I found Rich Rosa (Buyer?s Brokers Only, LLC) online when doing initial research about buying a home in Massachusetts. I was a first time home buyer, and completely naïve in the entire process. Based on the reviews on Yelp, I decided to send them an email and ask about the general process for buying a house and where to even begin. Rich responded within a couple of hours with detailed information about the first steps and also provided helpful resources for first time buyers. He also offered to meet in person to discuss the process further, which I took him up on. After our initial meeting I decided to move forward with him as our realtor (we were never locked into working with him, but I never had any intention of going with someone else). He was available throughout the entire process and always responded to emails within 24 hours, and was very patient with all of my naïve questions. When he was going to be unavailable at any point, he always let me know ahead of time and made arrangements for his associate to handle everything while he was out of the office (even if he was only going to be unavailable for an afternoon). He was always able to set up viewings and when we went to look at houses he would tell us all of the things to look for in a house, and point out things that might be problems that I would never have thought of. The entire time I felt that Rich was on my side, and I feel confident in saying he definitely put my best interest above all else. Rich also provided me contacts for mortgage banks, attorneys and home inspectors. The house we ended up going with was a short sale, and almost nothing about this sale went smoothly. Rich had warned about short sales and all of the problems that can happen with them, but I decided I wanted to go for it anyways. Despite all of the various problems that arose and all of the frustrations, he was responsive and helpful the entire time. I?m not sure this sale would have ended up going through if it hadn?t been for his diligence and experience with these types of transactions. We have been living in our new house now for about a month, and I couldn?t be happier. I urge anyone in MA or NH who is thinking about buying a house to contact Buyer?s Brokers Only.

Being a first time home buyer I didn't know what to expect so I braced myself for the worst. I hit the lottery with Otto Iglesias from Buyers Brokers Only. He was absolutely amazing. Rebekah listened carefully to us and steered us in the right direction and we ended up with a beautiful home right in our price range that has all the things we were looking for. Throughout the lengthy process of finding and purchasing a home, Mr. Rosa was patient, knowledgeable, and highly professional. E-mails and phone calls were returned promptly, and he was very diligent about keeping track of deadlines (e.g. home inspection, loan commitment, etc.) and acting promptly to protect our interests when necessary. I would highly recommend him to any prospective home buyer and would work with him again in the future.

My husband and I had a great experience working with Femion. We had a looong search, and Femion was very patient and helpful. He is very knowledgeable about the condition of a home, which helped tremendously as we'd only ever owned a condo before. He aided us in placing 2 offers in a very competitive market, one of which was accepted. Subsequent to the offer, he helped negotiate an agreeable closing date, and some concessions based on what a home inspector ( whom he'd recommended and used personally) found. One of he things that was great about working with Femion was that he's very honest. There were times when he pointed out problems with a home we'd been interested in, that we would not have thought of. He was extremely responsive to all our (millions of) questions and very flexible about scheduling appointments. We never felt dumb, or like we were inconveniencing anyone. This review is WAY over due as we moved in to our place a little over a month ago. I needed to take the time and tell the world how incredibly AMAZING Buyers Brokers Only is. I found them through Yelp as my boyfriend and I started our condo search, From the very first message I sent, I was treated like we were billion dollar clients. We had the amazing opportunity and pleasure to work with Femion Mezini. I mean...where do I even start... from our very first conversation, I knew immediately this was the right person for us! He was professional and very friendly. He was an excellent listener, paying very close attention to my (MANY & PICKY) requests and went above and beyond to answer each of my (once again MANY) questions. This was particularly comforting given that this was our very first home buying experience and it also happened to be a condo in Boston. Since this review could go on FOREVER because i have so many positive things to say, I'll limit myself to a list of some examples of the incredible service that we received. Call Jess Wagner from Buyers Brokers if you need a buyer broker to help find and purchase a home. (Note: Buyers Brokers does *not* do home sales) We first contacted Buyers Brokers and Jess through their Angie's List recommendation. Jess helped us identify what we were looking for in a house and showed us at least a dozen properties. Through everything Jess was very responsive and set up viewing appointments promptly, usually with viewings within 24 hours. With a low-quantity, high-turnover market such as Boston, time is everything. He answered all of our questions and some multiple times. He held our hands and guided us through the offer, P&S, inspections, and closing process -- remaining highly responsive through it all. There were several issues with the P&S and closing documents that he was helpful in pointing out and getting addressed. Thanks to Jess, the whole homebuying process went well with only minor issues Simply put, Jess was awesome. He is very knowledgable about the Middlesex real estate market and provides honest opinions. We will definitely be using his services again if we decide to move. Highly recommended!

