PPI was able to inspect the house and show where improvements were needed. The inspector took his time and carefully evaluated the repairs that were recommended. I believe that he stood far above his peers. He was very professional, knowledgeable, and a great asset to my home buying experience.

The inspector took time to answer any questions or concerns I had as the inspection progressed, as well as at the conclusion of the inspection. Mr. Collins was prompt. He was very thorough and upon discovering any defects was willing to explain the pertinence of such defect. These explanations were to both my myself and to my wife after I had to leave with 20 minutes before he was done with the physical examination of the kitchen. He took the additional time to ensure that all the bases were covered. His sent his final inspection report within 2 hours of completing the inspection on the 3300 square foot house we are in the process of purchasing. The report, 48 pages, plus 4 more for the Radon report, was detailed and included numerous colored photos. A third party that was present per our request was equally impressed with his work.

Mr. Collins performed a thorough, detailed inspection. He was extremely knowledgeable and professional. He carefully explained everything to me in a way that I could understand, and he encouraged me to ask questions. He took his time, and examined every aspect of the house. He made sure I knew the location of shut off valves, circuit breakers, etc. I had his complete comprehensive report that night. He took many photos and included them in his report to illustrate areas of concern. I feel comfortable purchasing this home after Mr. Collins inspected it because he was so thorough. It went very well. The provider explained everything in detail verbally and in writing. Pictures were provided making it so very clear for me to discuss estimates with contractors. The provider was very meticulous and was willing to spend as much time as I had in my schedule to show and discuss all issues following the detailed inspection.

Mr. Collins did a meticulous, deligent inspection of a home for our family. It was a potential home for us of which we had a contract to buy continent on satisfactory inspection. He found damage that he been covered up prior to us seeing the home. Mr. Collins is extremely knowledgable and was very patient with our questions. Anything we wanted to know he would take us to the area in question and show us the problem or lack thereof. We discovered a fundamental problem with the exterior of the home thanks to him, it had been well disguised to the untrained eye. Based on what we could see without tearing things up we called and got some ballpark estimates for the repairs. Come to find out Charles saved us somewhere between $50k and $110k give or take the true extent of the water damage. (And that was just 1 of the problems!) He saved us from a money pit!!! I'm so glad we had him do our inspection. We have vowed to use him in the future prior to purchasing a home and we tell anyone we meet looking for a home.

Preferred Property Inspections did a whole house inspection of property we were looking to purchase in Kentucky. The home was only 10 years old so we were torn with whether we really "needed" to pay for another inspection( as a buyers it seems there are endless things to pay for when buying Real Estate) . Well let me tell you that we were SHOCKED... And VERY APPRECIATIVE of the report we received from this company! It was extremely professional and we were totally surprised at the depth and detail of the report. Complete with pictures of the items of the report! Printed out it not only would provide information regarding issues that could be major but also items that the owner could use as a tool in keeping up with items that might require watching to simple maintenance issues. Due to major damage issues in the crawl space we will not be purchasing the property, But we have found our inspector for the next house we decide to purchase.

He found a dryer vent , vented into a chimney. He found broken sewage pipes running into the crawl space. The electric had no junction boxes to connect spliced wires in attic. The upstairs attic had once caught on fire and it was painted white to keep smell down. The list went on and on for 86 pages.

I have used Mr. Collins many times over the years. As a Realtor who represented my buyers I always referred Mr.Collins to them because I knew that he was honest and very thorough. His main goal in these Real Estate transactions was to serve the buyer, be truthful with them no matter how bad the problem was. He never tried to satisfy the Realtors to get more jobs, as many home inspectors do, since Realtors are one main job source for home inspectors. Mr. Collins is very well equipped, better than I had seen on job site with other inspectors. He was able to tell us the water pressure in the home which is very important to maintain for efficient plumbing service , he was able to tell us the moisture levels in homes which is essential to many peoples health today due to allergies, mold growth, & etc., he is able to tell you the ratio of air coming from your heat and air handler which is vital to your electric bill and the continuing function of these costly pieces of equipment. I have personally seen Mr. Collins get in some pretty tight spots. Anywhere from a crawlspace in an attic to under a home and believe me many of them I personally would not have wanted to enter myself. However, if he feels it is necessary for any reason he's going to do it and while he's there he will be very thorough and not only come out and inform you of anything necessary but he will provide you with pictures to better understand his findings. He also will be very upfront with you if he finds things that need to be further tested, such as mold for example. When it came time for my children to buy their homes Mr. Collins was used both times and no matter how many great things I have to say about Charles Collins. I believe that entrusting him with a major choice for my children and grandchildren speaks volumes above any other compliment I could possibly give him. My advice to you is always count on a third party that has no interest in your purchase. Do not rely on the word of your Realtor, the Seller, or even your eager spouse who really wants that home. Purchasing a home is a 30 year commitment in 99% of the time, so know what you are getting before you buy. The only way to truly do that is to find a reputable, honest inspector and with Mr. Charles Collins, I assure you that is exactly what you have just found!

This is a very late review, but here it is. I called Charles to setup an appointment to do an inspection on a possible house my wife and I were interested in. It was our first home purchase and I wanted to know exactly what I was getting myself into. The house had been abandoned for a few years, so there were certainly some problems. Charles went over every portion of this house, squeezed in the attic, crawled all over the craw space, and spent time to talk with me about this house and what would need to be done if we were to buy it. I am glad I called him.

Charles was a true professional, he showed up early and was very detailed. He spend a lot of time up on the roof, in basement, in the crawl space, and in the attic making sure to explain and show us everything he found along the way. Given the home is an old vacant lake home, he found a lot of items, both big and small, and clearly explained each of them with pictures in the report he emailed the same day! I would highly recommend Charles and wouldn't hesitate to use his services again.
