About us

All inspections are performed by myself to make sure they are done correctly, completely and accurately. Always encourage the home buyer be at the inspection if possible but not required so that they can get all their concerns answered prior to the home purchase. My inspections are always performed to protect the home buyer from making a costly mistake. Payment is either cash or check, no credit cards are accepted. Each inspection is performed after the client signs a standard contract for doing the work. I have been licensed since 2007, license number is 103444. Preferred Property Inspections exceeded all of our expectations! We have used other inspection companies over the years when purchasing property and Preferred Property Inspections Company was by far the very best! The inspector was prompt and thorough. His expertise in evaluating the repairs gave me confidence and peace of mind about completing the purchase of the house. I highly recommend this vendor.
Description of Work: Preferred Property Inspections performed a follow-up re-inspection after a June initial inspection that identified a number of problems. Seller and buyer agreed that the seller would repair a specific subset of those problems before the sale finalized. Up front you need to know that while Charles charges more than most home inspectors, he offers home buyers the best value. The reason I say this is most inspectors schedule two homes to inspect everyday, leaving 4 hours per home. Charles spent 10 hours on the first home and 9 inspecting the second. The final report on both homes were 60 pages each. I'm very happy with Charles service and consequentially the home we bought. We've been in it almost 6 months with zero surprises about the condition of the home. If you want to be in a similar situation and be satisfied with your new home, I highly recommend you spend the time and money and allow Charles to inspect the home you plan to buy.
Description of Work: Charles provided the most thorough home inspection I've ever received on not one but two occasions for us. We nullified the contract on the home we originally intended to buy because Charles found things during the course of the home inspection that we did not particularly feel safe about. I've been in the real estate world for my entire life, building, buying and selling homes and I've yet to meet a finer home inspector.

Charles and I met at the home at 11:00 AM. Charles was a little early which I find as a great first impression. He came prepared to work with all the needed tools and equipment. He was very nice and seemed to care about the task at hand. the inspection started outside the home going around and looking at sidewalks and the driveway and working our way inward toward the home. Every window, door, outlet, water facet, lighting fixture, and utility was checked outside to inside and inside to outside. Charles check insulation in the attic and in the basement walls where accessible. Charles also checked the roof and crawl space of the house as well. He explained everything to me in great detail in person and sent me a great 62 page report of the home inspection with pictures. I highly recommend Charles for anyone's home inspection especially the first time home buyer.

I love doing a home inspection for a first time home buyer. A first time home buyer needs additional attention, more explanations and more protection to make sure they know everything about a home they want to purchase. I only perform one home inspection per day instead of the typical two or three that most home inspectors try to do because I want to make sure my customers do not have any questions, i want to take as much time as necessary to explain everything to them in plain language that they can easily understand. To do a proper thorough inspection, explain it to your customers and take the necessary time to make sure everything is thoroughly inspected will take more time than what most inspectors are willing to spend at each home. Each home buyer is important to me, each should get my full attention if they are paying me to do a job. Fact… Charles Collins is the most outstanding home inspector I have ever had the pleasure of dealing with. If you are getting ready to buy a home Charles Collins will provide the most thorough inspection you can imagine. Purchasing the home is often and emotional decision and buyers tend to overlook things they can't see. Charles makes sure they clearly understand items that need attention immediately, in the near future, and often can point out past problems that have been fixed by the previous owner. You can expect a lengthy document that details all of the important systems of the house and how they are functioning, whether they are up to code, and the quality of materials and workmanship that were utilized. Each category in the document is also illustrated with photos of the areas of interest that he is describing. For example: this allows you to see that trouble area in the crawlspace where you would never go. My wife said "it was like we had Bob Vila personally walk through the property we were looking at buying with us & telling us what items needed attention now, or in the future. He takes the time to explain it in layman's terms to those that are not experts in HVAC or plumbing, and roofing etc. & he takes the time to point out how the house was constructed where corners were cut or where quality items were used." The document he provides you at the end will be a roadmap for you to negotiate with the current owner. This is the second time I have used Charles and preferred property inspections. However, the first time I met Charles I was the "home seller" and I could not believe the list of actionable items my buyer wanted me to attend to. However, I couldn't dispute what was found… Pictures don't lie. I worked out a deal with the buyer for them to fix the items and in essence gave them a discount on the house. I also took note of his name and telephone number as I would use him to my benefit on the next purchase that I made. The next home I purchased was a foreclosed bank owned property that had been damaged from a tornado. The house was 7500 ft.² and the report that I got from Charles Collins was the roadmap I used to negotiate with the bank. Every item I told them that needed attention had a picture to prove it and was in black and white. I ended up purchasing the house, completed a massive renovation, and amazingly I had literally no surprises.... Thanks to Charles. This most current inspection he has done for me… Is At a listing price of $950,000. At that price… Or any price for that matter, I don't want a problem house or any types of unknown surprises after I purchase. I utilize Charles Collins for that exact reason! To sum it up. Preferred property inspections, namely Charles Collins, is heads and tails above your "token home inspectors!" He goes places in the home that many other home inspectors simply skip or say they can't fit into. If you are a real estate agent trying to sell a house and Charles is doing the inspection I can imagine lusting agents would call him "the real estate deal killer" as he will provide a realistic view to the buyer and help them beware of problem properties. They can choose to walk away or they can choose to fix actionable items at a discount… Either way the buyer using Charles will get a well-informed amount of information to make a decision. I should mention that the inspection took 8hrs to complete and he encourages the buyer to be there with him which I loved. Personally I believe there are few individuals in this world who are a master at their craft and also complete professional. Charles Collins is absolutely in my mind at the top of the list. On Angie's list....a list that covets people of this nature… I can absolutely see Charles at the top of Angie's list of best property inspectors. I will go as far as to say that if I were purchasing a property out of state I would pay the extra money for him to travel there & provide the home inspection. Thank you very much Charles for doing what you do and providing me with quality information to make some of the most important decisions I made ever make. Charles was punctual and professional. He was easy to reach by phone and asked for a few details and we agreed to meet at the property in a few days. When I arrived Charles was already there setting up. He came prepared with all tools, ladders, and other equipment necessary to do the inspection. We worked our way methodically through the house, with Charles encouraging me to take an active role in the process for educational and informational purposes. He uncovered several flaws and potential flaws that I had missed and we worked together to confirm several others. The 60 page report summarizing the results of the inspection were emailed to me early that evening. I feel much more confident moving forward with this property after having this inspection done. The client and his dad were both at the inspection and both knew much more about house construction than most home buyers which is always helpful. The customer had no problem following me onto the roof and into the crawlspace which most home buyers would not think about doing. The home buyer should always be educated during the process of buying a home, it is a large investment and they should always feel comfortable with their purchase. Showing the customer the details of their purchase has to be much more rewarding than just telling them what they are buying. More home buyers should insist that they be allowed to be at a home inspection no matter who they have hired to do their inspection.

