I am the second owner of a house that Mr. Vafiades built 4 years ago. At the time of our purchase the home inspector found several defects in the original construction, and since we occupied the house we have found many more. Examples of these defects include: improperly installed shingle siding, which allows rain water to penetrate to the house sheathing; improperly flashed chimney and vent pipe, causing roof leaks; improperly flashed deck; poorly designed routing of water pipes to bathroom over porch, causing freezing pipes; poorly designed ventilation system, causing mismatch in air handler and ductwork; and many poorly fitting doors. I have spoken to Mr. Vafiades. He declined my offer to inspect these deficiencies for himself. Furthermore, for a couple of the problems he claimed that alternative, though valid, construction techniques were used; I believe these techniques have clearly been proven ineffective. My guess is that Mr. Vafiades hired inexpensive, inexperienced subconstractors, and failed to notice, or chose to overlook, substandard work. In summary, I would not recommend using Mr. Vafiades on any construction or home renovation project.
