of the potential issues she identified. - The free copy of "How to Operate your Home" was a nice bonus too.

We were in the process of trying to purchase a home in Newton that was an older home (built in 1928). Given the age of the house, we weren't sure what to expect and what would be found upon inspection. Prior to the actual inspection date, we were able to give Alex a call to ask him what the scope of his inspection would cover. He called us back that same day in the evening and spoke with us for a good amount of time, listening to things that we might be concerned about (e.g. possible knob and tube wiring in the house) and answering our questions. He set up the radon test on Fri. and honored the Angie's list coupon for that as well. On the day of the inspection, we met both Alex and his trainee, Jason. They were both very professional. They arrived early to the inspection and started as soon as they were there, so when we arrived, they already had some information for us. Alex was extremely thorough, pointing out many details to us throughout the inspection that we should be aware of, both as potential issues to address or to follow up on and as things that we should just be aware of when purchasing the new home. He patiently answered our questions, and in one case, even went back to double check on something outside and in the basement based on a question that we had asked about something we observed inside the house. He also provided an extremely detailed inspection report that was very clear, well-organized, with many pictures to illustrate what he was referring to, and also had a great summary at the end so that we could quickly review those items that were potential safety or major issues that we'd want to follow up on. We had a great experience working with Alex. We felt much more informed about the purchase we were making, we were able to follow up with the sellers on a couple of the items that needed to be remedied, and we feel a lot more comfortable about knowing what we're getting into with our home purchase. We would definitely recommend Alex to anyone who is looking for a good home inspector and would consider hiring him again in the future if the need arises.

Alex did a wonderful job of walking us all through the property, inside and out, showing us everything that was important for the home purchase. He showed things that were good about the home as well as any issues that were present. All issues that were found were detailed in a report, with pictures, that was sent to us promptly after the inspection was complete. He told us which issues needed to be dealt with right away and which ones were not as important. He was great to deal with and we would use him again.

Tracey did an incredible job inspecting a home we had under agreement to purchase. She was unbelievably knowledgeable and thorough. Over the course of four hours, Tracey inspected the property, crawling in and out of crawl spaces, noticing the slightest evidence of a past leak or faulty connection, and pointing out any potential issues, both big and small. She also gave us very helpful information about the home, tips for maintenance of the home, and overall guidance on being a homeowner of an older house. Her report, which arrived quickly via email, included a huge number of detailed pictures -- in fact, when trying to get some quotes on work the house needed, I would forward parts of the report to various vendors and they were able to see from the pictures alone what the issue was, how extensive it looked, and give a preliminary estimate -- which was very valuable during the quick turn around time for inspection-related purchase price off-sets discussions. Tracey was also quick to respond to both follow up emails and calls with questions about the inspection and report that we thought of later in the day, over the weekend, and into the next week. Having seen a few home inspectors in action, I can say without reservation that Tracey's inspection was the most thorough, detailed, useful, and all around impressive. Even my realtor, who sees home inspections by different inspectors practically every day, was impressed.

After notice of agreement to our offer to purchase by the seller, the hunt was on to find a well-qualified and experienced home inspector who could provide top-notch services on short notice. JBS Home Inspections is one of four entities contacted via email early on a Saturday morning for quotes and availabilities on Tuesday or Wednesday. I received a response by telephone from Tracy of JBS Home Inspections at 10 AM Saturday morning. She was generous and patient with this first-time homebuyer, listening to the description of the property to be inspected and asking questions pertinent to her assessment of cost. She indicated she would be the one to conduct the inspection and would like to review not only the condominium unit itself, but other aspects of the building including HVAC system, roof, and gas and electric metering. The qualifications and licensing of JBS Home Inspections, as well as the positive reviews found here and my conversation with Tracy, gave me confidence in this service provider. While a bit more expensive than other quotes at $575, JBS Home Inspections was my preferred choice for service provider because it is a locally owned business and the quality of the work executed seems quite high. Unfortunately, short notice meant Tracy was not available on Tuesday, our preferred day for inspection; only Wednesday. Consequently, we went with another provider for our home inspection needs. Nevertheless, I would certainly recommend JBS Home Inspections for their responsiveness and professionalism, and hope to call upon them in future.

Spending an extra couple hundred when there is $300,000 - $400,000 swinging in the balance based on the inspection, is worth every penny!
Description of Work: I have bought 2 homes before and my experience with the home inspectors weren't anything to boast about. But this company was worth the extra couple hundred because they went above and beyond with the inspection. He was early and spent several hours with us going over everything. He provided an extremely detailed report which was very easily accessible from a web portal afterwards. I would highly recommend them to anyone that is considering a home purchase.

