Katya Pitts came highly recommended to us for our housing search. We first met Katya a full two and a half years before we bought a home. We were new to the Boston area and expecting our first child and considering purchasing a family home. Katya was patient with us as first time home-buyers who did not know the area well. We had the unique experience of purchasing a house during the COVID-19 pandemic. In addition to making the logistics of open houses and touring neighborhoods and available homes exponentially more complicated, the pandemic also introduced a degree of financial uncertainty which made first time home-buying uniquely stressful. Katya managed our anxieties and vacillation over budget and priorities with the utmost grace. She never appeared frustrated when we changed our mind and was quick to help us change course when we needed to. We often requested to see houses at the last minute and Katya quickly set up private showings for us and juggled a complicated schedule. Just when we had essentially given up on the potential of buying a home this season, we found the perfect house and Katya advocated relentlessly for us. She negotiated with the perfect balance of steadfastness and flexibility. In addition to Katya’s clear moral integrity and her ability to adapt to changing situations, she was also a pleasure to work with personally. We toured dozens of homes, many with our 18-month-old daughter who, needless to say, was not keen on staying still. Katya remained warm and kind throughout the process and became fast friends with our daughter. Rather than seeming annoyed that we had brought along a toddler to slow down and interrupt the process, she asked after her when she was not there and genuinely seemed to enjoy her presence. Honestly - the process of selling a house is grueling. I'm so glad I had Katya as a partner through the process. From pre-sale (estimating prices, prepping the house) to the frantic time of listing/showing as well as offer/negotiation/acceptance and then through the long-tail of details involved in the closing -- Katya was fantastic. Truly the perfect partner --she offered good advice and guidance throughout. And, she went the extra mile -- when the buyer created tension at the end with minor demands (eg., replacing a shower head), Katya offered to do the work herself to keep our closing on schedule. My wife and I worked with Katya Pitts to buy our first home (a two family in Reading) and cannot recommend her more highly. From the start, we found Katya personable, easy to work with, and a great match for us. She knows the markets we were looking in, what constitutes real value, she is well connected, and she owns rental property, which was particularly important to us. At our first meeting, we were having trouble finding a good mortgage option, as most first-time homebuyer’s programs did not meet our needs. Katya recommended a bank with an excellent mortgage program for our situation that our research hadn’t found. As we placed offers, she showed her knowledge of the market by recommending competitive bids with acceptable terms on a case-by-case basis. When we ultimately found our home (a two-family that needed a bit of work), we were willing to go over the asking price, similar to previous offers. However, Katya recommended that we bid below asking and that we not waive the inspection contingency (which is practically unheard of in this market). To our surprise, the seller actually accepted our offer! Post-inspection, Katya aggressively negotiated on our behalf, further lowering the price to nearly 7% below asking! Every agent should be able to find suitable comps and place offers, but Katya was able to see and leverage the subtleties of our situation that we (as new buyers) overlooked, which was a huge value. We recommend her without reservation and look forward to working with her again.

Our experience with Katya was excellent. She is prompt, professional, knowledgeable, and data driven. She is a strong advocate for you and will do what needs to be done to complete the transaction. For example, we had the road that accessed the front of our house closed by the city the day before our first open house. Katya was incredible at rolling with this surprise and changing information on short notice to direct people to enter from the road behind our house. She has many professional connections, and her stager and videographer helped us greatly. Above all, she got us a good price for the sale of our home. I would use her again without any hesitation.
