He is very thorough and knows his stuff. We had no problem fixing a date for the inspection within a week of phoning his office. He showed up promptly at the appointed hour. He also had names and contact information of home improvement contractors who could perform all the work he recommended (painting, carpentry, electrical, masonry, plumbing, etc.), and we have been happy with the one we chose.
Description of Work: Chris Monahon, a second-generation home inspector in Newton, performed an informal, 60-75 minute walk-through inspection of our house to tell us what repairs we should get done before we put it on the market to sell in the spring. This service cost $200 and did not include any written report; I simply followed him around and took notes as he pointed out and explained what should be done, what could be skipped, and what was optional. He was the inspector for us as buyers when we bought the same house 12 years ago, and we liked him then. In that case, he performed a formal inspection, with a formal report that was submitted to the mortgage company (full price). He also performed a "1 hour" walk-through inspection of the house we were selling at the time to tell us how to prepare it for sale, and that is how we learned about this service.

Chris can interact well with people and was able to fit us in on short notice. We purchased a home in Wellesley that post cling uncovered significant damage that arguably should have been identified for further evaluation the garage sill plates were rotted along with the vertical supports over a 10-15 foot section when asked about the bowing on the garage wall I was told that this was nothing to worry about. This two plus inch bowing in the wall was obvious to carpenters post closing with just a tape measure and carpenters level When called to explain this oversight and the rotted sill plates / structural damage my questions were dismissed without regard to either the unexpected substantial cost or hid failure to identify. An initial offer to refund the fee never materialized and when pressed was told to go sue him. Any consumer has the right to follow up when a problem arises Chris is well connected to within the local real estate community and a great asset for a SELLER While this is an overdue review we just returned to the area. Our recent home inspection was far more thorough with no post closing surprises

We had an EXCELLENT experience with Chris. In addition to a professional and thorough evaluation of our prospective home Chris provided us with a basic lesson on every major element (e.g. water heater, burner, roof, electrical, etc.) This was extremely valuable - especially, as first time home buyers. Chris was also very responsive with a handwritten report that we walked away with and an electronic version e-mailed to us that night. This was especially helpful in setting up some additional assessments we needed of the electrical system. His attention to detail will easily save us thousands in future expenses. I would use him again in a heartbeat.

Description of Work: This was the best money we could have spent in the process of home buying. Jon Haywood, the company's principal, met with us and toured an older Victorian for 3.5 hours. The key issue in buying an older home is separating major issue from minor ones and he guided us through that process. He was very thorough, clear and concise. He gave us tutorials on home maintenance and upkeep, along with timeliness for repairs. The radon report was clear and understandable, and emailed to us in less than 12 hours from the pick-up.

Chris Monahon just superficially noted obvious features-- that a non-trained observer could easily find-- but not without error: just after he identified a heating supply as an intake, my husband put his hand in front of it and felt hot air blowing out. Major non-conforming aspects of the plumbing, electrical, and heating systems were missed. This 2-family house has 2 sets of heating, electrical, and plumbing systems; the inspector did not note that the systems are heavily crossed (so that, for example, each individual furnace heated parts of both units). As we renovated the house we had substantial additional expenses (including isolating the systems of the 2 units from each other). Several independent contractors (plumber, electrician, hvac) asked if we had an inspection at all, and then were amazed at the blatant code violations that were missed. Had Mr Monahan done an adequate job, we would have been able to renegotiate the price of the house. Unacceptably incompetent.

OUR MAIN CONCERN WITH THE PROPERTY WE WERE CONSIDERING BUYING WAS THE CONDITION OF THE CHIMNEYS. THIS INSPECTOR MISSED THE FACT THAT ONE OF THE CHIMNEY FLUES WAS NOT BUILT TO CODE, AND THEREFORE COULDN''T BE USED WITHOUT MAJOR SMOKE BUILDUP IN THE HOUSE. HE ALSO MISSED A BROKEN SKYLIGHT (THESE FINDINGS WERE FOUND BY A SUBSEQUENT INSPECTOR). THE REMAINDER OF THE INSPECTION WAS SATISFACTORY.

THE HOME INSPECTION WAS WORTHLESS. MR. MONAHON MISSED MAJOR DEFECTS IN ROOFING, PLUMBING, GUTTERS, PROPERTY GRADING, AND MASONRY. PROBLEMS HE DID POINT OUT WERE DOWNPLAYED, WITH ESTIMATES OF EXPECTED REPAIR COSTS VASTLY UNDERSTATED. AS A RESULT OF HIS POOR INSPECTION, I HAVE FACED MONTHS OF UNEXPECTED WORK AND EXPENSES APPROACHING $30,000. (HAD I KNOWN OF THE TRUE CONDITION OF THE HOUSE, I WOULD HAVE SERIOUSLY RECONSIDERED THE PURCHASE ... OR AT A MINIMUM, RENEGOTIATED THE PRICE WITH THE SELLER.) DESPITE REPEATED EFFORTS TO REACH MR. MONAHON TO DISCUSS THESE OVERSIGHTS IN HIS INSPECTION, HE HAS NEVER RETURNED MY CALLS (DESPITE ASSURANCES THAT HE WAS AVAILABLE AFTER THE INSPECTION, MADE VERBALLY AT THE TIME I CONTRACTED HIS SERVICES AND IN THE LITERATURE HE PROVIDED). IN SHORT, THIS IS A HOME INSPECTOR TO AVOID!
