It was a very good overall experience. Their salesman, Don, arrived promptly and was very thorough, courteous, knowledgeable and professional. Their scheduler and foreman, Ryan, was also very responsive, professional, and a pleasure to work with. He had the team arrive first thing in the morning and they were done by noon. We needed additional venting, and the second team also arrived in a timely manner and were courteous and efficient. I would highly recommend this company.

We are very happy with the job Ranch Roofing did replacing our roof, including six feet of the highest grade of ice & rain protection, and the replacement of three older Velux skylights with new models and solar-powered blinds. Based on all the positive reviews here on Angie's List, I called in mid-September, 2016 to get an estimate. The salesman/estimator came to the house the next day, surveyed the roof and took measurements, and emailed an estimate the day after that. The price was a bit higher than we had planned to spend, but we decided to accept it because I liked his detailed explanations of how the work would be done. The one constraint was that we required a commitment to immediately repair a spot where some shingles had come off and animals had dug up the lining, causing leakage when it rained. Bob O'Sullivan, the owner, came the next day to look at the damage and decided to schedule the job the following week instead of waiting the usual 4-6 weeks. We appreciated this, since it was the start of their busy season. They gave us addresses of homes in our area whose roofs they had done with shingle colors we were considering. The entire job was completed in a single day on Sept. 28 by a crew of at least 10. The cleanup was fantastic considering the amount of stuff flying around. Bob O. personally supervised during the day, while also pulling the permit from the town and delivering the new skylights (Bob's involvement was not promised or expected, but very much appreciated). They did a beautiful job replacing the lead flashing around the chimney base. My neighbor, a retired building contractor, said he watched and could tell that the Ranch Roofing crew was very experienced. I highly recommend Bob O'Sullivan's Ranch Roofing to anyone looking for a top-notch roofer.

The work went great! A well-coordinated team had the whole project done in one morning.
Description of Work: We needed two layers of shingles stripped and new shingles installed. We also changed the attic ventilation system. Todd did a great job explaining our options with shingles and the ventilation.

Very professional group who performs high-quality work. The crew showed up on time every day and kept the yard neat and clean. They even used very high-powered magnets to pick up all of the old roofing nails, of which there were many from the old roof. Great work - roof looks great.

Work started about three weeks after Ranch Roofing came out to provide a quote on the work. They were very upfront about the process and materials used. They're very responsive by email and once you're in touch with their estimator or the owner, you have a direct line. The only thing I didn't like is the call center I had to interact with a few times, as they only leave messages. Work was completed in just a day and a half and the crew cleaned everything up when they were done. I'm very happy with my roof and would highly recommend this company.

I would recommend them to anyone needing roofing work done, they were very accommodating to me and very professional. They do not subcontract , they have their own contractors and they a keep supervisor on sight. Out of common courtesy the supervisor even called to tell me that he was leaving for a bit and to call him asap if I needed him while he was gone. I found them extremely helpful in all areas.
Description of Work: They put a new roof on my home and it went great. They came back to do a follow up inspection, and noticed there was a small problem area that they missed. Being their mistake they immediately set an apt to redo and fix that area at no additional cost.

This is our second go-around with Ranch Roofing. Two thumbs up both times. Last time they replaced a curved, Tudor-style section that was leaking. That section made it through the banner winter we had two years ago. Our experience was equally positive this time. They scheduled quickly, explained the installation process to us in detail, and completed the entire roof in one day. All staff were respectful, knowledgeable, and willing to answer questions and carefully consider various options. Wish they had a team that did other types of home improvements as well!
Description of Work: Replaced shingles on the entire roof, with the exception of one section that had recently been redone. Installed rubber roofing on two low pitch/flat sections. Also included were installing a weather barrier under the shingles, replacing all flashing around chimneys/pipes, and adding a metal drip edge. We have a multi-pitch roof.

Our old roof (don't know how old) finally did need to be replaced. I got 3 competitive bids from vendors on Angie's List. 2 were lower cost, 1 was higher - Ranch was one of the lower but I was more impressed with their guarantee and quality of materials they use (I did some of my own research on the internet for materials different roofers were using). Once I'd made my decision and paid the deposit, they came within 1 week. They were there in the morning and completed the entire job, including clean up (with me there supervising to make sure they did an excellent job) by 2 pm - this was great. They were fast and so far, 1 month and a couple of heavy rains later, things look good. One small thing to be aware of - there was a blip in communication between sales and the work team, so I wasn't informed in advance that my neighbors needed to move their cars out of their driveways, which caused some stress in the morning. We were able to work it out, but I'd suggest if you're working with them, push them on what arrangements need to be made (e.g. moving cars) BEFORE they arrive on the site.

