Jeff Goodwin of Buyers Brokers Only was of tremendous help during my recent condo purchase in Central Massachusetts. I was very particular during my search, and Jeff's professionalism and patience was greatly appreciated. I always felt he was on my side, and offered excellent help/suggestions throughout the process. I could not be happier with the end result, as I found the perfect place. We e-mailed Dave Kres in the initial stages of our plan to relocate from NY to MA or Southern NH. Dave responded promptly, referring us to Rebekah Montague who was licensed in both states and familiar with the areas in which we were interested. It's hard to imagine that there was any other agent in the area who was such a good match for us. Rebekah was knowledgeable and attentive to every detail, immediately sought answers to our many questions, offered good advice on negotiations, kept us (relatively!) calm on more than one occasion throughout the process, and educated us on all aspects of Massachusetts / NH real estate transactions. She professionally handled the very time consuming and frustrating process of our initial offer on a model home in a 55+ condo community in NH, offering opinions when asked for them and helping us come to the decision that it was not the right move for us. Always responsive, Rebekah continued researching communities and neighborhoods and provided statistics and information that enhanced our internet search. Showing logistics could have been difficult as we were living 6 hours away, but Rebekah was always flexible in working within our time frame and schedules. When we were unable to attend an open house in a community we were considering (and felt the property might go quickly following a large price reduction), Rebekah toured the home (together with our daughter) and promptly provided extensive details and pictures of potential structural issues. With every home we toured, she was excellent at pointing out faults and possible water issues. When we believed that we had found our new home, Rebekah was exceptional throughout the offer and negotiating process and all that came after - again offering opinions when asked, communicating with the seller's agent and attorneys, and staying on top of getting the required pieces completed on time. As we recently reviewed our initial letter to Dave, we realized that our new home meets not only all of the requirements we expressed, but all of our "preferences" as well. Rebekah exceeded our (very high) expectations. She is friendly, extremely competent, and a great communicator. However, her best trait might be her sense of humor which helped all of us through some stressful times.

Rich helped us with everything from finding the home to closing on it. He was knowledgeable about the area and about the homes. He was incredibly responsive and really made us feel like he was looking out for out interests. RIch was also able to recommend a great home inspector and mortgage loan officer. We could not have done this without Rich and are happy with our new home.

He made the whole home buying process in the crazy Boston housing market seem very easy. When we first started the process of buying our first home, we found many great reviews online about Andrew, especially in his work with first time home buyers. Immediately upon emailing Andrew, he sent us a quick reply and set up a time to talk with us by phone. From the beginning, Andrew was open and honest, and gave us a detailed idea about how the home buying process usually works. We had talked to other realtors at various open houses, but after talking with Andrew, we felt right away from our first phone conversation that he was the perfect fit for us. Andrew is very quick to respond to any question you may have. Whenever we had a question about a specific property listing, or general home buying questions, Andrew was quick to respond and gave us great advice. In addition, Andrew was always professional and very kind, which made it a pleasure to have him on our side while searching for a home. During our home buying process, we had many offers where we were outbid. The market in the areas we were looking was crazy at times. Andrew was great at making sure that these lost offers didn?t discourage us. He also kept us at ease and made sure that our subsequent offers were reasonable and he gave us great advice as to what amount would be overpaying for a given property, which was very important to us. After a number of attempts, we finally purchased a home that in the end fit all of our wishes for our first home. We couldn?t be happier with the purchase we made, and much of that is due to Andrews continued support and advice throughout the process. After the offer was accepted, Andrew was extremely helpful in the remaining processes of home inspection, purchase and sale agreement, and closing. Even after the closing, when questions came up about initial repairs, etc. Andrew was one of the first people we turned to for questions. And just as he was during our home search, he was quick to offer sound advice. We think the strength of Andrew?s service is that he is not pushing any properties on you, and isn?t trying to convince you to offer on one property versus another. He offers you sound advice and makes sure that you are looking at all aspects of the properties that you are interested in. Also, if you have offers that are outbid (as can occur if you are looking in a crazy market), he isn?t trying to convince you to put subsequent offers in that he would feel are overpaying. His years of experience in the Boston area and great sense for the market and which areas suited us, was very helpful in our search. Buyers Brokers Only have a great philosophy of only representing home buyers, eliminating possible conflicts of interest that could arise if an agency represented both the buyer and seller. As the buyer, they represent you with only your best interests in mind. After going through the home buying process for the first time, we are so happy that we went through it with Andrew?s help and guidance. And we highly recommend him to anyone looking to purchase a home in the Boston area!

