I have paid for five different home inspections in the past five years and John Rodkey was, by far, the best Ive seen. I called John Rodkey originally because I noticed discoloration in the fiberglass insulation within a house and I was worried that is was mold. I told John that if it did turn out to be mold that I would not need a whole home inspection because I would not be interested in the house. To my surprise, John replied by saying "well why dont I just swing by there tonight and check it out so we can see if it's mold." He did this at no charge. As it turns out, it was not mold. So Rodkey did the full house inspection two days later. He spent 3.5 hours inspecting and photographing the everything from the attic to the crawl space. He answered every question I threw at him and proved to be tremendously knowledgeable. He found lots of issues; nothing insurmountable, but lots of important things to know. His report came the next day and was amazing. I considered sending it to the other inspectors ive used just so that they could see what quality looks like. John has been available ever since the inspection to answer questions and even help resolve a family dispute over some specific issues with the house. I'm super impressed and would recommend him without hesitation.

My husband and I have worked with John Rodkey for a new home inspection twice now and were extremely happy both times. Both times he was already there when we arrived for the home inspection. He took the time to explain everything that he looked at clearly to both of us and offered a lot of advice and tips for taking care of the house throughout the home inspection. He took numerous pictures of everything that is a concern and then provided us with a complete and well-organized booklet that incorporates the pictures into his report. He even made notations/diagrams on the pictures in his report to emphasize things that would be of concern to us. We really felt like John did a complete and thorough home inspection for us. His inspections included reporting the home appliances for a recall check and for the first inspection, that uncovered a safety recall on the dishwasher. As a first time home buyer, John made us feel comfortable with the home inspection and answered all questions that we had. He gave us a repeat customer discount the second time we worked with him. I give John our highest recommendation.

Very professional and thorough. I don't necessarily agree that graffiti is outside the scope of his service, as I do think aesthetics are important. But on all the technical details John did an excellent job and we recommend him.

John Rodkey performed an extremely thorough home inspection and followed up with a detailed report complete with photos and a summary of important issues. He was available afterward by phone & email to answer questions, and he provides additional services (for example: he enters the appliance serial numbers into a system which automatically reports on any possible recalls). Highly recommended.

I called John on a Saturday before his posted business hours expecting to leave a message about scheduling a home inspection. I was surprised that he picked up the phone early on a Saturday morning and he was very congenial over the phone and when I told him the address of the home passed along some anecdotal information about the area. On the day of inspection John was there before we arrived and introduced himself to both my wife and me in addition to the kids we had in tow. As soon as he saw the kids he was sure to mention the abutting stream and frogs that were jumping around in it. I thought that John did a very thorough job and was sure to explain issues that he found in a way that we could understand them as well as mention fixes that should be done when we moved in. John stated that he would have the report to us the next business day and it arrived via email a little later than expected however we were very satisfied with the end product and report.

Mr. Rodkey took us on a journey into the history of this home by his careful observations of the period building materials and building techniques in the style of the early 20th century. It was such an interesting afternoon, which never felt rushed, and he was there for us on a Saturday afternoon, no less, when it was most convenient to us so that we did not have to lose a day of work. With a camera that went click into areas that were invisible to the eye, such as under the porch, between the rafters, etc., he had a quick sense of humor and a comprehensible way of explaining that made you feel included in the process. Mr. Rodkey had a beautiful report written within 48 hours complete with pictures, ratings, precautions, and recommendations. Overall, a very positive and enjoyable experience during a stressful process.

Between my husband and I we've bought and sold 7 houses, and this was by far the most thorough inspection we've ever gotten. It took 3 hours. John walked through everything, pointing out major and not so major issues explaining it in a way we could understand. We received a 45 page report with pictures and supporting explanations of the condition of the house. I highly recommend him.

Could not have been more thorough or helpful. This is as high of quality as can be found . . . rare in today's world. Recommend John for your home inspection without hesitation, in fact, we suggest don't risk not using John as your home inspector. You simply won't get a better inspection from someone else.

I called a couple of home inspection companies and after speaking with the receptionist at JM Rodkey, I received a call back from one of the assistants within a couple of hours. He was knowledgeable, asked a lot of questions, and explained that they would be able to accommodate my schedule and timelines. John arrived to do the inspection as scheduled, and he encouraged me to walk around with him so that he could explain what he was seeing and the recommendations. It took about 2 1/2 hrs and John was extremely knowledgeable and explained everything in a manner I could understand. He also gave me a useful book on home maintenance and told me I could contact him if I had any further questions, now or later. John sent me the official inspection report electronically the very next day. It was thorough and in an easy to read format, with pictures of the pertinent exterior and interior items he inspected. The report even contained information about the direction each side of the property faces. I emailed him for clarification about a couple of things and he responded promptly. Throughout the whole process,John Rodkey and his staff were extremely professional and easy to talk to, and I would not hesitate to recommend them if you need a home inspection.

It went great. He's like a detective putting together clues on a big case, the mystery of the house, how it got the way it is, and what it's future is likely to be. He is a pleasure to work with. Casual yet professional, friendly, attentive, considerate, thorough, overall great. He arrived at the site before us and stayed till the job was quite thoroughly completed. He addressed every concern we raised about things we saw, and was never dismissive.