We received a an 80 page report some we knew about a lot we didn't 100% of the main house was checked as well as the out buildings . I think we were overcome with the new houses beauty and we missed a lot on three different showings . The Crawl space showed the most Leaks bug damage one past kitchen fire etc as well as a minor drainage problem .the roof was walked etc . We went over our report twice With PPI and it helped with what had to be done to the house before we would think of takeing it . Don't be worried on using this Co they were on time sharp and easy to reach 4 to 5 times on the phone . They had the best write ups web site pics etc, they put time into what they do and it shows. It helps when a customer has looked at a home sevreral times and realizes that the home has some issues that they are willing and able to accept before the home inspection is done. I try to let my customers know every little thing that I find that is not correct, minor maintenance thru major concerns. The small items have to be overlooked because all homes have minor maintenance items but letting my customers know what they are will give them some idea of the time and expense involved in correcting the minor issues. Some homes have very little minor maintenance items because the home owner is willing to fix problems as they happen, others are sometimes nightmares because the home owner does nothing to keep the home in good shape. This home has a combination of minor issues and potential major issues that will need to be addressed by either the home onwer or the buyer. I have never met the home buyers but they have trusted me to help them with this purchase. I will not let them down and will do whatever is necessary to make sure they know everything I have found in this home. I wish them all the good fortune they deserve in this new adventure.

Charles was an absolute pleasure to work with. I contacted him regarding a home inspection for a potential rent to own property my husband and I considered investing in. Over the phone the pice seemed very reasonable, and once he was on site it was clear that we got more than we paid for. Charles spent approximately 5 hours with my husband and I going over issues in great detail. He took pictures of and explained each find and how he would manage it. He was beyond thorough and was extremely professional. He had no problem getting his hands dirty as he crawled all under the house. He brought all equipment necessary and did the job extremely well. Home buyers need information so that they can make a decision that suits their needs, smart people will make a smart decision if they get the correct information that they trust. Mr. Collins explained to me what he was doing and why it was important as he checked each area. He made positive comments about good things he found. He took pictures of problems he found. In addition to the verbal comments he made during the inspection, Mr. Collins provided a detailed written report with check boxes, text, and photos. That report has served as the basis for negotiating seller repairs. I will be hiring Mr. Collins again to inspect the seller's repairs before closing the sale.

