 + -1 moreVery well, Francesco was very transparent & competive w/his pricing & ability to deal w/this very short notice project. Additionally, he was able to work well w/the bldg dept & quickly determine their min requirements for our special permit application. Francesco was able to come up w/a very very good plan which was reflective of our budget & matches very well w/a fairly ornate building structure/victorian. We would definitely use Francesco again in the future, we were very happy w/the results from his work/proposal. Keep up the great work, Francesco!
Description of Work: Francesco drew up several contractor/code/building dept ready architectural drawings for us w/a tricky addition for our house (120 year old queen anne victorian). We had several ideas & Francesco was able to work with us finding the best option that we hadn't imagined/considered. Additionally, Francesco was able to navigate the Building Codes for Setbacks & keep any jutting into the side neighbors setback to a minimum - allowing for a speedy special permit approval by the city of somerville. The scope of the project included building a new exterior stairwell connecting the second floor of the house w/the first. We changed paths a couple times & Francesco was able to deal w/our changing the plans on a whim. His initial price was two sketches & we added on a third which he advised us that we should be looking to do in the first place. If we'd heeded his initial advice, we would have actually saved some money here.

 + -1 moreFrancesco was very reasonable about meeting with us and going over various aspects of our house. He has worked on similar projects, and after accepting his quote, he produced a series of sketches to match the need to upgrade the kitchen of our 80-year old house, expand the master bath, and suit the character and existing conditions. He worked with us flexibly to find a way to continue living in the house with demolition and construction. He worked with us on permitting, structural engineering, and interacting with contractors to ensure building to spec. He made many recommendations of suppliers and specialists, and steered us through a number of obstacles. He is personable and gets along with people and is helpful with his advice. It has been helpful to have him as part of the project.
Description of Work: Francesco met with us to determine requirements for a remodel of our kitchen and master bath. Made a proposal for design and architectural drawings, plus support for the building permit process and project management meetings.
