I am beyond pleased with both Jess Wagner and the final result he very much helped garner. Jess was very patient as we looked together for many months at a large variety of homes and was very understanding when I needed to take a break to sort out my financing. Jess was a fantastic resource in our house hunt, he always responded promptly to email, texts and phone calls and dutifully went with us to look at a tons of houses. He is very professional, of wonderful humour and he quite simply really knows his stuff. In the end we found a house that works perfectly for us. Jess always asked the right questions and gently steered me away from many homes that would not have been good fits, this includes a number of properties that would have offered larger commissions for him. I always felt he was working for us and had as his first priority to make sure we found the right home. Jess always asked the right questions and would often be appropriately skeptical in seeing issues that I could not. I joke that I knew I had found the right home when I saw Jess' enthusiasm for the property, something I had not witnessed in any of the other dozens of homes we'd seen together. If and when I buy another house I will not use any other broker. I say this without reservation.

I can't say enough good things about Christine and Jess. They were polite, supportive, informative, and had great senses of humor, making them a joy to work with. They made time for us whenever we asked to see a place and they found places for us to look at that we had not considered. They knew the technical aspects and helped us to evaluate things like furnaces, hot water heaters, and structural issues. They knew our pets are important to us and made that aspect a part of their search.

This buyers broker service primarily operates in N. MA, but they also cover the Seacoast area of S. NH. Our broker was Derek Durbin and he was a pleasure to work with. He was very accessible via phone, text or email, punctual for almost all appointments, and very knowledgeable of our local real estate market. He also brings a legal background to the table and seemed to work well with the selling brokers. He met with us initially to learn our needs, helped us get signed up on their very useful MLS listing database, accompanied us on all home viewings and contributed advice on each property, worked diligently on our competitive offer situation to close the deal, and the result was a successful home purchase & closing, only 3 months after first starting the home buying process. I highly recommend Christine Smith as a buyer's agent. This year I purchased my first home. I was very nervous going into the process as I had never purchased before and was doing it on my own. Christine was excellent at explaining the process and helping me along the way. It wasn't one of my criteria for an agent ahead of time but I really ended up appreciating that Christine only represents buyers. This means that she is there with you when you visit open houses (rather than other agents that are busy doing their own open houses). This was of tremendous help to me because she was able to help me understand what to look for in a home. Christine was extremely responsive on evenings and weekends and I always felt like she was giving me the utmost attention. As I went through the entire process, Christine was always able to provide recommendations for the other roles (inspection, legal representation, etc.). I used her recommendations all along the way and was never disappointed.

We made 3 offers all told. * The first offer fell through due to structural damage that we didn't detect until the home was inspected. * In the second offer we were unable to come to an agreement with the seller on the price. * In the third Jess helped me negotiate a good price, and I am now a happy home owner.

He walked us through the process, provided facts and perspective on different homes, and made sure that the offer-to-closing process went very smoothly. Another success story for Otto Iglesias! After several years of tentatively considering homeownership, we finally decided to take the plunge in September. We found Buyers Brokers Only online and, based on the positive yelp reviews, decided it couldn't hurt to call. Otto responded within 24 hours and our first meeting was set. The first meeting was super easy and comfortable. Otto explained the process and how we were going to go about searching for and buying a home. It was so nice to hear him talk about the process and answer all of our questions. I appreciated that he is a lawyer because it gave me peace of mind that the language in contracts had the buyer's interests in mind. Being first time home buyers, we were all over the map and couldn't really decide where we wanted to buy. We had our dream area, but it was a hard lesson to learn the areas we could comfortably afford. Otto was patient with us and encouraged us to look at more houses at different price points, just to see what we could get in different areas. We were a little worried about wasting his time visiting places we were simply curious about, but getting Otto's opinion on them, and learning the types of things to look for was very helpful in our decision making process. I also really appreciated his candor, patience and sense of humor when it came to telling us that we couldn't take all the time in the world to make decisions. When we finally found the houses we wanted to bid on, Otto was exceptional at getting us in to see them in short periods of time. "I am on it!" has become a new phrase in my lexicon. His sense of urgency was a little stressful for my husband at first, but we came to realize that a hot property doesn't last long! And we totally appreciated his focus and urgency when it came down to the house we eventually bought. In the end, he was firm during the negotiation and was able to secure a VERY comfortable price. After that he gave us a lot of breathing space, but continued to be responsive and helpful for the month between signing the P&S and closing. We were very grateful to have Otto advocating for us and assisting us throughout the whole process. He's got quite the network and can get things done quickly. He was great to work with. Highly recommended!

This was our first home buying experience, so the entire process was very new to us. Before we started officially working with Jess, we first met up at a coffee shop to get to know each other a little better. He wanted to make sure he understood what we were looking for / why we wanted a house and we had a lot of questions about the process. Jess was very open and honest about the entire process -- making sure we also understood how *he* got paid through all of this. And so started the search! Throughout the entire process, Jess was very patient with us as we learned what we liked or didn't like in a house and what the right area was for us. With all of his past experience, Jess always had a keen eye on what things to look out for in a house. More than a few times, we missed some glaring issues that Jess caught and pointed out. Jess never pushed us to put in an offer on a house we didn't absolutely want. In a competitive environment like it is today, he always made sure we were comfortable with the amount we were bidding before putting in an offer. When it came to the actual house we bought, it had probably been about 5 months or so of searching. Jess provided some great guidance on how to structure our offer in order to have the best chance of it getting accepted -- and it did! Throughout the closing process, Jess did some fantastic negotiation, saving us money and helping us close exactly when we wanted to. Looking back at the whole experience, I think we had a great buyer's broker in Jess. His background in law, rental properties, and real estate proved very useful. He was always prompt to reply to e-mails or just get on a phone call regardless of time of day. He remained patient, encouraging, thoughtful, and understanding with a first-time buyer. I'd highly recommend him if you're looking in an area he services. -A happy homeowner