My husband and I started house hunting in 2009 with Rich Rosa. We were living in a decent apartment in a very, very good location. Finding a home within our budget that also had a great location was quite a challenge. We must have looked at close to 40 properties over 3 years before settling on our current home. Honestly I thought we were a pain as clients but Rich remained patient and stuck it out until we found our home. He explained the home buying processes to us and helped us with the paperwork, of which we had no idea there would be so much! We would definitely recommend him to friends and family.

David Kres worked with me through a very difficult home buying process. We saw the house on a Sunday morning and had to put in an offer by Monday the next day. After some back and forth negotiations, we signed an offer with a closing date of 30days from the agreement, which included the Christmas holidays. He's been very responsive and helpful with all of my questions, the multiple showings and flexible with the tight schedules for the multiple inspections. Due in large part to his diligence, we managed to close on-time on a very difficult loan! This has been an overall difficult experience as a first time home buyer, but David was a huge help. I don't think I'd have been able to do this without him. He was in asset in this purchase, and I would work with him again any time.

I was very happy with the final outcome. This was my first house purchase and I needed a lot of assistance. With her advice and daily real estate updates I was able to narrow down my choices fairly quickly. I only looked at approx. 4 places. In no way did she push me into any certain property. It was more important for her that I was happy about the place and was very candid about any deficiencies. The property I chose did have deficiencies, but with her help, I knew about them and I went into the purchase with my eyes open. It was a foreclosed property owned by Freddie Mac; she had experience with Freddie Mac and advised me about the differences. Mainly that it takes longer for them to respond than a normal seller and that the house is being sold "as is". Despite this, she was able to negotiate a better price when a serious issue was found. The closing did take a long time(3 mos.) due to many Freddie Mac delays, just as she had described. It would have taken a lot longer, had it not been for constant attention and pushing the process along. Overall I would describe Rebekah as an honest, sincere, intelligent and professional broker who was invaluable during this process. I would definitely use her again and I give her my highest recommendation.

Rich exemplifies the definition of professionalism in every interaction we had. He was very communicative and was right on top of things throughout the entire process of buying our home. We just closed Nov 27 - about 45 days after we began our home search and Rich really made it happen. We knew nothing about buying a home going into this and Rich patiently explained things and gave advice and constantly answered questions. His advice was always dead-on. I would recommend him to anyone looking to purchase a home. In fact I can't recommend him enough.

I worked with Rebekah Montague out of Dunstable, MA. She was very professional, answered emails and phone calls promptly, explained each step in the home-buying process, and helped coordinate the other vendors who were involved (seller's agent, home inspector, closing attorney, mortgage banker, etc.). Buyers Brokers Only, LLC can no longer be the closing attorney for the buyers they represent because of a ruling by the state, so Buyers Brokers provided me with a rebate check for $200 to help defray the cost of an attorney.

If you are looking for a house somewhere in the 95 south belt around Canton/Norwood/Dedham/Miltion, I highly recommend Christine Smith. We were looking at a wide range of property types, from two bedroom condos, to single family houses, in many different towns. Christine was very patient with us, and had a very good handle on the market. She worked with us through a very difficult closing process where our sellers tried to walk away multiple times, and gave us very good advice throughout the sale. We are now super happy with our new house and so happy we had great representation through Buyers Brokers LLC.

Rich was very patient in our long search for a house and never tried to pressure us into a decision. He is still in contact with us even after the purchase.

Christine was referred to me from a co worker who had recently purchased a house in a town I was considering. One weekend I randomly stopped at an open house and ended up really liking the house. Christine came to see it with me the next day and I told Christine what I was willing to offer. Christine ran the numbers and concluded the asking price was way too high for what similar houses in the area were selling for, and what I was going to offer was too high of a starting point. Christine was very honest in letting me know that it is my decision and if I wanted to move forward with those numbers that she would present them to the seller. A lot of realtors would have just said "okay" and presented the offer I was willing to make to the seller. The fact that Christine came back to me and told me my numbers were too high really showed she cared about my best interests and wasn't just trying to make a sale. I ended up buying a house that was better than I ever imagined, and it wouldn't have happened without Christine's guidance. Christine was very responsive to all of my emails, flexible with schedules, and guided me throughout the whole process which I really appreciated as a first time home buyer. A friend referred us to Buyers Brokers and specifically to David Kres. From minute one, Dave's energy, enthusiasm, and vast knowledge of real estate and the area were obvious. As the weeks passed, Dave helped us to refine our search, asking questions that really helped us figure out what we were looking for. He was enormously patient with our questions--and as first time home buyers, we had lots of them! He didn't just answer our questions, but went beyond them to explain the background behind the answers. Dave's presence at showings was endlessly helpful. Dave's relentless enthusiasm helped carry us through the low spots. He takes a real joy in his work and the people he comes in contact with--whether sellers, other agents, or his clients. As far as I can tell, Buyers Brokers Only isn't a real company, but rather an alliance/franchise of real estate agents-slash-lawyers. So I'd imagine experiences could vary. Ours, however, was excellent. We used John O'Connor. He knows Milton/Quincy well. He was not pushy at all (rare in real estate) and helped us figure out what we wanted. He served as our bank attorney as well and was fairly priced. He was very accessible throughout it all, always good on phone and email.If you are buying in Milton/Quincy or nearby, I would highly recommend him.