The roof itself is fine and we've had no issues with the quality of the work. They were timely, responsive, and affordable. Our lingering problems - for a year and a half now - have to do with the poor job they did with cleanup. For a good six months after the work was completed, I kept finding roofing nails in the driveway and the planting beds. I couldn't explain it. I saw the guys sweeping up and using a magnetic broom. Now we've just discovered the reason: the gutters on that side of the house have been full of roofing debris all this time: pieces of shingling, roofing paper, and (surprise) more nails. I'm relieved we finally solved the mystery, and that there was no water-related or other damage. But I doubt we will call RR again or recommend them to others.

Update to earlier post: Ranch Roofing fixed a stubborn leak in our chimney. Bob O'Sullivan came to our rescue after we had been let down by another contractor who had not only failed to fix the leak but had also refused our repeated requests to come back to finish the job. The contrast between our two experiences could not have been greater. Bob and his team were conscientious, thorough, responsive and professional. They came out this spring, after the weather had improved, and took the time patiently to diagnose the problem. Once they had pin-pointed the trouble, Bob sent out a team a five guys to remove the old lead, repoint the lower portion of the chimney, cover the area over with ice/water shield, and re-lead the chimney. In short, he cut no corners and spared no effort to do the job right. Bob seems to take genuine pride in his work and in the good reputation of his company. I would whole-heartedly recommend him to family and friends.

Incredibly satisfied with the entire process. I have an older victorian with a very complicated roof and venting situation and Ryan and the rest of the Ranch roofing crew were courteous and extremely knowledgable in explaining how they were going to properly vent the attic, remove the existing roofing material and reseal and shingle the roof. The team came out and in one day took care of almost the entire Job. They then went out of there way to comeback a couple of times (as a few days after the yard was buried in snow) to clean up and make sure they got and additional debris and nails that might not have been caught on the first pass. The support after the job when a pipe boot had a small leak and the skill of their carpenter Dave to help repair and restore some of the original wood gutters on the house and fix aging soffits on the dormers has also been wonderful. I would highly recommend them to anyone looking to reroof their house.

Ranch roofing uses a call center to field the majority of their communications. There was often a delay of several days between leaving a message at the call center and recieving return communication. The actual employees from Ranch are clearly experts, and are very thorough in their work. However, the gentleman I worked with was not very computer savvy, and asked me to send him information via email, but often had challenges replying using technology (hence why they probably use the annoying call center). We had some issues with scheduling the estimate and work date, but I found this reasonable because lots of homes were trying to repair/prevent ice-dam damage considering last winter. When the workers arrived to fix the roof they were a well oiled machine and kept cleaning any roof debris as they went. They really do high quality work, and are very helpful when you can get a hold of them. My only frustration was the inconsistent communication.
Description of Work: Replaced main gable roof, installed soffet venting, and replaced the roofing over 1 bay window.

This leaky chimney has been very difficult to diagnose. I hired a stone mason two years ago to fix the leak. I paid top rate for him to recap and repoint the chimney, but when the leak continued he ignored my calls and refused to return. So, as a former customer of Ranch Roofing, I turned to Bob, who came out immediately and has been determined to find the cause of the leak -- even though he is not, of course, responsible for the stone mason's work. The search for the cause of the leak is necessarily on pause at the moment due to the weather. But I would like to express my gratitude for the truly excellent service I have received from Ranch Roofing. Bob's the best.

It was by design that we had the back side done first as we wanted to make sure we were happy with the craftsmanship. If the job was botched in anyway, then it would not have been a whole roof commitment. Well happy to say that the work performed on the backside of our roof survived the super winter storms of 2015 with flying colors. Absolutely no ice damning damage at all unlike our neighbors who had the same exact house type! We had Ranch Roofing come back at their earliest convenience in the spring of 2015 to finish the front side of the roof. We are pretty confident that we will be able to handle whatever mother nature dishes out this 2016 winter. Thanks Ranch Roofing!
Description of Work: In 2014, we had our back side of our roof done by Ranch Roofing. This included a 10 inch bump out of our soffits, rubber roof on our large dormer and shingles everywhere else with rain and ice shield. We were so impressed with the two teams that did the backside (the carpenters and then the roofers) that we had them come out in 2015 to do the front side of our house. The front side of our roof included the 10 inch bump out of our soffits and matching shingles to the backside with rain and ice shield.