Provider was very prompt according to scheduled inspection, and very detailed in his services of inspection. I received the report within a day of inspection. My experience with Mr. Collins met and exceeded all of my expectations. He was very prompt, responsive and professional throughout the entire process. On the date of inspection, he was very thorough and really took his time to check and re-check things. His attention to detail encompassed such trivial things as checking every window to see that they opened and closed properly, that every GFI plug functioned and even that the toilets were properly seated and didn't show signs of leaking. He commented on the good things he found (the tile work on the laundry room floor was well done, the cabinets in the kitchen were well made) as well as some minor fixes that were needed (some water damage to the garage entry door frame, an area in the attic where additional insulation should be added). He also pointed out a few significant findings (deck beams that didn't have truss hangers, a couple of loose shingles) that should have immediate attention. Each step of the way he encouraged our questions, taking time to make sure we understood his findings and not laughing at what must have seemed like dumb questions. One thing that I have not seen commented on by others is the thoroughness of his written report. Each finding has an accompanying photo for explanation. The level of detail in the writing obviously takes several hours to complete and is included in the reasonable price. As I mentioned, this inspection was done at the last minute. Charles made sure we had the written report that night (yes, he stayed up late to finish it)! This was our 2nd inspection in as many months. The inspector used on the first property (he was good, as well) was not available on such short notice. As pleased as we were with the 1st inspector, Charles was every bit as good, more accommodating and at a lower price. I would highly recommend Charles of PPI for any home inspection needs. Description of Work: We contacted Mr. Collins at the last minute before closing on our home. Charles adjusted his schedule so he could work us in the day before closing. We set up to meet at 3:30 pm. When my wife and I arrived, he was already there, and had started the inspection up on the roof! We then spent four solid hours with him as he went over the house with a fine toothed comb. Besides his work on the roof, he spent an extended period of time in the crawl space (eek, spiders!) examining the heating system and duct work. He also did a thorough job in the attic, checking insulation, venting and the overall construction. At each point, he let us know what he was checking, why it was important and his view on what could be improved/repaired and why.

We had the distinct pleasure of leveraging Charles Collins from Preferred Property Inspections, LLC located in Somerset, KY for a recent vacation home inspection in Monticello, KY in January 2014. This is not our first home inspection, however after our terrific experience working with Charlie Collins, we felt compelled to let other potential buyers or sellers know what an amazing and thorough job he did for us. Charlie is so easy to work with and truly enjoys what he does. He takes such personal interest to ensure you feel as comfortable as possible. He is so calm and very knowledgable putting us at ease. Buying a home is such a huge investment and a major financial decision. As a buyer you really need to know what you may be getting into with your eyes wide open. Charlie is so detailed and was in no hurry. He wanted to spend as much time as needed to examine the home we fell in love with. I must admit I was a bit nervous for Charlie when he was walking around on the 50 foot roof with his special shoes, however there was basically nothing that he was unwilling to examine inside or outside the property. We learned so much throughout the day. Charlie has such a great way of explaining things and never made me feel foolish for not having similar knowledge. I asked the poor guy so many questions I thought I may have worn him out but this was so not the case. Please feel free to reach out to me without hesitation for a recommendation. Today it is rare to find someone with such a high degree of integrity! We feel so passionate about this experience we want others to experience working with Charlie Collins as well.
Description of Work: Full and complete home inspection, insect inspection, septic tank system analysis and a radon test. Charlie Collins spent over six hours with my wife, my son and myself. The education we gained alone is worth every penny we paid for his services. There is nothing that Charlie didn't cover and we have no constructive feedback to provide at this time. This was my first home inspection so I wasn't for sure what to expect other than what I had read. I was there the whole time, and Charles included me in every part of the inspection, pointing out anything he saw and giving me his recommendations. I learned a lot. I know what needs to be fixed with the home, and what to be concerned about. Charles was there for a follow up question the next day, and if I have any additional questions I feel comfortable enough to call and ask. Very nice man, very professional, and I would recommended him to anyone who wants a thorough, unbiased inspection.
Description of Work: Charles went over every inch of the property. Charles checked doors, windows, outlets, flooring, attic, roof, electric system, AC efficiency, siding, crawlspace, and much more.

Charles was extremely thorough, unbiased, and professional. When we arrived at the home that we were considering for purchase, he was on the roof inspecting the chimneys (the last inspector we had wouldn't even stick his head in a crawl space). Because he was willing to climb on the roof, we were made aware of the first very expensive repair needed- new flashing for the chimneys. We were also made aware that the chimney had no lining- another very expensive repair if wanting to use the chimney. He also climbed in to the attic and inspected everything there- and we were made aware of severe water damage and previous repairs made to the rafters. He checked all the electrical outlets- good thing because half of them weren't grounded and were potentially deadly. He spent 6 or more hours on the inspection, spending a good deal of time in each area of the house. He pointed out problems that we would have never known existed (like the water damage and the flashing), and because of his thoroughness, we were able to figure out the true cost of the home after all essential repairs. The radon test was well worth the money- the house had high radon, yet not high enough for the EPA to require mitigation by the sellers- but we were made aware that very expensive mitigation would be required by us to live safely in the home. The cost of $650 included the radon test, the septic dye test, and the home inspection. The home inspection itself was $375- well worth every penny, and Charles worked very hard for it. I would definitely hire Charles again if I was ever considering another home purchase. You can rest assured that the home was very thoroughly inspected after he's done.
