He was professional and did a great job pointing out hazards, potential hazards, and other points of interest in regards to the home we wished to purchase. He was very thorough.

John Rodkey did an extremely thorough job on our home inspection. He even arrived early on the day of the inspection to accommodate a last minute schedule change in our appointments. We arrived at the time the inspection was scheduled to start and he had already completed the inspection. He walked us around the entire house and pointed out many things. He pointed out things that were of no concern and things that were of major concern. He was a gentlemen and we could tell he had extensive knowledge about every aspect of the home. He also emailed us an extremely thorough report in pdf format with lots of pictures to illustrate very specific issues. We were very impressed with his professionalism and felt he went above and beyond our expectations. We previously owned a condominium which was inspected and that inspector would be considered amateur compared to John.

We ould not ask for more. We were under a tight deadline and the height of summer but John provided everything we needed. My family all appreciated his thoroughness and friendly disposition. His report was prompt and detailed in regard to comments and recommendations. Very pleased!

This was the second house that we've had John inspect, and -- just like the first time -- he did a fantastic job. He was on time, got right to work, and was totally thorough, and cheerful, from start to finish. He takes pictures of everything that is going to be noted in the report, and if you tag along for the inspection he provides a very helpful commentary on the things he is noticing as he goes around and inspects everything. The report was emailed to us about ~12 hours after the inspection was finished, which is amazing turnaround time, and very helpful in terms of getting the info over to the sellers as soon as possible. I can't recommend John's services highly enough, and if we need another inspection in Massachusetts, he'll be the first one we call.

John was friendly and explained the issues he found in ways we could understand. The report we were given had no surprises and even had helpful diagrams on how to fix certain items. They were also polite when we had to postpone the inspection last minute. The only thing I question is the radon test. The owner was not aware the test required 12 hour "closed house conditions" prior to the test so there was supposed to be a delay before the 48 hour test started. However, we received the results exactly 48 hours after the test was set up (should have run for 60 hours if the delay worked). This could lead to lower readings than actual amount of radon gas. We will be testing again with the 90 day radon test once we move in. Overall, we were very happy with this company.

We are first time home buyers so we were not sure what to expect. John came highly recommended by friends and family but we were still nervous. Right from the get go John was great and put us at ease. He took a lot of time with us and explained every little thing that came up in detail. A month after the inspection during closing another issue came up and our realtor asked that we call John back and ask a few more questions. He got back to us right away with the answers to our questions and it helped facilitate our closing. We simply cannot say enough about how professional and responsive John and his staff are. Great people to work with, highly recommend them to anyone buying a home!

All of my contacts with this company and provider have been very professional. Scheduling was easy. Ample contact via email before and in preparation for the inspection. The inspector answered all of my questions promptly and in ways that were both accurate but easy for a regular home-buyer to understand. The inspection itself was done with our realtor (since we do not live in the town we are relocating to). The inspector was on time and incredibly thorough. Photos and examples were given in the report, and suggestions were made - either as things that really needed to be addressed or as things that he recommends. What particularly amazed me is that the sent us the report the day after the inspection even though that day was a holiday. And he answered my questions via email on that holiday right away. His responsiveness and promptness are amazing. I was so pleased. I would strongly recommend this provider.

John was on time and extremely thorough. He is a little pricey but totally worth it for the quality. He even followed up with extra research about the home after the inspection and informed us later that evening.

I have no complaints with John. He arrived before I did and was already busy when I arrived. He was a wealth of knowledge. Being a local, he knew details about the particular design of the house I was considering and the neighborhood and its problems with large trees. He was so thorough that he had looked at the house on Google Earth before coming-- and had seen the house on Google Earth completely hidden beneath a canopy of trees. However, upon arriving, he was surprised to find that the canopy had been removed and the house had a clear opening to the sky. This particular piece of information was very important later on in the inspection when he discovered mold in the attic! So not only is John quite competent in his understanding of houses, it seems he also doesn't miss much. This was very helpful for me in putting together the pieces of evidence and deciding whether or not to go ahead with the house. His thoroughness paid off for me and I highly recommend him.