I've used Ranch roofing in the past for a complete roof replacement and they were excellent. They were also responsive this past winter to shovel snow off the roof. However, I've been trying to get some shingles replaced that were damaged during snow removal and also get soffit vents cut into the roof. I first called in June to schedule the work and was told someone would call back. After multiple calls and promises to send someone out, the owner FINALLY stopped by the house in Sept to provide an estimate. He said he'd e-mail the estimate and I never heard from him. I called twice to get the estimate and never got a response. Very disappointed that a company I raved about (and referred multiple clients to) has fallen so far. UPDATE Dec. 2, 2015: Bob O'Sullivan contacted me to apologize for the delay, mentioning that there had been turnover in the office. He assured me that his team would be out before the holidays to perform the work. The team came out to repair the shingles and cut soffit vents. He even offered my a slight discount for the delay. This is the service that I remember from past experiences with Ranch roofing. I would again recommend them to friends and family and I thank them for their help.

However, when I recently called to have the porch roof done I was told that the person who gave the estimate was no longer with them because he had consistently underquoted jobs - including ours. They could not honor the quote and it would cost too much for them to come out and give us another quote. While I understand their financial predicament, we had included this estimate in planning our overall budget we gave to the the general contractor who is doing the overall renovations on our house. We spent a great deal of money on the house roof and feel as a customer we were not treated respectfully. UPDATE: UPGRADE TO A I received not one but two calls from Bob Sullivan apologizing and expressing great concern for the response I was given by the employee. I feel for an owner to call personally to rectify a mistake is very honorable. While we went ahead and had the roof replaced by another contractor, Bob assured me that if ever I needed ANYTHING regarding either roofs I should call him. In a world where it seems quality and responsibility is an after thought, it immensely encouraging that owner cares deeply about his customers and is willing to go the distance to make things right. I would recommend Ranch Rooding
Description of Work: Ranch did our entire cape house roof in July 2015 with the exception of an attached flat roofed porch which we were given an estimate to be done later after other repairs. The roof on the house was beautiful. They were prompt, thorough and cleaned up pretty well. No complaints there.

They had to come back a bunch of times to fix a few problems. The quality of the workmanship wasn't great. We had a project manager for the job and he was awful. The company is great, but he's terrible, and I told them that directly.

The estimate was very detailed and the provider spent time explaining the process. There was a couple of months delay from the estimate to when they could begin the work. When I called to ask, they said the delay was due to time it too Boston to provide the permit. When they replaced the roof - they were great. I hardly knew the roofers were there. To make sure all the debris was picked up, someone spent over 1 hour after the roofers left checking behind bushes and a long the yard to make sure nothing was left behind.

Dave was our contact person and he was responsive and helpful throughout the entire procedure. If we had questions he called us back right away. He helped coordinate our carpentry work and roof work to be done without much of a gap between the services, so everything got done promptly. The workers were all professional and did a nice neat job. We are very happy with the carpentry and the new roof , and we have received many compliments from the neighbors. They had a lot of work to do as our old gutters and moulding had to be removed first. They always cleaned up well after each procedure. The carpenters did a good job making the new soffits, moulding, etc. look good with our turn of the 20th century old house. I highly recommend this company.

We have interviewed 4 roofing companies before we selected Ranch Roofing. Most companies just come and measure roof to give you estimates but Don Carter took a time to explain all the materials they use, how roof built etc. We found it quite educational. They contacted us one week before they can start the work to setup date and time. Crew came early in the morning, draped outer walls with tarp. We were impressed that whole project was completed in just one day from start to finish. At the end of the work crew cleaned up the area very well and gave us final walk through. We noticed a few minor issues afterward and contacted them within a few days. Owner of the company Bob O'Sullivan came himself to correct issues within a day. Very punctual and very responsive. We would highly recommend Ranch Roofing!

They did great. The work is clean and well-joined and looks good. They were highly professional, keeping the workspace clean and neat while they worked. Scheduling was difficult because so many people needed roofing repairs after last winter, but once we got them here everything rolled on rails.
Description of Work: Repaired the ledge on our Mansard Victorian roof -- removed all rotting wood, replaced rubber roofing (and roof slates as needed), and rebuilt soffits.

Description of Work: I called to get an estimate for roog replacing and was told they would only come out if I was ready to do the work. When I responded that I wanted an estimate they told me they will be higher than most and they get work by word of mouth.
