The inspection report was excellent - organized to note issues that were safety issues, and organized according to various categories (plumbing, electrical, etc.) The report enabled us to assess the condition of the home and to negotiate for a price adjustment prior to the P&S.

Not only was Alex thorough, detail-oriented and not afraid to get dirty, he educated us along the way about our future home, providing a good deal of advice we are sure to make use of. I can't say enough good things about the quality of the inspection and the customer service. And the report itself was fantastic, with photos to go along with identified problems and recommendations.
Description of Work: Alex of JBS Inspections performed a home inspection on a house we were considering buying: exterior, interior, structures, appliances, utilities, etc. Alex provided a written report shortly after the completion of the inspection.

+ -1 moreFantastic. Tracey was quick to schedule an appointment and was very professional on the telephone. I was able to have her out at the property in a few days time and she was extrememly thorough. She walked us through each part of the inspection and educated us about the house. The report came via email the next morning with a descriptive narrative and color photos of everything we discussed. She also used categories so that I could prioritize the work that needed to be done, i.e. maintenance, safety, etc. The one thing I wouln't skimp on is the house inspection and JBS was worth every penny.

+ -1 moreAlex was very helpful and responsive when setting up the appointment. Tracey did an excellent job with our home inspection. She was extremely knowledgeable and thorough. She answered our many questions and gave lots of suggestions on how to improve the home, and was very personable during this process. She arrived early and had most of the exterior inspected before our appointment time. It was a pleasure to work with her and I was very impressed by the breadth of her knowledge of everything associated with the home. Our report was sent to us on the evening of the inspection, was online, and the format was excellent. The photos and descriptions were great. The report was a million times better than the old handwritten ones with no photos. The inspection and report are extremely useful to us as we buy our home and write our to-do list!

+ -1 moreBooked Alex re the web on the basis of the Angies List reviews. He was the perfect home inspector for the task! He was friendly and approachable, explained everything, and gave a very detailed report with photos. He knew how buildings were built in 1870, and could tell the difference between "it's old but solid -- it's great" and "it's old -- safety hazard --replace." We came away with a prioritized list of what needed to be done immediately, what next, and what could wait. We felt he dug into everything enough that there would be no surprises. He was also good humoured about the nesting critters and the other hazards he had to work around.

+ -1 moreI was in a bind but luckily JBS was able to schedule a home inspection 2 days after I called. Tracey did a fantastic job. Meticulous, patient, answered all questions, scrutinized everything in extraordinary detail, had a great cheerful personality that put everyone at ease, and best of all... the report she wrote up. I showed it to a few people who were all blown away by it -- The amount of detail, the fact that everything mentioned in the report had a photo (sometimes with diagrams) to make certain the lay reader understood the issue exactly. They charged a bit more than other home inspectors, but with the incredible detail provided, I was able to successfully justify renegotiating the sale price of the home I was purchasing, and saved $7500 so their fee paid for itself and then some. I cannot recommend them higher.

+ -1 moreAs a first-time buyer with a limited budget, I was filled with concerns and anxiety over the prospective purchase and inspection. I called and scheduled an appointment with Tracy because she received outstanding reviews. She exceeded all of my expectations, patiently answering all of my questions and providing an incredibly thorough report afterward. She explained all of her findings in detail, took photos and emailed the report within a few hours. She provided me with a precise list of what items needed to be fixed (and the reasons why) and the peace of mind resulting from this was priceless. She was worth every penny I spent.

+ -1 moreMy home inspection was performed by Tracey from JBS Home Inspections. She was prompt, professional, knowledgeable and extremely helpful explaining the process and what she found. I truly felt like she was protecting my best interests during the inspection and I trusted her implicitly. Tracey was also personable and her demeanor helped put me at ease during what can be a very stressful time for a homebuyer. The inspection lasted a little over 3 hours, and although a bit on the pricier side, worth every penny. The final report was very detailed and included plenty of photographs. I would highly recommend JBS and Tracey for home inspection services.

He provided a lot of good information on the problems he observed -- some I didn't know about -- and also noted where I was more concerned than I needed to be. He identified what needs to be done now, what can wait, and how I can phase the work effectively. He arrived right on time, took all the time needed, and is very knowledgeable about issues with old houses like mine (90+ years old.) This was money well spent, and Alex deserves the high ratings he gets on Angies List.
Description of Work: I asked for an informal home inspection, to help me decide what home repairs are needed and what the priorities should be. Alex spent well over an hour with me going from basement to attic, and checking the garage and roof. I didn't ask for a report afterwards -- I just took notes as we went along.

+ -1 moreWonderful. We have been living in a newly constructed home for one year. The contractors did a great job and we love our home...That said we did have a few minor plumbing issues. We had a home inspection by someone referred thru the realtor before we closed. A very detailed inspection. Very complementary of the builder. After moving in we noticed some small water stains on the ceiling. I traced them and they had not expanded during our first year. Still they concerned us so we had inspector one out again. She could not find any reason for the stains...perhaps my teen had run water over the shower. He did do so once in the first week. Since that did not explain the kitchen stain we decided to hire another inspector for a second opinion. Alex came out on time and conducted a walk thru addressing each of our concerns. It did not take long for him to discover that the kitchen stain was still damp and traced it to the jacuzzi. We do not often use the jacuzzi but my son had used it the day before. He filled the tub, got out his flash light and found a definite leak...which of course my contractor fixed immediately. We had Alex look at a few other really minor things while there. We were very pleased with his professionalism and his price...noting that he charged a fraction of what home inspector did and found the problem in no time at all...something inspector one was unable to do. I can see why he won the Angie's list super award.