This is the second time I've used Dave Kres from Buyers Brokers Only LLC. I find him to be very professional, very helpful and knowledgeable in this business. His attention to detail and knowledge in handling complex negotiations helps with making smooth transactions and also with taking a huge stress off from a home purchase. Femion Mezini was great. We started out wanting a fixer-upper, and he bravely walked through basement cobwebs and uneven floors. Then we looked at "tear-downs". After broadening our search area, dragging him through many other properties, we ended up with a newer house needing very little work. Femion responded quickly at all hours and provided very good advice on house values and costs for various improvements. His patience was admirable. The company offers a rebate based on the sales price, so we actually received a check after the sale.

We used Buyers Brokers and Rich Rosa for our corporate relocation and we couldn't be happier with our choice. They were incredibly professional and response in our search for a new house in an area that we didn't know much about. We actually closed on our house while we were still living in Germany and the entire thing went like clockwork. Absolutely no issues. We highly recommend them for anyone purchasing a home!

Femion was amazing. He was always there to help us and had our best interests in mind. He would answer our emails or phone calls very quickly. We have been looking for a house on and off for years with various brokers in the Boston area and never had much luck. Femion is the first broker who we were finally able to purchase a house with. As first time home owners, we were quite nervous, but Femion stuck with us. We are very happy with our new house. Femion was extremely patient and we never felt pushed into making a purchase. We looked for a house with him for 10 months, before we found a house which we liked and were able to buy at a fair price. Femion is smart, always professional, an excellent negotiator and very funny to boot. We would definitely recommend him to anyone looking for a house. He is also a lawyer, besides a broker, which helped with the offer to purchase and the preparations for the purchase and sale. The only disappointing thing is that after we purchased our home, we no longer get to work with Femion. :-(

We were first time home buyers and a friend of mine referred us to Christine Smith at Buyers Brokers Only for assistance with the process. We couldn't have made a better first step! My fiance and I were woefully undereducated about the home buying process and when Christine met with us, she clearly explained each step, why it was important to the overall process, and when during the time line of events it should happen. Not only did she set us up with appropriate expectations from the beginning but she also patiently answered the onslaught of follow-up questions via email in the days that followed. We liked her immediately. Christine made herself more than reasonably available to go look at houses with us, giving us full weekend afternoons several times. Since we were looking for antique homes, Christine even happily indulged our requests to see several properties a second time so that we could bring along our contractor. Additionally, she quickly worked up thorough market analyses on the houses in which we were most interested which served as another useful tool to help us understand the industry. Once we found our dream house (really, it is our DREAM house), Christine provided referrals to equally professional vendors for our mortgage, legal representation, and home inspection. She made sure we knew her recommendations were only that and we were free to choose whomever we wanted for any of those services. We fully trusted her at that point, however, and were happy to hire her referrals. As soon as the offer went in, Christine was a diligent task master in keeping all of us on track so that there were no delays or opportunities for anything to fall through the cracks. We closed on schedule and within a month of offer acceptance. The home buying process is intimidating, particularly for first timers and I can't say enough how wonderful it was to have someone who we trusted completely leading the charge on this adventure. While I don't think we'll be in the market for a new home anytime soon, I would absolutely recommend her and her firm to anyone who is.

Mike was the third agent we worked with trying to find a home this year, and the sixth agent we worked with in general, and we would work with him again in a heartbeat - he was great! We found Mike through Rich of Buyers Brokers, after the other agents took 4 days to set up a showing at which point every property was gone. When new homes came on the market, it took Mike a couple of hours to set up half a dozen showings. We were able to get into a place within a day and put an offer for it. Being a first time homebuyer can be stressful, but we honestly can't thank Rich Rosa enough for helping us through the process from start to finish. Because it's such a tough market out there, we ended up switching our criteria several times, ending up in towns far beyond Rich's normal service area. He had amazing patience and never anything but a great attitude as he made 1.5 hour drives (each way) to look at houses with us for an hour. We had 3 offers fall through before we found our right home, and he kept us even-headed in times of total anxiety on our part. Rich was always responsive (even during his vacations) and answered even our "dumbest" questions (as a first-time homebuyer, we had many!) and we never ever felt like we were bothering him. His advice and ability to give context was invaluable, as he saved us money in several places on the transaction. Rich was also good at keeping all the players (sellers agent, bank, attorneys) coordinated. He also can give great referrals for things like home inspection, lenders and attorneys. As a side note, it was important to us to have an independent agent to represent us, and Rich was always honest and candid. For example, we had one house early in our search where the sellers basically told us that if we didn't have an agent fee, he'd accept our offer - basically pressuring us to drop our agent. While we never considered it, Rich openly and honestly explained what a process without an agent would look like for us, and also came up with a couple solutions to try to work our the deal. He always put our goal of getting the house we wanted above everything else, including even his own benefit, in that case. Rich was recommended to us by a friend (and former client), and since our own close on our home, we have already referred our friends to Rich. We would recommend him to absolutely anyone looking for a buyers' agent.

