Living Spaces by Lyn

Kim worked with me to pull together a kitchen update that would allow me to use existing colors in the rest of the open concept area. She came to my house and shared ideas and gave suggestions. She met with a contractor I had previously hired and went to pick out tile with me. She helped with scheduling various parts of the job and organizing so materials would be ready when workers were ready. She also consulted by phone when I had questions. The kitchen turned out great, and I don't know how I'd have done it without her.

Wonderful! Absolutely love what they did to get my house decorated just like I wanted!

We have arrived at a plan and a date to get started. She is punctual and will listen to ideas and suggestions and then incorporate them or very diplomatically and professionally explain why it may not be the best way to go if it should not be so.

Updating & staging a home for the purposes of selling can be tricky. It's a delicate balance of doing the "right" things to create enough of a wow factor while bringing the biggest bang for the seller's buck. Lyn absolutely gets it. And clients love her! She instantly puts them at ease, but also gets right down to business so they can make the most of their time together. She brings a level of experience and expertise that is truly invaluable. She can furnish an entire house if necessary, but I LOVE her ability to use the furniture my clients already have and completely transform the space.

Excellent - Lyn has a great eye for color and design . Based on her suggestions in our consultation that we followed, we were able to achieved the exact results we hoped for !

We had not employed a decorator before, but we thought that that the right person could help us make our new house look its best. We met Lyn when she came by to pick up the sign she had left in front of the house after staging it for sale for the previous owner. I cannot say that we bought the house because of the staging, but it was well attractive. I believe that she had also assisted that owner in some tasteful remodeling. Lyn shared her brochure with us and we found her approach attractive. It emphasized the importance to her of understanding her clients own taste and helping them express it fully. We have found that she does what she says. We appreciate Lyn's methodical approach, which minimizes making decisions that do not work out later. We also appreciate her understanding and application of principles of color and design and the contacts she has provided with people who do good work.

She made three visits to the home. The initial walk through with me (the realtor) to formulate a staging plan, a second visit to sit with my sellers to review her plan (which they loved) and a third visit with her assistant to stage the home. Our sellers were thrilled with the results as was I. Lyn is a leader in her field and indispensable to me as a Realtor. Her vision as she walks through a home is amazing and the end result is always even more than I hoped it would be. My clients love her and I can't do my job without her!!

It went very well. Lyn listened to what I wanted to do and gave me some good ideas to think about. What I like is that she is sensitive to the fact that this is your home and it should reflect your tastes and how you live in your home. She put me in touch with good vendors for the carpet, blinds and dining room draperies. Lyn also pays attention to your budget concerns. I will be working with her next on our kitchen and family room which will involve a total renovation of the kitchen and some renovation of the existing family room.

Everything went well. Lyn was helpful with the selection of fabrics for reupholstering a couch and chair. She certainly has the gift of envisioning items in a finished space -- which I totally lack. She was responsive when I called or texted her a photo of an item I was considering buying -- so that I could buy it right away. She willingly used items I had already in the rooms/house so the purchases were at a minimum. She was a great sounding board and has a great eye for design & color.

The colors we chose would not have been something I would have selected. Lyn's great color and design style convinced me to choose lighter colors and i love it, she was right.

She helped us declutter, remove unnecessary 'life stuff' and made other recommendations to make our photographs really stand out - and they did! Lyn managed the project from start to finish. We interviewed together several contractors, and we chose each of them based together. Lyn sat down with my husband me and talked about a budget, what we wanted to accomplish and when we wanted the project to be completed. Both bathrooms were demolished down to the studs. The large bathroom remodel involved taking out a wall, adding a laundry room, moving plumbing and adding a linen closet with floor-to-ceiling shelves. I can tell you it's not often you can create a large closet in a 115-year-old building! Lyn stayed on top of both contractors and communicated with me the plan on both remodels. Together we found vanities, shower doors, etc. and went shopping for things like fixtures and faucets. She has good suppliers, so we realized discounts on things she bought through her vetted vendors. I am able to make decisions rather quickly, so Lyn and I worked fast on choosing colors, tiles, etc. She made it fun in the process but was not afraid to say if she really thought a particular tile or color just wouldn't work in either bathroom. I trusted her judgment and was glad I did. In the end, we are extremely happy with both of our bathrooms even though it was h*** to live through. I've since recommended Lyn to many other friends who have hired her for even more extensive renovations. We hired Lyn again when we decided to put our condo on the real estate market. This time, she came and helped us stage our home to prepare it for sale. She transformed our living space, making it more spacious and showing off our art and antiques to their best advantage. So while this review is technically for her renovation skills, I must also highly recommend Lyn's staging direction. The woman knows what she's doing.

The contractors Lyn brought in were wonderful- they were professional, punctual, skilled workers. The kitchen remodel involved going all the way back to the studs and replacing flooring, cabinets, appliances, lighting and doors. We updated an existing bath with new floors, fixtures and lighting. We also installed a totally new bath in the master bedroom. The project came in on time and on budget (!) and we are thrilled with the results. Lyn's design is totally functional as well as being beautiful. The paint, cabinet, and upholstery colors are perfect. We highly recommend Living Designs by Lyn.

Lyn began our project by sitting quietly in my living room and observing. It's an historic family home, filled with too many mementos and too much furniture. I set out 3 pieces of pottery I wanted to feature, and she outlined a transformation. We stripped wallpaper, painted, moved furniture, recovered chairs, and added a new rug and window treatments. Everything else was already here, but she placed each object with such care. The result is room that is simply beautiful. Now, I am the one who enjoys sitting quietly in my living room; it's my favorite living space. I have already enlisted Lyn for a design consultation on updating my kitchen.

Lyn quickly evaluated my space, made recommendations base on my goals and transformed the space using paint choices, art, and furniture. She worked with what I had and made suggestions about positioning furniture for best use of space. Fabulous talent. Works with the client.

The house photographed beautifully (due to the staging) for the listing launch. I had tons of traffice through house - all thought home was beautiful. Sold in two weeks.
