Inspector was very pleasant to work with. Seemed very knowledgeable, thoughtful and thorough. As homeowner was helpful to me to learn about how new house works, how to maintain etc. written report followed inspection in about 12 hours. I have used this person twice and would use again.

Couldn't have gone better. John is thorough and seems to know every detail of Building Code. I followed him around and he offered helpful advice for possible repairs down the road, as well as answered my (novice homeowner) questions exhaustively without too much jargon. I did find a couple of defects that he didn't catch, but this was negligible in the grand scheme of things. He even inspected the children's play structure in the back garden, even though it was not part of a house inspection! The report he created was amazing: a ton of annotated photos, and detailed descriptions of the issues to allow for us to simply hand it to an electrician, plumber or contractor without losing anything in translation. I'm definitely going to use his services again when routine inspecting a couple of years down the road.

It went very well. He was very accurate, precise, and detail oriented. He did not mind that I was asking questions and walking with him during the inspection. He explained everything very well, and received his report the following morning by 10AM.

John has years of experience and is full of relevant knowledge. He inspected the house and found some defects. During inspection, he let me know what he was doing and how it went. Every time he found an issue, he explained the possible causes and proper way to resolve it. The comprehensive and professionally written report was delivered on the same day. In the report John included all the pictures he had taken along with detailed explanation. He was also responsive by answering all of my questions of the report. I was 200% satisfied with his service. Highly recommended!

Was very pleased with the personality and professionalism I received. John pointed out good, bad, and suggestions in a very easy to understand process to allow me to make an informed home buying decision. His reports were detailed with photos and illustrations from replacing the house numbers to comply with fire department safety sizing for ear of identification to things to watch for down the road. John also, as a small business owner, works closely with another local small business to provide pest inspections. Nice to work with small businesses that have a good working relationship and support one another.

IT WENT VERY WELL. EXCELLENT is my rating for John of JM Rodkey, Co. Inspections. I live in NYC and was buying a condo in MA. From the moment I called to ask for appointment with John to do the Inspection, I can only 'sing HIGH PRAISES' about the service he provides. The very same thing applies to his office staff. Very attentive, very detail oriented. Within hours I received confirmation of appointment by email, and appointment reminder, both by phone and by email. I also received "Agreement for Inspection" through email for my review. John himself called to see if I had any questions regarding anything that came in e-mail. He showed up for the appointment EXACTLY ON TIME. Very organized, friendly looking, all paperwork and camera in hand, and everything else needed for climbing and checking.. He was very thorough from roof down to the basement, chimney and fire place. He answered any questions and concerns I might have had on sight. Before leaving, he told me he will have the report ready by morning the following day, and he did. The report was emailed before 9:00AM. The Report was very detailed. At the end of the report was the Summary of Issues that May Need Attention. In my case three (3) pages with reference page and recommendation. I COULD NOT HAVE FOUND A BETTER INSPECTOR FOR THE JO

I used John Rodkey twice, because my first purchase offer ended up falling through. Both times John's service was every bit as expert and helpful as everyone says. John showed up a little early and immediately greeted me with a big warm smile and a disarming manner. This was more important than it might seem--learning all the problems with the property you plan to buy is anxiety-provoking, and John put me right at ease immediately. I immediately felt as if I was getting expert advice from an old and caring friend. John very systematically went around the property and his keen eye immediately spotted all kinds of details. He pointed them all out to me and explained what he was seeing while he photographed them with a digital camera (I didn't think much about the photography until I saw the report, which was fully illustrated with very helpful photos). Often he put my mind at ease by pointing out that a given issue was minor or could be fixed easily (often telling me what the fix would entail), other times he emphasized when an issue seemed small but needed attention to prevent something more serious from developing. He made sure to point out what was right with the property as well as what was wrong. John climbed into attic spaces and crawl spaces and opened service panels to make a completely thorough inspection of everything. In one house, he even detected a minor structural issue in the basement merely by walking across the living room floor and noticing a tiny change in pitch--it was like the story of the Princess and the Pea! John also knew what were typical building practices at the time these properties were constructed and explained how certain features or shortcomings were typical of the period. I received John's report in less than a day both times (emailed as a link to a pdf). The reports were fully customized. He creates a readable narrative that explains every point of concern in every part and system of the property, along with annotated photographs where he uses arrows and circles to show you exactly what he's talking about. John also collected a well-water sample for testing and conducted a radon test. I received both test reports within a couple of days. The radon test was particularly impressive--the levels were continuously monitored and their fluctuations over time were graphed. John also provided me with a helpful manual that explained all the various parts and systems in a typical residence, enrolled me in a "recall check" service that alerts me if any of the appliances or major equipment in the property are recalled by the manufacturer, and referred me to programs that would assist me with improving the energy efficiency of the property. I had some questions afterward and John not only answered them right away, but he also included additional illustrated reference materials to help me understand. And for all of this five-star white glove service, John's rates are highly competitive. Quite frankly, anyone considering a home purchase in the Pioneer Valley would be crazy not to get an inspection from John Rodkey!

