He not only identified a comprehensive list of items to be corrected or noted, but most importantly he identified true ROOT CAUSES and CORE issues that were most critical and needed substantive correction. The result was that the seller could clearly see the conclusions were correct and needed immediate and serious correction which they committed to. John was timely, his report was very thorough and he communicated well throughout all aspects of the project.

To share with you my story I was in contract on a previous home in which John did a partial inspection on and saved me from buying a home where the seller was hiding mold and rotted wood. If it wasn't for John, I would have made a mistake on a very expensive purchase. Fast forward just about 2 weeks and I found myself in contract in another home for John to inspect. Top to bottom he dug in this home for almost 5 hours, spent time reviewing items at the end, provided me with a detailed report (along with photos to assist in the request to remedy) and did this all in one day. Literally, by the time night fell, I had the inspection report in my hand, which was crucial to keeping my purchase time line moving along. In asking around (after Angie's list) I found out that John is the type of home inspector realtors fear-and without question, the type you as a buyer, want. I will continue to refer John to everyone I know, and will think of him immediately for my real estate inspection needs.

 + -1 moreJohn is extremely knowledgeable and extremely thorough and his service doesn't end at the home inspection. He is available for any questions or concerns that you ever have about the home and the inspection. During the inspection he took copious notes and pictures of everything he found. He then walked us through the full inspection while on the property and sent us a detailed copy later that day. The company that had put up the new roof within the last year did a poor job and John explained to us the best way to go about having their mistakes fixed. He stands by his work and offered to talk to the company, seller, etc if we received any push back. We really appreciate everything that he has done for us and will be using him again on any other home that we buy in the area.

His findings helped us negotiate a reduction in the purchase price. John really worked for us. He was on our side. His expertise and the information he provided us gave us confidence through the inspection phase and ultimately in our purchase decision. We would hire him again in a heartbeat.
Description of Work: John provided home and radon inspection for our home purchase in Versailles. It was a newer home, very well maintained so we were only expecting to find a few minor issues. John spend more than 4 hours doing an extremely thorough inspection and then spent another hour with me going through his findings in detail. We had the complete report later that day.

 + -1 moreMost of my clients are repeat or referral from past clients so John Bain is usually their inspector of choice. John is very through and takes the time at the end of the inspection to answer questions, show & explain in details any issues he has found. John has inspected homes long enough for my clients that I now have resales and the only issues found are those of normal wear and tear. My clients love to use him to inspect properties they buy BUT do not want him inspecting properties they are selling.....he is detailed. My past clients will also pull out their old home inspection to make sure they have addressed all issues before putting their property on the market.

 + -1 moreMr. Bain is an absolute professional. The building process was a bit stressful and Mr. Bain was able to work with me to coordinate our schedules as we were getting down to the wire. From my initial inquiry to his actual inspection took less than a week, if I recall correctly. He arrived on schedule, set expectations with me, and performed duties as hired. I received a comprehensive report following the inspection and several items were found that needed to be corrected before closing, which they were. Since the builder was on-site when Mr. Bain finished up and he wanted to speak with me privately, he actually drove out a few minutes to a family member's house to sit down and explain everything to me. Afterwards, he made himself available for a follow up phone call / follow up email. I was completely satisfied with the work performed and feel that some of these things may have been overlooked had I hired someone else. If you want to know every single little detail, which I did, you need to hire Mr. Bain.
Description of Work: I hired Mr. Bain to perform an inspection on a house that I had built and was getting ready to close on. He completed a comprehensive, thorough home inspection for me, the buyer.

 + -1 moreMr. Bain inspected my home I have a contract on and am due to close in June. He was punctual and arrived ready to go to work. Once he begins working, stay out of his way and let him do his job. He will make all the time you need for questions later. Once his work begins he is very focused on his job. If you are a buyer, this is the guy you want, no question. If there is an issue, he will find it. He is one of very few inspectors in the are that will check the house from top to bottom, literally. He checked everything on the roof, exterior, attic space, and inside. No corner was left unchecked. Very few inspectors actually get on the roof and check things these days. Mr. Bain found only a couple issues with the home. But were certainly issues that could have been easily missed my less diligent inspectors. 2 or 3 were on the roof involving minor flashing issues that were improperly done which had created minor leakage that in years to come, would have been pretty major issues. If you are buying a home, call this guy. He is a consummate professional and will disclose anything that you will need to know. You get what you pay for. Mr. Bain will take about 4 hours to uncover anything that is not 100% correct on the house.

