Description of Work: The job initially was for replacement of several drywall panels in the garage ceiling that had water damage, first from Hurricane Katrina, then from an air conditioner condensate leak. Before the work started I added on: 1) removing a section of wallboard where a water heater had been so I could remove and cap the pipes penetrating the wall, then repairing and texturing the area; 2) replacing about 20 feet of joint tape at the wall/ceiling joint where the joint had opened up due to foundation shifting; and 3) repairing a small section of ceiling texturing and paint in a bathroom, where a sewer vent roof penetration leak had caused minor damage. Debbie, the owner, suggested that I have them also paint the entire garage ceiling while they were at it, and I agreed. | |Debbie worked with me to schedule the work, and the job started on schedule, with allowance for a rain delay on the previous job involving exterior painting. | |The crew of 2 worked efficiently and did a good job overall. As they were replacing the garage ceiling panels they noticed that one of the ceiling joists was bowed, causing an irregularity in the ceiling. They were able to shore that up from above by building a truss between the floor joist and a rafter, greatly improving the appearance of that area. | |While they were waiting for the texturing on the ceiling to dry so they could paint it, I asked them to also repair a drywall joint in the ceiling of the foyer, which had sprung due to the foundation problems. They did an excellent job of that, including mixing paint with the texture they applied so that no additional painting was necessary. | |In doing a final inspection of the job as they were nearing completion, we noticed there was a stain ring had bled through the texture and paint in the ceiling of the bathroom, and a slight area similarly in the garage. The crew said they needed some Kilz paint, which they usually carry on the truck, to block the stain, but they were out of it. They said they would have to come back with some Kilz to fix the problem. When I discussed with Debbie on the phone about the final price, I mentioned the two problem areas, and she agreed they would return when they were near the area again and fix them. | |I felt the final price was reasonable with the additions I had made to the scope of work. | |After they left and I reinstalled the ceiling lights, I could see one small area of the garage ceiling that had poor paint coverage. I called and left a message for Debbie about that and suggested they fix that when they returned with the Kilz. I did not hear back from her, but figured she would respond when they were going to be near the area again. After about 2 weeks I called again and left another message for Debbie, asking her to please return my call, but I had no response at all. I have called several more times subsequently over a period of a couple of months but have never had my call answered, and I left 2 additional voicemails, and now after an additional 2 weeks I have still heard nothing. | |I was prepared to give them a very good rating for the job after the return to fix the problem areas, but their totally ignoring me since I gave them the money has ruined the job in my estimation. Therefore I have given then an F for responsiveness and AC for punctuality (average of an A for initial punctuality with an F for the total lack of response subsequently). In retrospect, I guess I should have withheld part of the payment until they returned, but I felt that I could rely on Debbie's word. | |Therefore, I would not use this contractor again, and would not recommend them.