John was on time. Very thorough and professional. Explained all issues as he came across them.

John greeted us at the driveway when we arrived. He took us through every step of the way, and encouraged questions. When confronted with a roofing material he hadn't experienced before, he called a consultant on the spot and got answers. He utilized a hand held infrared heat detector to ensure the radiant heat in the floor was functional. He is quite personable and put together a great report we were able to download from the computer filled with photos, arrows highlighting issues, and divided into areas on the home and systems. All this followed with a great summary at the end of the report for quick reference. All in all a great resource and I would recommend him to anyone.

John showed up when he was suppose to, he was very informative and went into great detail about everything in the house. As a first time home buyer, I had a lot of questions and concerns about the home I was buying and John would always take the time to explain everything to us and go out of his way to make sure we understood his answers. John was extremely thorough and checked everything for us and even though it may not have been what we wanted to hear he still told us. He took pictures of everything and did not leave until he was satisfied that all of our questions were answered to our liking. I can't stress enough how easy John has made this process for us, he even had our 55 page detailed report sent to us early the next morning! I absolutely suggest using Johns services he was worth every penny!

From my first call to try to schedule the inspection the service was high quality. Phone calls were answered in a very short period of time and he even call me himself. I had to cancel the first appointment and he was understanding and when I called to reschedule there were no issues. Mr. Rodkey was punctual, friendly and professional. The inspection was extremely thorough ( 2 hours), and he answered clearly all of my questions during the inspection. I received the 42 page written report the next day. The report is very detailed, with pictures, explanations and recommendations. He also took care of the water test and pest inspection. All which was done the same day. I got the pest certificate that day and the results and certificate of water test yesterday. I highly recommend JM Rodkey!

I am in the process of purchasing my first home. John was timely, friendly, and professional. He showed respect for me as a buyer, allowed me to walk the property alongside him as he explained in fine detail all of the deficiencies and positives in the home. He took pictures and turned around a very detailed report with recommendations and pictures within less than 24 hours. The pest inspector he recommended was also very helpful, he gave me a few recommendations and even pointed out where repairs had happened before. As a first time home buyer, I found John and his team to be very patient and thorough.

We had first contacted John to do a home inspection a few weeks ago on a home we were thinking of purchasing. That inspection was amazing but showed a few things we weren't comfortable with so we did not move forward with the purchase of that home. I knew when I found another home that I wasn't going to call anyone else to do the inspection. Once again, he did an amazing and very thorough inspection. He checked every part of the outside of the home, the attic, basement, crawlspaces and everywhere in between. He was very punctual and got started right away. He also made many suggestions about how to improve on any areas that were showing deterioration and told us about things that weren't an immediate concern but should be monitored. The best part is the detailed report that follows. It contained pictures and all of the things he talked about during the inspection so that you don't have to remember then and there or write anything down. Sadly we will not be needing his services again in the near future because we will be moving forward with the purchase of this home. I just hope he is still in business when we decide to purchase another home down the line.

John was very helpful to me in directing additional needs house required, especially regarding its foundation. This was a critical point in whether or not to proceed with the house. His careful analysis of the whole allowed me to make important decisions about how to proceed with seller. The end result was that the seller responded to needs.

John did an extremely thorough inspection of a home I was interested in buying. I have only been present at 1 other inspection and all that guy did was walk around and poke things with a pole. John was amazing. He was able to get all the way up on the roof and inspect it as well as the chimney. His inspection of the basement was awesome. He got all the way under the large front room of the home which consisted mostly of crawling under the home. He pointed out many things that could be an issue in the future with this home. The report that he sent me was also great. There were a lot of pictures and descriptions of all the things he went over during the inspection. The inspection was pricey but I think that is the going rate these days for an inspection. He drove from almost an hour away to get to my property too. I would absolutely recommend him and use his services again.

I would definitely recommend this company. Professional and courteous. Talked to us in language we could understand. Had the report the same evening with color photos with arrows pointing at the problem and an explanation of the problem. A++++!