John Rodkey's inspection services came highly recommended, and now I know why. From the initial phone call to set up the inspection, all the way through to receipt of the final report, the services were highly efficient and professional. The scheduler I reached on the phone was informative and helpful; the costs and the basis for calculating the costs were stated clearly, and although she outlined elective services beyond the basic one, there was no hard sell whatsoever. The contract process was very easy, with a contract plus supplementary information e-mailed to me for electronic signature and return. On the day of the inspection, Mr. Rodkey arrived right on time and set to work by climbing up onto the roof for a thorough look there, even though the contract had specified that this might not be included. I then accompanied him as he did a meticulous look, first at the grounds and exterior of the house, then at the interior (including the garage). He carefully pointed out both the positive features in the construction, finishing, and innards of the house, and explained each of the issues that he thought warranted some attention and what would most likely need to be done to correct them. In all, although this is a fairly small house, he spent a good two hours on the inspection and on discussing with me any questions on which I wanted more information. The written report arrived in less than 24 hours, about 35 pages in length with well organized and detailed information, and photographs of specific fixtures or spots, and highlights both in writing and on the photos of those things that should be corrected. This provided me with a very handy to-do list that I can use with contractors I bring in for estimates and fixes. Mr. Rodkey also gave me his mobile phone number so I could contact him if there were any further questions. All in all, I would say I would have no hesitation in recommending JM Rodkey to anyone else in the area who wants a careful, straightforward, and professional inspection of a building.

John was flexible in scheduling, prompt, courteous, and knowledgeable. He was very understanding when we had to do some rescheduling. He did the most thorough inspection, of the three house inspections we have had over the years. He took relevant pictures for what turned out to be a very useful report to show areas of safety, maintenance, and possible future needs. He explained construction and mechanical matters as I accompanied him on the inspection. After the inspection, he was a big help in formulating issues to be brought to the attention of the sellers. I would highly recommend John and his excellent work to others.

We are not first time homebuyers and therefore have seen multiple home inspectors in our time. JM Rodkey has done by far the best job we have ever experienced. He showed up within minutes of the scheduled start time. He was professionally dressed, courteous and friendly. Work began by inspecting the outside of the house. Starting with the front of the house he worked his way around methodically, noting concerns, taking tons of pictures for documentation, even digging in the dirt a bit to get a better look at what was going on around the foundation, if anything. He was knowledgeable about the standards for construction for the time period the house was built (mid 1980s) and thus was able to point out the good, the bad, and the indifferent well. Inside, he continued to work through the house in a methodical manner, checking power sockets, lights, the heating system, cabinets, appliances, faucets, etc. For anything of concern he took photographic evidence, as well as photographs of areas generally under inspection whether there was an issue or not. He utilized modern technology, including a thermal imaging camera and continuous radon monitor to check his work. As a result he was able to identify an active source of water penetration that the sellers had attempted to repair but failed to do so properly. In addition, he went out of his way to use the techology to double check his visual inspection at my request and seemed not at all put out to really thoroughly check everything. The entire inspection took almost 3 hours. For a house just under 2000 square feet, that was a world of difference from the 1 hour it took the buyer's inspector to check the place we just recently sold. This is definitely a job where some time and patience are required, and JM Rodkey was willing to put the time in. I did find that you needed to ask questions from time to time to understand what he was looking for. I believe he was doing a completely thorough job, but as a bystander it is always nice to know what's going on. In certain aspects, it's completely obvious, but that's not always the case.

John is extremely thorough and meticulous. His report is extremely well written with very clear pictures documenting all problems. The reports came in earlier than we expected. He is professional and very friendly. He saved us thousands of dollars. The booklet he gave us on how to maintain homes is extremely helpful for first-time home buyers like us. Definitely exceeding our expectations! Great service!

This guy is amazing. He arrived 15 minutes early and got right to work. He was pleasant and explained everything he was doing as he went along, saying what was a big deal and what wasn't, and giving me lots of useful advice about how to deal with various issues. He was extremely thorough and I had his report in LESS than 24 hours!

John was right on time for the inspection. Went through the whole house.Checked everything taking pictures, and pointing out things that should be addressed. Was a really good experience. Answered all my questions and concerns about the house. I received full report emailed to me within 24 hours. I would definitely use John for another Home Inspection.

We received an over the phone quote and a three part email explaining what was involved in the home inspection, the contract and a video. The inspection was thorough and detailed and everything was explained along the way. I was in the construction business for many years and have worked with inspectors in my line of work and I was really impressed by John's manner and thoroughness. He made suggestions on fixing certain things that could be problems in a few years too. All around a great experience. Received the detailed report within 24 hours!

Inspection was very thorough and informative. John pointed out both good features of the home and items that needed attention. We had a 49 page report complete with many helpful photographs by late the same day of the inspection. The items at issue were summarized at the end of the report and referred to the expanded detail in the body of the report. This enabled us to share the information the next day with a series of workmen needed to further assess issues and give estimates for repair. As a Realtor, I have arranged for many home inspections over many years as a Buyer's agent and found John to be one of the very best. He has the ASHI designation which is an important credential of professionalism. John has been available by phone and email to promptly answer a number of questions the Buyer had. I will definitely use him again in the future.

John was extremely thorough and professional. He explained what he was doing and why. I believed his inspection--the things to take seriously did indeed seem a problem and the things to let go also seemed reasonable. He was also just really nice to be around.

My experience with JM Rodkey Co Home Inspections began with my phone call. John was polite, conversational and informative. During the inspection, he explained everything he was doing, what his findings were and why they were important. He identified all of the areas he felt could be problematic and gave some insight on how to correct any issues. He was also forthcoming with the positive qualities of the property/house as well. He didn't mind that I followed him just about everywhere as he inspected the property and house. He answered all of my questions and was a great educator. We received the written report that evening. He took many pictures and incorporated them into the report which was very helpful. Nothing seemed to be left out! Overall, the experience was great! John is a true professional who obviously takes great pride in his work!
