Ranch Roofing

Bob and his team were great. They worked with our insulators to have insulation blown in at the same time, and were efficient and cheerful. They started the job, right before a bad patch of rainy weather, and worked to protect our home during the rain and were back as soon as the weather cleared. They did a great job cleaning up, as well. We ended up needing plywood under most of the roof, and Bob was always in communication with us about what needed to be done and how much it would cost.

Bob O'Sullivan and his team did an excellent job. They were able to perform the work just 2 days after I signed the contract. Bob was always very quick in answering my questions and gave me detailed explanations. He is very professional, nice and easy to work with. One of my concerns was potential damage to my new landscape and plants. Bob promised me his team was going to be very cautious, and they did! Except from a little bit of bark mulch that went during the clean-up, I couldn't tell that a whole crew (very discreet, by the way) had worked on site.

They did an outstanding job overall. The entire job was completed in just two days and the clean-up was very good. They're not the cheapest firm around, but you get what you pay for. Bob O'Sullivan is extremely easy to work with, he is very knowledgable and responsive.

Excellent. Bob O'Sullivan is super to work with. We got five quotes, ranging from $26k to $12k, and his price was in the middle but the work contracted for was of better quality than the lower quote. We scheduled the work about three weeks in advance and had to postpone the start about a week due to the weather. The guys were on our roof for four days, including some extra time dealing with a squirrel nest inside the eaves. They were really professional and did a great job cleaning up. A few unexpected problems came up (including the squirrels and some beams in the garage that were in worse shape than anyone realized), but Bob was super in dealing with them. He took care of them without charging over the contract price. We were really pleased that he did not nickel and dime us over small things. Bob subcontracted the gutters to another company, which did a good job though they had to come back a couple of times to finish up. Bob was generous and honest. A great experience.

The job was started on schedule. His workmen were diligent in their tasks. My daily questions about their work were promptly answered. They were competent in their clean-up work after the job was completed.

They did a great job. They don t even want us to pay them until there is a hard rain to make sure that it was correctly fixed. We thought that was very good. They were friendly and the price was very reasonable.

The representative was punctual and very friendly. He seemed more knowledgeable about roofing than gutter and soffit repair. This was confirmed when he said that they did not do any repair work, but would give me an estimate for gutter installation. He was nice enough to give me the contact information for a few carpenters in my area, but I was looking for an outfit that would get all the work done. I will probably work with this company for a roof leak.

The first roofer looked at the skylight leak and tried to fix the roof, but that didn't work. Two other companies came and looked and declined to submit a bid. Finally Ranch Roofing came cheerfully and gave an estimate which came to me quickly by email. We were able to schedule the work at my convenience, they arrived promptly, did the work carefully (it unexpectedly required going to buy plywood and 2 x 4's to replace rotten wood), cleaned up well afterwards, were careful about not crushing newly sprouting plants/flowers in the flowerbed below that part of the roof. New skylight looks great. Small amount of tarring to seal area around chimney done at same time.

They did a perfect job. We have had no water leaks of any kind. They took their time and made sure both roofs were done perfect. They made sure they did accurate measuring and that all of the new asphalt tiles were lined up exactly with the others. It looks great. They guys who worked on the project were very friendly. They answered any and all of our questions. They completely removed all of the old shingles and tar paper as part of the job. We would highly recommend this company's services to any one.

Ranch was a good company and I do like my roof. I had to clean up after them though because they did not. That is something they could improve upon and I did let the manager know that bit of information. I will divulge that the quality of their work is quite good. Price-wise, they were the middle estimate we had received. I would use them again. I do not remember what we wound up paying for our new roof at this time.

BOB O'SULLIVAN'S CREW DID A FANTASTIC JOB FROM START TO FINISH. HIS CREW ARRIVED PROMPTLY AND STAYED LATE TO COMPLETE THE JOB AS SCHEDULED. THEY CLEANED UP AND REMOVED ALL DEBRIS FROM THE PREMISES (EVEN DOWN TO THE OLD NAILS FROM THE LAWN). BOB, HIMSELF, CONSTANTLY MONITORED THE JOB TO ENSURE SATISFACTION AND PROPER INSTALLATION.

I used Bob in the past and will never use any other roofing company. Ryan got back to us very quickly, made an appointment for only a few days out, showed up on time and was incredibly professional and pleasant. He cleaned the gutters thoroughly.

Bob O'Sullivan is excellent to work with. He is friendly and accommodating. He came when he said he would and called and visited frequently throughout the job. They tore off the old roof and covered whole house with ice and water protection and put on a new roof. We needed 2 rubber roofs over porches. Everything was done very well. We needed extensive carpentry to replace rotting wood. Bob recommended a carpenter, Rick Wells, and this was the only issue we had with the project. I thought Bob had hired Rick as a sub, but in fact, he left the negotiations for work and price up to me. As it turned out I was not happy at all with Rick Wells. His workers didn't have experience with shingling and didn't do a great job. Rick often wasn't there, he charged a premium for his own time, and I had a language/communication barrier with his workers. Bob did talk to Rick often for me and seemed to regret bringing him onto the job. I would recommend Bob heartily. Good people/great work.

