Description of Work: John provided a very thorough home inspection and took time to explain what he was looking at along the way. There were a few follow ups from the inspection (Radon readings and test of well water) that were completed within 3 days of the inspection and John quickly responded to any questions we had about how to read the results. Highly recommend!

Description of Work: John Rodkey performed a home inspection because I was concerned about some perceived problems I was having with my house and yard. John was great. He was thorough and answered my questions in terms that I could understand. I received a full report via email that same day. I now have peace of mind and know which problems should be abated now and which ones can be taken care of at a later date. I would not hesitate to highly recommend John Rodkey.

Description of Work: Mr. Rodkey was very professional and did an excellent job. Because of an experience with a previous home purchase, we had two inspections done. Mr. Rodkey found issues that the other inspector missed. He was very personable and very patient with all my questions. He explained things very well and his report was complete and comprehensive. The only suggestion I would make is that he begin at the top (attic) and work his way down (basement). This suggestion may have more to do with my own hyper-organized personality than with Mr. Rodkey's inspection. Although his inspection was not as organized as I would be, he missed nothing.

Description of Work: We hired the services of JM Rodkey Co., Home Inspection for home inspection services last May or June.

Description of Work: Home inspection coordinated with a pest control specialist. Inspection was supposed to last 3 hrs, but ended taking almost 4.5 hrs. Not only he inspected top to bottom, inside to outside with great care, (I have to say.. with amazing detail) but also he informed us along the way what to be done to keep it up or fix problems. He didn't just look around. He checked every inch of the house, touched, smelled, took pictures, measured, turned it on and off every switch and appliance, and so on... By the time he finished inspection, we were all exhausted and starving, but we were able to have clear ideas about the house. 52 page long report was emailed before 7am next day. It had extremely detailed inspection info. The report was well documented with pictures, highlights, and summary. He even sent us a revised second version of report soon after. Rocky, pest control specialist, was also wonderful. He showed us specific areas where pest can enter the house and how to fix and prevent future problems. After closing, we found multiple active leaks from the roof. I remember Mr. Rodkey mentioning mutiple water marks but didn't seem to be leaking. The owner also said all the water marks had belonged to previous owner's residency. Well... it was difficult to fix the problem since it was winter time and we had flat roof. We're planning to replace roof sometime soon. I

Description of Work: John Rodkey inspected my (and my sister's) extremely cosmetically and otherwise distressed single-family house in Amherst in a very thorough and professional fashion. Before the inspection he e-mailed an agreement (detailing what the inspection report could and could not be used for) as well as a copy of "Standards of Practice" for home inspectors, which gave me a very clear idea of what "systems" he was responsible to report on (some are roofing, exterior, structural components exposed in basement/attic, electrical, plumbing, HVAC, general interior conditions, insulation, ventilation) as well as the many exclusions (no responsibility to ascertain life expectancy of any system, diagnose causes of needs for repair, report on what is not accessible to view, etc.) He invited me (as well as friend/tenant) to accompany him as he made his 2 1/2 to 3 hour inspection. This was extremely useful. As we walked around the perimeter of the house, then through the house from basement to attic, on his 2 1/2 to 3 hour inspection, he photographed problem areas (with his smart phone, I believe). Those photographs (and possibly also his spoken explanations to me) were the basis for an extremely detailed and well-organized 44-page report, e-mailed to me within a day and a half of the inspection (a bound, color copy was delivered shortly after). In addition to the report, as attachments he provided information relevant to regulations regarding lead paint removal (or encapsulation), common asbestos inquiries, oil heat leak information for homeowners, recommended R-values for insulation, expected life expectancy of various systems. (All attachments immensely useful and time-saving). Though he had no responsibility to do so, he made suggestions as to causes and possible fixes of many problems (such as moisture in basement (had been dry as bone until 1991) being caused by grade inversion as result roots of shrubs pushing up soil in front of house, as well as failure of perimeter drain.) These suggestions are invaluable. Conditions were pretty uncomfortable (damp basement, many obstructions) but his courtesy (I repeated same questions many times) and sense of humor never failed. He offered (and I have to my great benefit taken advantage of that offer) to answer any questions I might have regarding the report.
