We have utilized Melinda's team for several successful real estate transactions. She and her excellent team has always been responsive, knowledgable, and quite capable in providing the finest service for us, from pricing, negotiating, evaluating, recommendations, staging, and closing each deal flawlessly. She is the only realtor we will use in the central Kentucky area.

First Realtor gave us an appraisal we thought low. A friend recommended Melinda. Melinda's appraisal was much better, in fact better than we expected. Must have been good, too, as the house went under contract in and lt; 48h. Part of that was listening to her -- she knows what she's doing and taking her advice on what to do to sell the house made a difference. Highly recommend this team. Melinda is a fantastic real estate agent who went the extra mile to get our house ready to list for sale. There are plenty of real estate agents out there but very few would take the time to help the owner the way Melinda did. We could not have done it without her.

We were moving into the Lexington area from out of state and needed someone to help us find a home. We were referred to Melinda by a local developer. We called her, let her know that we had already researched quite a few homes via MLS and were ready to get started right away. Melinda and her team were ready as well. We made a few trips from out of state to view properties and worked with Melinda in making our selection. (Melinda personally drove us around to look at any properties in which we had interest.) She worked with us on setting a fair price and negotiated a final price for us. The real help came in facilitating all the other things that happen when buying a home; the inspections, appraisal, lending, etc... Her team was tremendous in assisting us from another state. By the time closing came around, everything was a breeze.

We spent a few years looking for the right house; our price range was difficult to work with in the Lexington housing market. Most homes at the time were in the under $200k or over $300k range, and what we were looking for rarely came on the market. At first, we worked with Melinda directly-she has a wonderful, energetic personality. When we finally found a great house, at her insistence, we made an offer above and beyond what we felt it was worth. It was rejected by the seller. At that point, we got the impression that no one was really negotiating to get us the house...the seller eventually sold it several months later (in a hot market) for $30k less than we had offered. We felt really let down. It took another year to find another house, which we also made an offer on; by this time, Melinda had relegated us to her assistants. We weren't "easy" home buyers is the impression we got, because we weren't willing to pay super-inflated prices or settle for "almost right." Our second offer was also rejected, and again, the house sat on the market for months, and no one stepped in to help negotiate a sale. A chance Internet search turned up the right house-we called Melinda's office to arrange a showing a.s.a.p. When we didn't hear back within a few hours, we made the decision to go with a different agent...one that got us in to see the house that afternoon, and we bought the house.

Met Melinda by chance at an open house she was holding in 1997. I was looking for my first home and held my hand through the entire process. To get me a great price, she drove around for several hours, staying within the area of the house I wanted until they said yes. Then got their signature and sealed the deal that night. This was all well after 5 p.m! 10 years later, I got married and my husband and I needed a bigger place. She put the house for sale in a tough market and got it sold in about 3 months. Her and her staff were so helpful. We were leaving on a trip and actually at the airport when we got 2 offers. Melinda met us there and we signed over power of attorney so she and her assistant Danielle could take care of it while we were gone. She really marketed it well. They also kept an eye on the house while we were gone to make sure all was safe. Melinda is a very positive force. She gets it done.