This past winter, we decided to explore the move from a suburban house to a Boston condo. Cannot say enough about how great it was to work with Rich Rosa of Buyers Brokers Only, LLC throughout the process of finding and negotiating the purchase of our first home. My husband and I had recently relocated from out of state for his job transfer to Logan Airport, and were unfamiliar with many of the towns around Boston that might satisfy our various and sometimes divergent lifestyle requirements. Rich answered emails in the hundreds (seriously) over the course of 8 months and accommodated my husband's insane work schedule, often fitting our showings into his own busy schedule with very short notice, and always with good humor. He quickly understood the differences in my husband and my search priorities, mine being location, my husband's being home age and condition as well as commute time, kept them in mind always, steered us away from homes or towns that clearly conflicted with one set of preferences or the other, and steered us toward areas that were sometimes unfamiliar and far afield but which met both our criteria perfectly. On home tours Rich walked with an observant and technical eye, analyzed potential short term and future expenses, and was able to detect warning signs of issues that might require more extensive repair or require an inspection by a structural engineer. He was also great at suggesting simple upgrade or renovation options, knew home systems well, and was knowledgeable regarding local costs. Rich's company, Buyers Brokers Only, provides a website that is very educational with many articles and resources to assist homebuyers, and Rich can provide, if needed, a compiled list of local banks, loan officers, brokers and P&S/closing attorneys who had been highly recommended by satisfied clients. Although all the agents at BBO are attorneys, the company reimburses clients an amount at closing, based on the purchase price of the home, to encourage clients to hire real estate attorneys to complete the Purchase and Sale agreement during the process. While an agent cannot double as your attorney, the legal and industry knowledge Rich brought to our house hunt was invaluable. It is important to understand that Rich's service style is to encourage clients to make use of free subscription online real estate search engines, including the MLS listing service from his own Buyer's Brokers Only website, and to conduct online searches for properties to tour with him. Rich then arranges the tours of whichever homes the clients wish to see, and does all the rest that any agent will do for clients. This worked perfectly for us, since we did not have a lot of time to waste looking at homes that a traditional agent might guess would meet our tastes, or might be above budget, and we had no trouble finding homes to tour. Rich did on occasion, however, shoot us some listings he felt might interest us, and, as mentioned, steered us to different locales that he thought would be a good match. Most important to us, Rich's extensive expert trade knowledge of the local real estate market extended to towns and neighborhoods that covered a very wide area of Boston metro, metro-west, and north as far up as the Massachusetts/New Hampshire border including the north shore town where we finally settled. His stand-out talent for negotiating really revealed to us the value of having an attorney as our real estate agent. The fact that the offer on our current home was accepted despite a similar cash offer made at the same time, had to do with the fast, professional, and efficient way in which Rich handled the offer negotiation with the seller's agent. It reassured the sellers that the deal would go though. This info came directly from the seller's agent during our inspection. On top of all this, Rich is a really nice guy. As older adults negotiating our first and potentially last home purchase, Rich had to deal with our less than flexible personalities, lack of home search and home-owning experience, two very different and sometimes conflicting sets of criteria, and one persistent information junky with constant questions and a picky over-analytical nature who writes overlong emails (guess who). He maintained a level of patience and friendly ease that was professional and remarkable. We searched from September until March, offered on five, got three, had to walk away from two based on problems Rich had discovered prior to, or were confirmed by, the inspection. The third is our perfect (for us) home in a great locale with a decent commute to Logan thanks to Rich. Moved in mid-June. Couldn't be happier. We highly recommend Rich Rosa, Dave Kres, and their attorney/agent associates at Buyers Brokers Only, LLC.
