We were very happy with the services from Bob and team. He prepared an estimate onsite during his initial visit, gave us a fair price for the work, and did a solid job. The crew used tarps to protect the house, worked quickly and well, and cleaned up thoroughly. I'd recommend them again in a heartbeat. They do have a backlog of work - but that was a good sign as far as we were concerned.

This was a pretty remarkable experience. I contacted Bob O'Sullivan by email, and he responded very quickly (within a day), and wanted to get out to see what the problem was with our leaky roof the next day. Because of travel plans and scheduling issues, I had to push him off a couple weeks, how unusual for a contractor to be able to get things done faster than the customer wants! Anyways, he came out and took a look at the roof, and identified the leak as being from a missing shingle. I contacted him a week later, when I'd not heard anything, and he returned my call, very apologetic for the delay in returning my call, and, in order to make up for the delay, he replaced the shingle for free! Unbelievable customer service. I'd absolutely bring them back to do other jobs.

The work went great. The crew was fast, professional, and they cleaned up every nail and all the shingle debris from my yard.

We had always had leaks at the place where the addition joined to the main part of the house. After the work was done, there were still leaks and the roofers came out to repair, but the leaks continued. After a series of visits, I lost hope and tried to deal with the leaks. Unfortunately the leaks got worse. Three and a half years later I decided to call Bob, not expecting any response. Not only did he return my call but he and his men came over to the house and fixed the problem for no charge. He was apologetic and more than efficient. I would recommend Ranch Roofing to anyone. I rate his work excellent because the problem existed before he did the work and was tackled by handymen after the work was initially completed. That they continued to work on it even after such a long time makes them excellent in my estimation.

I had a leak coming from a bay window roof on a Friday. I called midday and received a response Monday evening. Bob was the only roofer to respond to my call. Although he said he would fix my small roofing job, I had already arranged with a handyman to have the job done. Nevertheless, I really appreciated that he called back and that he said he would do the job. He was very pleasant on the phone and I would call him again for my roofing needs.

Working with Bob was a good experience. The discussions concerning the job were open and honest. I had some questions concerning our skylights, and he brought the Velux Rep. in to help in the decision process. I arranged with him to have the roof done in the Fall when temperatures were lower and there was less damage of scaring the new roof. The work took 3 days. It was noisy and messy outside. It was fairly windy and a lot of stuff got blown around. They did a good job of cleaning up the important areas at the end of each day. We did not have any flat tires or anything like that. They did a great job of cleaning up at the end of the project. With the exception of a very small bit of asphalt here and there, it was hard to tell they were there. I had one minor call back to reinstall a vent on a shed roof. It was done in a timely manner, without any hassle.

The job went fine. While fixing the small roof over our front door, Bob's crew noticed that the top layer of clapboards had started rotting, so they put in new boards, and actually matched the paint and painted the new boards! No extra charge. There were a few small issues - some pop ups that were missed, and some adjustments on the small roof, which Bob and his crew took care of right away. Bob is very honest and friendly, and he and his crew do excellent work. He told us exactly what we needed to do and what we didn't need to do. The next time I need roof work I will definitely call Bob and Ranch Roofing.

Bob was prompt, professional and courteous. His men were as unobtrusive as possible, worked hard and cleaned up well. His bid was a bit lower than some others. Overall I was very pleased.

Bob O'Sullivan was responsive to my calls, on-time & very polite and professional in his dealings and work. He also gave a discount of $100 for my using Angie's list. When roof needed to be stripped by an abatement company, he lowered his original price by $1000.

Bob was very nice, and was one of the few roofers who would even consider doing such a small job. He took quite a while to do it, but did come in a hurry when we needed him to do it before another contractor could start work. He never put in the vent he said he would, but on the other hand he never sent us a bill for the work he did! Overall, a somewhat strange but ultimately positive experience.

We had Ranch Roofing bid on a roof job for us. He was very punctual and polite. We thought he would provide a good job. However, the other bid we got was $2000 less and we were equally satisfied with that bidding company.

It's hard to get happy about paying for a new roof especially when you don't know a lot about choosing a roofer. But we were happy with our choice of Ranch Roofing. They were the lowest bid but were also very professional, punctual and cleaned up well after the job. Bob O'Sullivan does a nice job of explaining his technique and answering questions.