I had seen strong reviews about JBS, and they still exceeded our expectations. They may be somewhat more expensive than others, but it is very worth it. We worked with Tracey Litt, who was very responsive and professional. She arrived early to the appointment, and spent over four hours with us walking through every nook and cranny and testing everything. She was great about explaining issues in layman's terms, and helping us understand which items are safety-related or otherwise deserve higher priority, and which could be deferred until another time. We had a formal report by that night (!) which was incredibly thorough and filled with pictures to help illustrate any issues being described. There were a few items that became negotiating points with the seller, and Tracey's strong report helped us to support our case. Many of the remaining issues she identified were not immediate problems, but this inspection report will serve as a very handy reference and "to do" list for maintaining our home in the coming years. Contrast this with the very short, vague, text-only inspection report that we happened to see from the person hired by the Buyer of our prior property - seeing that made us appreciate JBS even more. We would definitely hire JBS again for any inspection needs.

Alex arrived promptly at 9am and did a 3 1/2 hour home inspection of a 2,000 sq. ft. house. That evening, Alex delivered a 90-page report with 100 (!) photos outlining issues with the house. Walking around with Alex during the home inspection was a huge learning experience. He clearly explained what he saw and why it mattered. The photos that he took are enormously helpful. A photo speaks a thousand words, and the 100 photos he included in his report are an incredible reference for me. I am able to see, in an organized manner, all the problems that exist and then properly prioritize them. The home inspection was very thorough. He discovered undisclosed termite damage, gas leaks, faulty wiring and many other issues. The price of $725 was higher than other home inspectors, but the quality of Alex's work merits it. I found his work to be an excellent value.

Alex was terrific: Thorough, polite, knowledgeable and responsive. This was the second inspection Alex performed for me. He identified a number of major issues in the first one that led me not to proceed with the house purchase. He saved me a lot of headaches and money by identifying the issues with the house. He showed up on time, spent 4 hours going over the home, and provided knowledgeable feedback during the inspection and in the final report. I have been a carpenter and done general construction so I was keenly aware of the issues he raised, and I did not see any he did not find. he found quite a few that I missed. I have no hesitation in recommending Dan Jones to a home buyer.

The entire process was enlightening, Alex and Tracey were both onsite and went through every inch of the house. Everything they could see was inspected and they patiently walked us through what they were seeing why it was important for certain issues to be corrected. In the end we didn't buy the home but this inspection has helped us better evaluate homes we have visited since.

Extremely impressed. The 2 recommendations I had for inspectors did not fair well on Angie's List so I looked for someone who did. Tracey was early to the inspection. She had all her tools and camera in hand. She explained everything and what she was unsure of researched after the inspection to include in the report. She checked every outlet in the house. Every window all heating and water. We even had the heat on in Massachusetts in August that is not fun. The report was received that night. They only do one inspection per day so that you get your report quickly and extremely detailed complete with pictures. The seller's agent even took her business card for future referrals. He is present for hundreds of inspections and was very impressed with the level of detail. I would recommend them to anyone buying or selling their home.

Based on recommendations from Angie's List I chose JBS Home Inspections over the inspector my real estate agent recommended (who was $200) cheaper. I used Alex from JBS twice. Once for a new build I had an offer in on. And a second time for a 10 year old condo I had an offer accepted on after my first place fell through. Alex is a great guy and very professional. He is very detail oriented and incredibly communicative. I was very impressed with Alex after my first experience using him. At the second place Alex identified some minor issues and recommended I follow up on them. Some big ticket items were identified with the condo building itself, which led the seller to disclose what was happening which was good. I was very satisfied with Alex's work until I moved in. Soon after I moved in my life became my own personal episode of Holmes Inspection (for those house hunters out there that watch HGTV non stop you know what I'm talking about). Alex basically missed one of the most expensive and critical components of a house, the HVAC. On his report he cited that the HVAC was abnormal and to have a technician check it out. However, in a seller's market you don't have the opportunity to have an HVAC technician come "check out" and HVAC set up. In addition, an inspector should be competent enough to look at an HVAC unit and determine if it's serviceable or not. Alex was unable to do this, but some how plumbers, electricians, and handy men were. Since my HVAC was unserviceable I have to spend almost $10,000 to have work done that would typically cost 10% that amount. Alex also missed some very obvious issues, like the windows falling out of their sills and lack of screens. Overall I'm sick to my stomach with the fact that Alex missed something so critical like an unserviceable HVAC system that multiple plumbers, handymen, and other home-repair professionals have stated was the most ridiculous and unconscionable thing they've ever seen. Commenting that an HVAC technician (who by the way you have to pay near $250 to come to your house) review the set up when it was so obviously problematic is irresponsible and demonstrates a lack of knowledge on behalf of the inspector. I highly recommend you avoid using Alex.

I am sorry that my client feels this way about my inspection with regard to their HVAC system. As a home inspector we have no control over the real estate market. If we make a recommendation at the inspection, and in the report, to have a system checked by the professional in that field, in this case HVAC, it is incumbent upon our clients to do so. This follow up should always happen before the P&S. If that is not done, any issues that may arrise on the buyer to deal with once they take ownership of the property. Further more at the inspection it was clear, and we discussed, how tight this particular hydo-air system was in the closet that it was located and this lack of space will present issues when servicing and/or replacing. Again I am sorry that one of my clients felt that our services fell short of their expectations.