She did so in a timely fashion and presented us with an accurate picture of the risks we faced prior to putting in an offer on the house we eventually bought.

Though it was pouring rain and the backyard was more like a pool than a lawn, Tracey checked everything, everywhere without hesitation. She answered all of our questions with patience and knowledge, explaining everything in detail and giving us extremely helpful suggestions as we went through the house. Description of Work: I found this company on Angie's list and chose it based on the good ratings. I wasn't dissapointed and it's worth every dollar spent. Tracey, Alex's partner, came a little earlier then our scheduled time and started to look at the property from the outside. Then she did a very detailed inspection of the inside of the house, explaining and answering every question we had. The next day we had our report with lots of pictures and detailed explanations of every problem she found at the house.

+ -1 moreI chose Alex based on reviews In Angie's List. I knew he charged more than others, but I appreciated what others said about the quality of his inspection. He was prompt and I felt he did a thorough job. He pointed out quite a few things which needed attention, and in his report which I received the next day, they were all prioritized in order of significance. He took lots of pictures, with the issues clearly marked. I think this will be very helpful as I try to have the issues corrected. During the inspection he noticed that my steam boiler was over-filled and immediately started unloading water, about 5 bucket loads. I really appreciated that - I had no idea I'd created a potential problem. I would hire him again.
Description of Work: Inspection of my home - I wanted an evaluation of it's condition and to understand what maintenance was required, long term and short term.

His thoroughness, detailed explanations and professionalism made him a pleasure work with. I especially recommend him for a first time home buyer. We hired Alex after finding discrepancies in the report provided by our first home inspector, Tiger Home Inspection. Alex came out and walked me through the whole unit, discussed problem spots with me, what causes them, potential problems and possible fixes. Instead of discounting our concerns like the prior inspector and the builder, Alex was true professional and took the time to walk me through everything! He showed me and explained what it was he was looking for and help me prioritize the "punch list" into dangerous, major problems and annoyances. Alex went above and beyond our agreed upon scope to look at the roof and garage and discuss areas of concern.
Description of Work: Alex performed a VERY thorough inspection of my condo unit, including common areas such as the roof and garage.

I picked the one that had the highest scores in my area. Alex was great. Competent and reasonable. He was there early and we spent 3.5 hours going thought the home. While still a Victorian, this house was very different from the last house and he spotted many different problems. It is so worth paying more for an inspector who really knows his stuff! Luckily, his report enabled us to get some allowance for repairs and we bought the house!
Description of Work: Alex did a second home inspection for us after finding so many problems with the first house we were going to buy. The price is so much because it was an extremely large house.

+ -1 moreOverall, Alex was great. As he walked us through the entire property, he answered all of our questions in a frank, professional manner. He was friendly and pleasant and easy to speak with. We never felt rushed. His knowledge base is immense and there was nothing he had to get back to us on. He gave us great information in every single instance. He made us feel very comfortable about asking anything. He often gave us suggestions on ways to improve things. He pointed out many instances where problems may arise in the future and how to cope with them. He found several issues that had to be dealt with immediately. He came well prepared with a slew of tools and measuring devices which he referenced constantly. Alex easily spent over three hours at the property and we were very pleased with his work.
Description of Work: Alex completed a home inspection for us in Watertown, MA. He left nothing unaddressed. He checked the garage and the grounds surrounding the house which included three retaining walls. Alex climbed out on the roof where he checked the shingles as well as the condition of the chimney and flashing and roof line in general. He went through the attic space where he checked the central cooling system for the second floor as well as pointed out several possible leak issues. He also discussed the current insulation and possible alternatives for our needs. Alex pored over the second and first floors room by room. He ran water, checked temperatures, water pressure, and plumbing conditions in both the kitchen and the bath room. He ran the heating system. He ran the central cooling system. He looked into structural issues with the walls, drop ceilings, porches, and windows. He checked lighting. He checked every single outlet for grounding. He checked major appliances to make sure they worked. He checked the toilets and showers for defects or improper installation. He checked doors. In the basement he opened both power boxes and showed us the wiring structure and pointed out any concerns. He traced grounds. He checked the first floor cooling system including filters. He found minor gas leaks near a dryer. He checked all of the plumbing. He checked the furnaces. He checked the flu and lower chimney structure. He checked the water source and pointed out any issues. He checked everywhere for rot, mold, and any sign of pest/insect infestation. Alex pointed out every crack in the foundation inside and out. Any sign of moisture or leakage. He checked incoming power lines and box. He looked at the siding, the stairwells, and the overall integrity of the structure. He checked the central cooling units outside. He looked at the driveway and all pathways and entryways. He observed everything.

We found him to be very thorough, inside and out, and took the time to explain everything he found as well as answer all of our questions. The 20 page narrative report was submitted via email the same day and was extremely informative. We have used a home inspector in the past, and Alex did a far better job - worth every penny. + -1 moreWe called Alex after seeing all of his positive reviews on this list and we were not disappointed. He was friendly, responsive and highly professional. He was able to see our place on short notice and told us in advance the entire process he would go through and the costs. At the inspection, he was incredibly helpful to my wife and I, who know little about houses. Unlike the last inspector we worked with, he took the time to explain what he was doing and why. When we asked questions he was genuinely happy to elaborate. He never rushed. The two brokers we were working with both commented what a thorough job he was doing (while they might have been tired to sit through a long inspection, they both noted that it would be incredibly valuable for us). When were done, Alex summed it all up verbally, and promptly sent us full report of the issues. Apparently, others on Angie's List have noted that his price is high, but I think it could have been the best money I've spent in a while. Highly recommended.