From the beginning when we sent in our first inquiry, Rich was prompt and professional. After hearing all the bad experiences our friends had with real estate agents in purchasing their homes, we knew we needed an agent that was different from your run of the mill "insert big real estate company here" agent. I think a few of our friends were jealous of how great of an experience we were having buying our first home. Before meeting up with Rich, my wife and I went to a few open houses to get an idea of what we were getting in for. Rich met with us initially to get an idea of what we were looking for and to help us decide if we wanted to stick with him and his company. He sat us down and described to us how the home buying process works and what services his company performs, right down to how the commissions worked. He was very transparent about the whole process. Since the agents at the company are all buyers agents, as well as attorney's, we felt right away that RIch would be looking out for our interests in purchasing a home rather than an agent who might steer us more in their favor. Afterwards, he set us up with access to the MLS website, where we got daily listings based on our set criteria such as location, price, house type, etc. Once we found several houses we wanted to see, we let Rich know and he organized a day of showings for us. He was always very professional throughout and gave great advice, helping to refine what we really wanted. Since we were looking for a two-family house, Rich gave us great advice throughout the process regarding certain liabilities, what are the important things to look for in purchasing a new house, as well as thinking about and additional concerns about renting and becoming Landlords etc. After Rich showed us a few houses, you could really tell he knew what we did and did not like about certain houses. He was also very patient in explaining answers to our many questions and responded to e-mails and phone calls promptly. Eventually, Rich would have no problem saying that this house might not necessarily be for you and in one instance he pulled us aside and said Nick, "don't buy this house", lets go. Once we found the house we wanted, Rich was a tremendous help during the negotiation process. He is also an attorney, which also saves us the time and money to hire our own to draft and process all the paper work needed to make the offer and purchase and sale agreements. This was great since most real estate agents only use boiler plate documents, where Rich can insert specific language to customize the agreements to our needs. We also felt like we had our own advocate when things got confusing. Once all the inspections and negotiations got ironed out, Rich was even there as our closing Attorney to explain what was going on as well as what it was we were signing. We can not say enough good things about Rich. We would recommend him to anyone that is looking to buy a home. We cant wait to have enough money to purchase our next home, so we can work with Rich again! Thanks Rich for all your hard work!!

We met with several buyers agents that we found on the Massachusetts Association of Buyer Agents in order to decide who we wanted to work with, and were blown away by Rich from the very beginning. He was laid-back, no-pressure, incredibly knowledgeable, and has a business model that benefits the buyer in every possible way. Unlike most buyers agents, they don't require you to sign an exclusivity contract so you don't run the risk of being stuck with someone you may not like for the next 6 months. They run on the model that if you like them, you will keep working with them. And they don't need a contract, as I think anyone that works with them will want to keep doing so of their own free will. In addition, all buyer agents there are also lawyers, so they will take care of all the paperwork and advise you on the legal aspects of buying a home. As we started seeing homes, it was apparent that Rich is very experienced at the home buying process, as he gave us objective professional opinions and advice at every step. He answered all our questions very thoroughly, never made us feel like any of our questions were stupid (even when they probably were), and was incredibly knowledgeable about everything real estate related. He also has a no-pressure approach, and I never felt like he was trying to get us to buy something so he could move on the the next client. He was very patient, and seemed genuinely interested in making sure we found something we liked and that was a smart investment. I'd even call him a de facto home inspector, as he has been to so many home inspections that he can often point out things in homes that don't look right that you as a buyer may have never noticed. Once we found a home to purchase, they recommend good people to use for other things we needed to do, such as home inspectors, insurance agencies, and mortgage companies. They don't pressure you at all to use those companies, they just make sure you have a list of good people to work with if you don't have someone in mind already so that you don't end up with sub-par companies. And at the end of everything, it is all completely free to the buyer. Unlike some buyers agents that make the buyer pay the difference between their negotiated commission and their standard commission, you never pay anything to them throughout the entire process. Any home buyer should definitely use an exclusive buyers agent, and I highly recommend Buyers Brokers Only. I tried for a long time to try to think of anything that "needed improvement" on a survey they sent out, but I really couldn't think of anything. I strongly recommend any buyer in Eastern MA or Southern NH use Buyers Brokers Only to represent them.
