Description of Work: If you’re here because your agent is trying to steer you away from Mary Anne, don’t listen to them!! As a first time home buyer I couldn’t imagine going with any other inspector. She was incredible. I selected Mary Anne because of a recommendation from family. My realtor gave a laundry list of reasons that I should really pick anyone else. After thinking about it and checking online reviews (Angies list, BBB, Yelp, google maps all were 5 stars), I kept her as our inspector. The inspection was very thorough. Not only did she find a few big things that we need to talk with the seller about, but she also pointed out a ton of smaller things for us to fix if we move in. Also, she took the time to explain everything.

+ -1 moreShe spent well over an hour on entire attic, roof, and rain gutter system. She is an excellent and enthusiastic teacher, adding much to our knowledge of roofing systems, including answering our many questions about metal roofs. Her appraisal was very objective and professional, and she clearly earned our tip added to her modest fee.
Description of Work: Ms. Tonini climbed into our attic crawlspace and onto the roof to do a very close and thorough examination for water damage, insulation deficiency, shingle and flashing conditions. She at the same time pointed out desirable improvements in air ducting and need for a metal drip edge to be applied when reshingling.

+ -1 moreShe was AWESOME. She is a small bundle of energy that is all business. She explores every nook and cranny and seems as honest as the day is long.
Description of Work: Ms Tonini spent over 3 hours thoroughly exploring the crawl space, roof, the attic, the garage, the grounds, etc. She provided us with a 14 page, thorough report as well as answering all of our questions. She also provided a Better Business Bureau phone book and a suggested maintenance schedule for houses.
