Always remember that your home is not for sale -but your house is! Your home becomes a product as soon as you put it on the market. Basically, you will need to package that product so that your house appeals to as many customers as possible and in fact, is more appealing than the competition. To gain the upper hand in your marketplace, your home must be priced correctly and staged to look better than the competition.
I prepare your home for sale. I do not decorate- I actually depersonalize your home so that it will appeal to the largest number of buyers. I work with empty spaces or I can actually declutter and stage while you are living in the home. Your realtor is selling the real estate - floors and wall space. I will work with you to create a space in which the buyer can mentally move in and see exactly how their belongings will fit. To do this I will de-clutter, downsize, and have you pack up many things.

Sheila was very flexible on the timeline as we kept changing the start of staging (we were waiting to move into a new construction home that was having completion delays). Despite the two properties being very different, Sheila staged them beautifully with her furniture (she owns all her own furniture so no need to go through a furniture rental service). She has her own moving people and was able to complete staging of both places with finishing touches in about three days. She emailed me pictures of the furniture setups so I could see what she had in mind before the staging. We had the smaller condo painted, and she selected upholstery colors that would match the new paint. Her staging style is elegant and simple, and she uses a variety of classic furniture from West Elm, Pier One, etc. The results were impressive: we had the smaller condo under agreement within 28 hours after putting it on the market as well as multiple backup offers, and we accepted an offer on the larger condo 4 days after putting it on the market after a minor bidding war. The investor who bought the smaller condo wanted to keep Sheila's furniture in place for rental showings. Another condo in the same building as the larger condo had been on the market for over two months, possibly because it was being shown vacant. Thus, I feel that Sheila's staging was instrumental to the speed and success of our sales. Also, as she is a Realtor and understands the selling process, she insisted that we keep the staging in place until we received the buyers' guarantees of financing. Overall, she was wonderful to work with and I highly recommend her.
Description of Work: Sheila staged two properties we put on the market: one was a 2 bedroom 2 bathroom 1200 sq ft modern condo, and the other was a 2 bedroom+study, 1 bathroom 750 sq ft turn-of-the-century condo. The contract was for 3 months of staging, but as it turned out we didn't need it for anywhere near that long.

I was very impressed with Sheila's responsiveness. I had a very tight timelines as well as difficult limitations on when moves could be done due to my condo associations rules regarding moving vans. Sheila worked really hard to meet my timeline. She is super responsive on email and phone and will get back to you very very quickly. It's quite refreshing. Sheila does not use big moving vans in the city, which allows her to be much more flexible. Because our loading dock at the condo was not available, it was impossible for me to use a stager who required a moving van. Sheila took multiple trips in her truck in order to get the job done. Her staging was beautiful and we've gotten so many positive comments. Her prices were more reasonable than other large staging companies but her work still looks good. She does not use brand name solid wood furniture (lots of IKEA stuff and the bed are inflatable but covered with bedding so you can't tell). However, I honestly don't think these things matter. As long as the unit looks really good (and IKEA stuff looks pretty good), the place will show beautifully. Finally, Sheila was very willing to take my feedback as well. I didn't like one of the bedspreads she had chosen because I thought it didn't fit the target audience I was trying to reach. I also wanted some more lighting in the unit. She came back early the next morning on a Saturday (right before leaving for a weekend trip), so that she could switch out the bedspread for me and add some lamps. I really enjoyed working with Sheila and I would highly recommend her services.
Description of Work: I was putting my 2-bedroom 2-bath home on the market. We had renovated it completely but the inside were empty. Sheila completely staged the unit, putting in a sofa, chair, coffee table, area rugs, paintings, plants, lamps, kitchen decorations, and two bedroom sets. She completed most of the staging in one day and put finishing touches the second day.

The owner was very courteous and friendly. She answered all my questions and offered expert advice. Although I'm not ready to put my house on the market, I have enjoyed the new furniture arrangements immensely. I have made notes about what I need to do when I'm ready to put the house on the market.
Description of Work: The owner came to my home and went through my house and told me where a good placement of my furniture would be. She then proceeded to move the furniture with her assistant. She also advised me what personal items to remove from the walls and tables when the house was being shown.