John Rodkey was a pleasure to work with. Very professional, easy to talk to and delivered a very informative report with many pictures to help illustrate all problems with the house. Mr Rodkey traveled over 40 minutes to the house only to find out we could not get in and had to reshedule the appointment. He took this disapointing and costly situation very well and came back 3 days later and did not charge us for the extra time we caused him.

Excellent! John made a thorough presentation of his careful findings in a 40-page color-photo report (hard copy & .pdf), alerting me to issues which needed to be addressed. I especially appreciate his constant availability via email, always answering my questions promptly. John continues to give me valuable advice about my new home now, months after the inspection.

John responded quickly to my phone call asking for a next-day inspection appointment. He was very accommodating and professional on the phone and was able to fit us in the next day. (A+ on responsiveness) John arrived a few minutes early and took care to protect the house from the snow on his boots by changing shoes, laying down towels, etc. The homeowner was present at the time so I'm sure they appreciated that as much as I did. (A+ on punctuality) The inspection was reasonably thorough. There was a lot of obvious stuff like "This door is off its hinges" that you feel a little silly paying a professional to tell you, but the value comes in the completeness of the inspection report and the handful of more subtle and critical observations. John also answered a lot of questions for me as we went through the house and gave some good advice along the way. (A on quality) The report was e-mailed later that same day. In total John spent about 4 hours at the house and probably 2 or 3 more hours writing the report and traveling. I think the inspection price of $450 is very reasonable for that amount of time and the level of service provided. I rated the price a B because the charge for a radon test was $125. This seemed like a lot given he was already on site for the inspection and a very well rated detector is available for purchase online for around $125 (http://www.amazon.com/Safety-Siren-Series3-Radon-Detector/dp/B000CEAY64/). Most of that $125 seems to have gone to the pick-up visit to retrieve the detector from the house, or maybe he uses a much more expensive detector. I rated the professionalism a B only because of the very poor business practice of selling my personal contact information(e-mail and phone number at a minimum) to telemarketers. A third party provider(inspectorservicesgroup.com) that John apparently uses to manage some aspects of his inspection business has an add-on service that lets him earn commissions for selling home security systems. About a week after the inspection I got an e-mail with the subject "IMPORTANT INFORMATION FROM JM RODKEY ABOUT YOUR HOUSE" Naturally I'm thinking he had some new information to share and quickly read the message... When I opened it it was an ad for home security systems. This is a pretty shameless waste of a hard earned reputation. The e-mail had a note saying to expect a phone call(!), but to opt out click a link - which I did. Starting about a week later I began receiving telemarketing calls from numbers registered in "Antigua and Barbuda." There is no way to know if this is a result of John's selling my information or not. When I contacted John he said that this was "all in house." To me in house means between the two contracting parties... his third party marketing affiliate is not "in house." If any other customers are getting constant telemarketing calls from 268-762-0077 or 268-762-0158 chances are good this is where they originated.

We were very happy with the inspection and would definitely use John's services again. He did a very thorough job and was very ready to answer questions both during the inspection and after we received the official inspection document. The document itself is prepared very well and we were very happy with all the instructive photos that were included.

He was just the most thorough inspector I have ever seen. He followed up with a written report including pictures that just explains not only the issues in the house but also what we could do as future home owners to care and maintain for the home. And he came out for no charge to do a follow up and there was no charge on that.

If only there was an additional star available! John Rodkey exceeded our high expectations in every way. We called him and asked for an inspection and report on a very tight timeline. He was able to arrange the radon in advance of the inspection and inspect within two days, providing the report on the same day as the inspection. This is an unbelievable feat considering that the inspection report contained pictures and very thorough detail of his findings at inspection. We walked through the entire inspection with John Rodkey and his level of expertise was apparent throughout the inspection, captured in his report which is a valuable tool for us to use in negotiating the final terms of our purchase. John also uses technology extremely well. The reports and all of his recommended resources came to us by email and are all organized through a clickable link. We really cannot say enough about how much confidence he gave us to proceed. His inspection reports and materials will benefit us through our purchase, but also in owning the home. We can see how we will need to maintain the property and prioritize the work we will do to protect the home long-term. In the end, this inspection is a great investment in a home we will be able to care for with confidence.