Excellent. Bob O'Sullivan was very responsive, knowledgeable and informative. He gave us an estimate and a timeframe and once we had signed the contract the work was done quicker then the estimate (within a few days) and took just 2 days by using a double team when other estimates had been for 3 and a half days. They cleaned up well and appear to have done a very good, professional job. Happy to recommend them for a job well done.

Overall, it went very well. Bob was easy to work with, responsive and professional. I think the wooden gutters were subcontracted; there's one spot that I think has been leaking but I feel confident that Bob will help me resolve that. The crew did a great job on clean-up, in particular.

Took multiple calls/emails to get this quote & it was three times what one of the other quotes was. Sounds like they have a good rep, but I'd get competitive quotes (at least two) before moving fwd w/them.

Bob O'Sullivan was professional, responsive and explained things in a way we would understand. They showed up when they said they would and left the place immaculate. We had one small problem and Bob addressed it right away. He was great to work with, everything was seamless and they finished the job ahead of schedule.

I have never had a more positive experience or encountered a stronger service ethic in a contractor. I contacted Bob, along with some others on the List, to help us with an ''emergency'' roof inspection. (Our inspection contingency was running out at 5 p.m., and we had not been able to get a roof assessment from our inspector.) Bob called back quickly, drove from Watertown to Beacon Hill immediately, found a way to access the fairly inaccessible roof under icy/dangerous conditions and refused to accept any form of payment for his services. Notably, he was the only roofer we contacted (including some other Angie's List companies) willing to come on such short notice. As a result, he has won our loyalty, and we would never use any other roofing company.

Bob O'Sullivan was a very nice person; his estimate was reasonably priced compared to others, and he explained things in detail (as I did not know much about roofing terminology). Work was done in a timely fashion; it was delayed a few days due to weather, but he also took into consideration my schedule and preference for start day. Once they started the job it took 3 days, and they did a great job, cleaning up thoroughly after they finished. Bob was always good at returning phone calls and answering my questions. Overall I was very pleased with their work and would recommend them without hesitation.

Ranch Renovations provided a detailed estimate. Once started, the work continued until completion. All members of the work crew were polite and a pleasure to have on the property. The cleanup was very thorough. Excellent job.

After a small leaked developed in the roof on New Year's Eve I phoned because they were the closest. A roofer came out the following day and repaired the leak in 3 hours. Highly recommended!

They used good materials and nailed the shingles instead of stapling them, prepped the siding that they replaced with a primer coat that close to matched existing siding. On one dormer, Bob decided that the new siding didn't meet properly and had it taken down and replaced before we noticed any problem. Bob O Sullivan always returned calls. Every issue we raised was answered promptly and thoroughly. After a 50 mph wind blew two shingles off, Bob came himself to nail them down. We sometimes had to wait for the crew. Due to previous experience, we may have noticed delays more than most. They stayed the entire week until the job was finished. Everyone on the crew, including the subcontractor for the gutters, took the work seriously and took pride in it. They did a thorough job cleaning up, were careful, thorough, and thoughtful about their work.

Two days before Christmas, several shingles came off our roof during a storm, exposing a section of the underlying roof. Somewhat frantic because it was raining, we called Ranch Roofing (Bob O'Sullivan) to give us an estimate, and he came within 30 minutes (this was a Saturday). Bob set up a ladder, took a quick look, then asked if we had any replacement shingles. He said he could fix it in five minutes, which he did, by himself, in the rain, on a steeply pitched roof. And yet, because he said it was only five minute's work (it was actually more like 15 minutes), he didn't charge us a penny. We were afraid that the roof would be leaking over Christmas before we could get someone to look at it, and yet within an hour of our initial call, the roof was repaired. I must admit I was tremendously impressed with Bob's professionalism and commitment to service. When it comes time to re-roof, we will certainly call Ranch Roofing.

Bob came, and did an on-site proposal. After getting other bids, I gave him the job a week later. I was in no particular hurry, and he saw the job as a fill-in, so his relaxed schedule was no problem for me until winter approached. Then he showed up when he said he would - to the minute - and did the job with skill and dispatch. I liked everything about it. Well, the color in the shingle book was unrepresentative of what they furnished, but that wasn't Bob's doing, and he said he'd have words with the shingle company. I'm undismayed. Bob was the low bidder, and I think his price was about right. I think everyone else was high.

They were very professional and helpful. In the end, we chose another roofer, because the estimate was very similar and price slightly lower.
