John was very thorough in both the inspection process and in the inspection report. He climbed on to the roof and identified an area that needed to be repaired/replaced, and was detailed in examining the electrical, water, and heating systems in the home. He was friendly and patient in answering our questions. The report was easy to understand and used a lot of photos to help us understand where and what the issues of concern were. This was a valuable tool in negotiating the appropriate sale price of the house.

This guy is the real deal, professional, prompt, and extremely thorough in his reports. If theres so much as a bad nail in the home, he'll find it. Used him for three investment property inspections so far and will continue to do so.

John Rodkey performed a housing and radon inspection for us. He thoroughly evaluated our new construction home and completed a radon test. His communication prior to the inspection was prompt and courteous. At the inspection, John took his time and explained the process clearly to us. Not only do we have an extremely great assessment of our soon-to-be home, we were treated with respect, dignity, and patience. On time, professional yet warm, and knowledgeable. John was great. As new home owners, we had many questions and realized that we've never really looked at a home in this way. We've lived in it for almost 7 years and had never noticed some things that were pointed out. He gave recommendations when he could and then informed us of the type of company we should contact if it fell out of his scope of knowledge (which wasn't very many things) The inspection was done efficiently yet completely and he somehow managed to turn around the written report by the next day! The report was a dream, like a perfectly laid out to-do list for repairs including recommendations and priorities. We were alerted of potential and real safety issues and now have a working list of things to work on to improve our home. I had understood that getting an inspection of one's home was the most educating experience but I think that John made it that much more so. With much appreciation.

The inspection went very well. John was a pleasure to work with, and he seems to have found every single little quirk in the house. I feel better having all of this information! His report was very clear and thorough. He detailed clearly what needs to be addressed prior to the sale, what can be put on hold, what is something to just be aware of, etc.

John answered my online inquiry within hours, clearly and efficiently arranged for an inspection well within my timeframe, turned up at the site early, was bright, friendly, welcoming of my tagging along and meticulously thorough in his inspection of the property and explanations of his observations. Not only did John then provide quick turn around for his clear and extensive report (including explanatory photos from the site), he kindly answered various questions past the point and even visited the site again to check a few details I had failed to bring up in the first place. In other words, not only did he do an outstanding inspection in a clear and friendly way, he went the extra mile and then some to make sure I had everything I needed to proceed with my home purchase thoroughly informed. This was especially appreciated because, as it turned out, the home had had a previous offer and inspection only a couple months earlier and that inspection only turned up two very minor issues. So I might never have known about the far more significant safety issues had I not had JM Rodkey performing my inspection. Clearly, not all inspectors are equal. The uncovered issues are not uncorrectable (now that I know about them) but definitely have been an important part of my proceeding with an informed purchase and in forming a responsible checklist of repairs that will help make the property much safer for me, my family and all those who visit. I am VERY glad I had JM Rodkey perform my inspection, would recommend John without reservation and most certainly would use his services again, if the need arose.

I'm a first time homebuyer that doesn't know a ton about what red flags to look out for in a house. I was able to get an appointment with John extremely quickly (3 business days). He was extremely thorough and professional, and took a lot of time to explain both what he was looking for and what he was finding. He went way above and beyond just assessing the safety and construction of the home, and I feel like I'm better prepared for home ownership for the couple hours I spent with him. 2 days after the home inspection, I had a full PDF report, complete with photos detailing everything that was discussed. Overall, a great experience, and I would definitely recommend him to a friend.

They were prompt in setting up my appointment. He arrived on time. He was very approachable and explained everything he was doing and he spoke out his observations very clearly. He was very receptive of my observations that I felt he may have missed and not once did he make me feel like I should shut up and let him do his job. He approached the house from the get go as if it was someone's dream home instead of treating it as just another house he was inspecting. I don't think there is place here to say how good the written report he gave that same night was. I totally agree with another member that said it is like a manual for the house. This is long overdue, but John Rodkey provided a very thorough report, which was helpful and educational as to be a reference for the future. He used plenty of photos with captions for clarity and ease of understanding. Since some conditions are borderline, I would maybe recommend one more category in the ratings, such as adding "Excellent" or "OK" in addition to options of Good / Fair / Poor / NA to give a touch more detail. I highly recommend JM Rodkey for home inspections.

John was simply fantastic. Being on sight during the inspection is crucial. He walks you through every last detail of you potential home. He pointed out things that were not even concerns for the inspection report, but more over so I (as a new home owner) would know for the future. In addition the report was so detailed with photos and arrows and suggestions or concerns. It is like I now own a manual to my home. It is truly an amazing report.

John arrived a little late due to faulty GPS coordinates but he notified my agent promptly to let me know he had ended up in the wrong part of town. John was pleasant to work with and professional in all respects. He took copious pictures of the property and explained much of what he was finding as he went along, discussing with the me the ramifications of some of his findings. At no point was he condescending - only helpful. John did a thorough job inspecting the house and found some issues I had not noticed which was immensely helpful. The process took about 2 hours or so and despite the rain, he did a thorough inspection of the exterior of the house as well.

We were buying our Northampton home 'as-is' and had some idea of the 'to-do list' but wanted a professional inspection. Based on excellent Angie's List reviews, we contacted JM Rodkey, Co., Inspections of Amherst and set-up a home inspection. We were especially looking for a prioritized list of what needed to be done to this older house. John was thorough and professional, and took all the time we needed to inform us during his inspection. The inspection report was detailed and clearly written; it will be really helpful going forward. John did a very detailed assessment of all aspects of the home outlined in our agreement. The notes he provided in the report, supported by photographs, will be most helpful as I prepare to sell the house in the next year or so.

I found John through Angie's List and used the "schedule now" to enlist his services. He replied quickly and I scheduled the inspection through his office for the first available date. The automation of the contract and 'what to expect' documents were fantastic. The house we are buying was a Victorian church built in the 1880's and converted to a residence back in the 70's. It's a mix of old construction, mid-century rehab, new-ish conversions, with a smattering of commercial grade idiosyncrasies. It was fun to do the walkthrough with him and see his eyes light up with each of the oddities of the church and explanations of why something was peculiar and working backwards through the renovations over the years. The inspection took just under 3 hours and I came out of it feeling empowered to make the right decisions about our purchase. I wouldn't hesitate to bring him in even after closing just to talk through and get advice on the house in general going forward.
