Katya is the best real estate agent anyone could ever want to have.  Whenever I need an agent in the future, I hope I can get Katya again because she is superlative.  It is impossible for me to imagine having someone more professional, thorough, dedicated, conscientious, friendly, and caring.  She does it all, and never disappoints.  A superlative real estate agent and a terrific person.  My family and I will always be grateful to Katya for her fantastic work and support.  Zero reservations, absolutely the best!  Happy Thanksgiving, Katya, and thank you from my entire family!

Katya is an extraordinary realtor and an even more outstanding person. When we were ready to list our home of 20 years we called Katya Pitts  after having other local agents in for a market analysis. I had been a realtor myself (15 years ago) so knew many  people in the business. Katya was called initially as a "check" to the price we received.  She distinguished herself immediately with her strong analytical and financial skills. However, what really set Katya apart from other realtors was the level of service she provided even before she had been hired! There were various "clean up"  "handyman" and "painting" services we needed done. Before we even asked for names, she had provided us with individuals . Each of these workers  turned out to be incredibly helpful in their area of expertise. I can't stress how important this was. Like many homeowners we had done a lot to our house but ignored other areas-these needed to be addressed before our house was marketed. After a couple of months went by it was time to put our house up for sale. We had a dilemma. Katya was clearly the right person for the job even though I personally knew the other professionals who had provided us with market analyses. Don't get me wrong; the other realtors were competent for the job but Katya had already "earned" our listing and we knew it would be a mistake not to hire her.Marketing our home was handled perfectly by Katya. Before I knew it she had called in a stager (at her expense) and together the stager, Katya and I decided what need to be moved or taken away for the selling process. Then the marketing  began in earnest and Katya priced our house using excellent strategy and we had a buyer in less than a week! Anyone who has gone through this process knows, however, that this is really just the beginning.. Several glitches later (none of them Katya's fault) including an appraisal nightmare, a tree in our yard that (unknown to us) was infested with termites and other similar stress-inducing homeowner issues, our house finally sold. Kaya was with us each and every step of the way and I mean that literally. She was available long after most professionals would have retired for the night and even kept in touch with us during her brief summer vacation. Although I'm happy and relieved that the house-buying/selling process is now ended I am more than a little sad that I will not be in regular contact with Katya. My husband and I can not imagine any more outstanding person in the realtor profession than Katya Pitts. We recommend her wholeheartedly and without reservation.

Katya was recommended on Angie's List and she alone will make me pay attention to Angie's List recommendations.  She is the most professional, qualified, knowledgeable, attentive, sweet real estate agent we have ever worked with.  From the beginning, Katya was all about the numbers since she is an accountant in a previous life.  She accurately estimated the worth of our home and we ended up getting just a little ABOVE what we had asked.  In preparing our house for sale, she was extremely helpful.  She brought in a professional decorator to give advice, paid to have all our windows cleaned and recommended a fantastic handiman to do some things around the house that we could not do ourselves.  She has stayed with us every step of the way including inspection, mortgage attainment and now helping us to buy a new house.   I really cannot say enough good about her.  She is excellent.

