JMR Inspections

John showed up a little (as did I) and introduced himself and then went to work. He was organized and decisive taking every piece of the home into account. We went room by room foot by foot making sure there were reasons why things were done or question why they were not. I could go on and on but to summarize "I was made to feel my future home was important and so was I".

It went exceptionally well. He was very thorough and detailed oriented, and he took time to explain much of the process. I shared his report with my uncle who is a home inspector in a different state, and even he was impressed at how thorough of a job this inspection was.

Our home inspection went very well. John is full of energy! He works very hard and you can tell he loves what he does. He was very thorough and took the time to explain all of our questions and concerns. He went over everything during inspection, and then again at the end. John made himself available post-inspection via email and phone as questions arose. I received a referral for John from two separate friends that used him as a home inspector when purchasing their homes over the last few years. One item that he found at our house while scooting around on top of the roof turned out to be a pricey fix that helped us in the Purchase and Sale negotiations. We ended up purchasing the house and are very happy. His report has helped us plan for repairs and updates for the future. I will be recommending John to all our friends and family that move to the area.

I submitted a request for contact on JM Rodkey's website and received a call the following morning. The person on the phone was helpful and polite and set up the appointment for the following Friday. I received email confirmation and a phone call before the appointment. John arrived on time and performed a very thorough inspection. He was patient and professional and the 52 page report was delivered to me about 24 hours after the inspection. The report was thorough and included annotated photos and detailed recommendations. I wouldn't hesitate to contact JM Rodkey again if I'm ever in need of another home inspection in the area.

John did an incredibly thorough and professional job conducting this inspection. His report was the most detailed home inspection report I have ever received. I was also impressed with how quickly he was able to produce the report. Our inspection took place on a saturday and the report was delivered that Monday. John was also very flexible in arranging the visit for a saturday given that we were only in town for one day. I would recommend John's service for anyone who is looking to have a home inspected in the area.

John was excellent from the moment of first contact throughout the entire experience. I have heard that home inspectors are hard to get in touch with and so I was shocked when I called his number after trying several other home inspectors and an actual human being answered the telephone, his office manager was friendly, kind and helpful. John was incredibly kind and professional throughout the entire experience and his report (which he generated in less than one day instead of the 72 hours we were inspecting) was incredibly thorough and helpful. He also has offered to be in contact to explain his report at any time. Overall it was a delightful experience in a somewhat overwhelming process, I would recommend John to anyone looking for a home inspector in the area without hesitation.

John inspected every inch of that house. He was extremely thorough. He took the care to turn on all the appliances, check each outlet, take infrared readings of the attic, etc. He was great!

John is a true professional! This was our second experience with a recent home inspection. While we felt our first inspection, with a different company was an excellent experience, JM Rodkey truly outshined the other! There was no stone left unturned. Every window was opened and every roof shingle examined. John was exceptional in his explanations and suggestions to my husband and I. He arrived on time, ready to work and extremely professional. We would highly recommend reaching out to this company if you want to protect a huge investment of buying a home. My first experience was the initial phone conversation. I was treated kindly on the phone and felt that my phone call was the only concern for JM Rodkey. Meeting our time constraints was not a problem, we were sent emails informing us of the process throughout each stage, and a very prompt and well crafted inspection report immediately following the inspection. Additionally, John gave us a very informed book on the home inspection that was ours to keep. John made the process so simple and easy. He was available on a day convenient to me and sent documents prior to our appointment to explain exactly what would happen. He coordinated with the pest inspection so that everything was done in an efficient manner. All the paperwork was signed online. He arrived promptly, was personable and professional and completed the work in a timely manner while doing a thorough inspection. He was supportive and made certain I understood any issues he uncovered and provided assurance if I had concerns. I received the finished report within hours.

Inspection was very thorough, John even got up on the roof to inspect the chimney and solar panels. He not only pointed out things that were a concern but also things that were really good about the house (such as the plumbing and electrical upgrades). He took many photos and delivered a detailed report the next day that was really easy to read, a lot better than others I've seen. John is friendly, knowledgeable and answers all questions, very easy to work with and responds quickly to emails. I'd use him for any future home inspections.

John was already on site doing his thing when I arrived at the scheduled time. His pal Rocky from Baystate Exterminating was already finished with the pest inspection and ready to give me all the details. John greeted me with a big smile and was excited to tell me how much he liked the house, and give me all the details of his search. I followed John around the house for 2 hours as he pointed out things that are good about the home and things that could be a concern. He got in all the tight spaces and checked every nook. John even informed me that the area the house is in was at little risk for Radon, so the test might not be completely necessary. We waived the test and saved $125 in the process. That night I received an Email with a thorough 46 page report on the house and problems that I can fix. The pictures and descriptions were detailed, but still easy for someone with little experience to understand.