I greatly appreciated his responsiveness and honesty. He took a conservative approach, and did not try to sell me an expensive repair that I did not need.

Very friendly and professional. Did a thorough walk-through and pointed out other areas that might need some work. Their estimate was much less detailed than others, and their quoted price was the highest we saw. I wouldn't hesitate to recommend them based on our experience, we probably would have hired them if their estimate were clearer (at least enough to explain why their price was highest) or their prices were lower.

Bob O'Sullivan is professional, knowledgeable and courteous. He had a ready solution for a non-traditional soffit vent situation. His crew was hardworking and effective. Very pleased with proposal, work and price.

Bob and his band of merry men were a treasure. I called after getting his information from Angie's list. I checked out three references and they all told me how happy they were with their new roofs. Bob's crew had to work in an extremely tight space around my property. The roof has many dips, peaks, dormers and even a turret. The guys worked endlessly from morning until night, sometimes in the rain. They left the job site clean every evening and were always courteous both to myself and my neighbors. The job was a huge task to undertake and Ranch Roofing rose to the challenge. They were very considerate in protecting my newly landscaped yard which in turn led to virtually no damage. Kudos to you all for that. The price quoted was excellent and in line with some of the other quotes I received. Angie's list has made Bob very busy, but he is well worth waiting for. I would highly recommend this company.

Bob was professional, pleasant, and clearly understood his business. We did not end up going with his company - he was the highest bid out of three by several hundred dollars - but I would recommend checking him out.

They cleaned up the yard and even the attic. Bob and his crew were all polite and friendly. Ranch Roofing was the lowest estimate and I would definitely hire them again.

Ranch Roofing was recommended by a neighbor who couldn't speak highly enough about Bob O'Sullivan. I had become frustrated by other roofers not returning calls, and one actually delayed indefinitely the job I had already given him. Bob O'Sullivan was a breath of fresh air! He was very quick to give me a written quote and promised to start the job as soon as possible. He ended up doing the job within less than one month from giving me the quote. Bob and his crew worked tirelessly from almost sunrise to sunset for three days straight to do the job in a timely fashion. They were very considerate and cleaned up thoroughly when finished. Bob is very honest and stands by his work (he quickly and politely fixed a small problem after the job was completed). I had three other quotes besides Bob's, and he was just slightly higher than the lowest, so his prices are very competitive. Overall, I agree with my neighbor. Ranch Roofing is the way to go!

PRETTY UNRESPONSIVE. I WAS NEVER ABLE TO GET A WRITTEN ESTIMATE. HIS REPLY AS TO WHY IT HADN'T ARRIVED WAS "I KEPT PUTTING IT OFF".

THE FIRST TIME THE PROPRIETOR APPEARED, HE CAME WITHOUT LADDERS TO ASSESS THE DAMAGE. THE SECOND AND THIRD TIME HE FAILED TO KEEP HIS APPOINTMENT. I WENT WITH ANOTHER ROOFER, SHAMROCK ROOFING, WHO PROMISED TO "FIT ME IN" WITHIN TWO WEEKS, AND DID. HE DID A GREAT JOB.

HIS PEOPLE CAME EXACTLY WHEN THEY PROMISED, WORKED VERY HARD, WERE VERY QUICK, AND WERE VERY CAREFUL ABOUT THE LANDSCAPING. THEY CLEANED UP EVERY DAY, VERY THOROUGHLY. BOB ANSWERED ALL QUESTIONS PROMPTLY, WAS ON THE JOB SITE DAILY, AND WAS EXTREMELY EASY TO WORK WITH. HIS WAS ALSO, THE SECOND LOWEST OF THE FOUR BIDS WE GOT. BOB SUB-ED OUT THE GUTTER WORK TO GUTTER KING; THEY DID NOT CLEAN UP TO HIS SATISFACTION. SO HE BROUGHT THE SALESMAN OUT, SHOWED HIM WHAT HE DID NOT LIKE, AND THEN SENT HIS OWN MEN BACK OUT TO FINISH THE YARD CLEANUP TO HIS STANDARDS.