We read about Katya on Angies List, and decided to reach out to her to help us on our home search.  She responded to our email within 10 minutes and setup a time to call us.  We spoke to her for about 15 minutes and knew right away that she was the type of agent that would work well for us.  We already had an idea of the type of property we wanted, and we knew how to do a lot of the work ourselves.  She let us continue to work on our own, while still following up and sending along properties that were not yet on the market that matched out interests.  If we had wanted her to, I'm certain she would have handled all the details, but we preferred a more hands on approach where we did the leg work.  After many showings we found a property that met all of our needs and most of our wants, and also appealed in terms of location.  Unfortunately, it was a strange unit that would not meet federal lending guidelines.  Katya was able to recommend someone who could help us get a nonconforming loan, and we started working with them.  Katya continued to work with the seller to get the information we needed.  Unfortunately, the seller and association stonewalled many of our requests for budgets and account balances.  This through up red flags for us, and Katya confirmed that this was probably not the best move for us.  While she could have done her best to assuage our concerns to get the sale, she instead pushed us away from the property, opting to help us continue our search for something that met our needs better.  A week after we found our first choice, we found an even better one.  This one was just going on the market, and Katya was able to get us into a showing the first day it was available (the same day it went on the market).  We fell in love with the unit, and had to have it.  Katya assisted us in formulating a bidding strategy that was very aggressive, but designed to get us results.  While the owner didn't accept our first offer, the second offer, which Katya submitted in person our our behalf to the seller, was accepted.  After that, Katya was at our side for every aspect of the transaction, from working the P&S, to signing the closing papers.  In the last week before the closing, the bank we had chosen began to be unreachable and to slow things down.  We became understandably agitated, as we were concerned the sale would fall through because of a missed deadline.  Katya followed up with the sellers agent and attorney, and then also called our loan officer to express both her displeasure, and our anxiety with regards to the transaction.  By doing this, she was able to calm our concerns, and I believe, keep the deal together.  She was an advocate through the whole process and ensured that even when things got stressful, that we knew we had a friend by our side, making sure that the process would not be derailed by someones mistakes.   I cannot recommend Katya enough, she was amazing to work with, and when she is with you, she is 100% yours.  She won't take calls from other clients, and she focuses on you.

Amazingly well... We brought Katya in at the recommendation of our buyer's agent up in NH, who had heard of her stellar reputation (this came after we had rejected a couple of other agents who just didn't seem to understand the Arlington market).  She came over the first time, and I though.. FINALLY!  She's very well put together, comes prepared, and is very confident in her own knowledge and capabilities.  We told her that we wanted to get the most out of our house (which we had put a LOT of work into).  She looked through her numerous spreadsheets and told us when we would need to hit the market.  When she didn't see enough movement, she called us and said, "You need to list next week.  When should I come with my stager?"  That's exactly the kind of push we needed.  She was incredibly supportive through a few emotional moments, and long story short... 9 days on the market, multiple offers, and very happy sellers.  We also had the smoothest, most pleasant closing process I've ever heard of!  Thanks Katya!

Katya made the home buying experience a great one; its a fairly time consuming and stressful experience with many unknowns and I would recommend Katya to anyone regardless of whether they are first time home buyers or not - we certainly learned a lot from Katya, we know that we will certainly be using her services when we sell/buy next.

I was connected to Katya through a colleague of mine earlier in the year when I was contemplating selling my condo. Katya put together a comprehensive look at the real estate prices in my neighborhood and helped me determine whether this was the best time to sell my condo. I was on the fence, not so much because of the economy, but more because of the perceived headaches that would be forthcoming as a result of getting my condo ready to sell. She was incredibly helpful in preparing my condo for sale and did a great job of getting foot traffic through on open house days. I sold my condo very quickly (less than 2 weeks) and got the price I was looking for as well. Based upon the success I had with Katya, I asked her to work with me on buying a two family in the area. She was incredibly patient and adapted to a number of changes in my priorities and plans. She helped me find a great house in the neighborhood I wanted at the price I wanted.

I met Katya because her office was down the street from my apartment. I was looking for a realtor and wanted to meet a few different ones in the area to determine who I would be most comfortable working with to buy my first house. Upon meeting Katya, it was clear that she was very knowledgeable and willing to help out an overwhelmed first time homebuyer! She actually specialized in helping first time buyers, which was great for me. Throughout the entire process she was very responsive, helpful, always available to work with my crazy schedule, and extremely patient as I asked a billion questions. Katya really guided you through the whole process from the start so you knew what to expect at each step. She also had a list of referrals when it came to home inspectors, lawyers, etc. and I did end up using a couple of her referrals after researching several on my own. All around it was a great experience and I would use her again when buying a home.

GREAT! She is very available, knowledgeable and committed. She answered very competently (and patiently) to the gazillion questions we asked, no matter the time of the day. Aside from her professionalism, she is also a very sweet person. I have already recommended her to several people potentially interested in looking to buy a house.

Katya has a unique combination of skills very important in a real estate broker: She not only has excellent quantitative skills, effectively calculating the value of various properties, but she is also very personable, and she was very sensitive to our needs throughout the stressful buying and selling process.
