The house is really solid and we haven't had any problems with it, no big major problems. The only problem we had with Payne Homes is that they do not live up to their schedule for the warranty. They were supposed to come out twice within that year to check on things and it was really hard to get them to organize themselves to come on out here. They did sort of covered most of the stuff that was on the punch list and there was some cracking and had been on my punch list but the guy who was here forgot to do anything about it and after the warranty was up, there was cracking in the joints which is just normal in a new house because it has to set out and they came back after the warranty and they fixed it. They were sort of half way in the process, the guys had to comeback because it was drywall and it had to dry and they haven't come back yet, so I have been calling them to try to come back out and finish the job. They are a pretty good company and it is a family owned business, but they are smaller, so it is kind of harder to get them here and get them do the stuff that they need to do. They come out and do it eventually. I am a bit disappointed with that but I suppose this is what happens when we deal with a smaller family run business. He is always available in his office and answers all the questions and that part is great. I can have an actual communication with the builder as my house is being built, I doubt we can have anything like that with the owner of ball home, but on the other side of it, they are small and a bit disorganized so sometimes it is tough to get them on time when we should.

Builder broke promises. Builder damaged property and refused to replace/fix. Builder demanded payment for repairs they previously offered to fix without charge. Slow respond and/or failed to respond to some problems.
Description of Work: Purchased a 1-year old Payne Home in upscale Richmond, KY neighborhood. Multiple quality issues with plumbing, electrical, drywall and finish. Builder very slow to respond, promised to fix, broke furniture during repairs that they refused to replace and demanded payment after promising to take care of plumbing failure. Multiple attempts to resolve with General Manager and Vice President were not productive. Surprised by lack of professionalism due to size of company and number of homes built in the area. I am willing to show the problems described to anyone considering Payne Homes. BUYER BEWARE... this builder seems to be more interested in cranking out houses quickly while quality suffers and then looks to blame others for the problems.