I feel Mr. Bain went above and beyond in all aspects of the Home Inspection he completed, explained and then e-mailed to me the Report with pics the same day. Outstanding Job and Experience, No doubt about it. It was definately worth what I paid for and more!!!
Description of Work: Mr. Bain completed a Home Inspection for me on a home I am purchasing. It took Mr. Bain 4 hours to complete the Home Inspection. Then he had us meet him at the Home we were purchasing to go over the Inspection Report with us. Mr.Bain checked everything from the outside corners of the garage to the inside of the attic including the roof and everything in between. He literally checked my home from top to bottom. There were only a few minor things he found in his Inspection. Mr. Bain took the time to answer the many questions I had, along with showing me all the things at the Home that he found problems with. Mr. Bain took pictures of the things that had problems and even gave suggestions in writing on how to fix them. As I said there were not many things at all wrong but he did a very indepth Home Inspection. After Mr. Bain answered all my questions I made payment to him then we left the Home. I later had a couple questions come to mind, Therefore I called Mr. Bain once again and he very Professionally and Kindly answered my questions. Approximately 2 hours after I met with Mr. Bain and he completely expained the entire Home Inspection, he e-mailed the complete Home Inspection Report with pictures which consisted of 27 pages total. Mr. Bain is Extremely Knowledgeable, Professional and Honest and Puncutual. I had an Outstanding Experience with Mr. Bain completing my Home Inspection. I also plan for Mr. Bain to come back and re-inspect the property before closing. Mr. Bain advised me he would only charge a nominal fee to do the re-inspection for me, even stated he would be happy to do the re-inspection for me before closing, for my peace of mind that everything is competed properly. I located Mr. Bain on Angie's list after ALOT of researching and reading reviews... I am a perfectionist and big on attention to detail. Mr. Bain Is the man you want to go to if you want a complete, honest and indepth Home Inspection with pictures. Mr. Bain even told me to feel free to call him anytime, if I had any additional questions.

 + -1 moreAfter finding John on Angie's List I left a voice mail and he promptly returned my call. John let me know up front my costs associated with the inspection and we scheduled a time. My real estate agent provided access to the house and she informed me he arrived prior to the time that was scheduled. I myself arrived earlier than I informed him, only to walk into the house and see him plugging away at his laptop, listing all the finds he put in his report. If anything he is efficient and values your time. It was a pleasure working with him and I would recommend him to people that want to know the negative issues with a home. He left nothing out and I left with the satisfaction of knowing all there was to know about a house.
Description of Work: John inspected a home that I currently have under contract to purchase. He literally checked from the floor to the roof, as well as, outside/yard, John explained everything he found in layman's terms. Through photos and physical inspect he pointed out the issues in the home we are considering. He didn't beat around the bush and gave us the information about the issues starting with the severe ones, to the lesser of severity.

Description of Work: We were interested in purchasing a rental home that our daughter found in Lexington, KY. As we live 3 hours away and were not familiar with the businesses in Lexington, I turned to Angie's list. Bain property inspections had wonderful ratings so it was a no brainer. He definately lived up to his ratings. He was informative, courteous, patient working around college students schedules, and was generous with his time answering any questions we had by phone, even days after his report had been delivered.  + -1 moreMy wife and I wanted to get an inspection done of our 88 year old house that we have owned for seven years. We were getting this inspection because we wanted peace of mind and a laundry list of things that need to be fixed in order to keep the house from falling down around us while we are still living in it. We plan on staying in our house for many years to come. We settled on Bain Property Inspection based on reviews here on Angie's List and looking at a sample inspection report on his website. We were looking for a quality inspector without regard to price. Mr. Bain arrived at our house on time and was very polite and cordial. Mr. Bain spent about 3 hours in total going over our house, inside and out. He then spent about a half hour going over the results with me and also showing me some of the biggest problem areas. Very thorough. He took the time to explain things about house construction that I did not understand. The report we received afterwards was just as thorough. Mr. Bain offered that we could call him with questions about the results of the inspection if needed in the future. We were very impressed with Mr. Bain's knowledge, professionalism and attention to detail. We would recommend him to our friends and family and would use his services again.

He checked as much as he could (i.e. checking under edge shingles, exploring all corners of attic and crawl space). As he explained the inspection, he kept in mind that this was an income property, and we knew there was substantial work to be done. He was honest with his assessment, noting issues and helping me to prioritize necessary repairs.

 + -1 moreThis was our second inspection with Mr. Bain. We were under contract on a different home a month or so ago. After Mr. Bain's extremely detailed inspection, we ended up walking away because of the problems uncovered. He was incredibly thorough in his inspection of that property. He found problems with the electrical, plumbing, crawlspace, attic, fireplace, and just about everything else under the sun (in spite of the fact that the house appeared fine and had been worked on by "licensed" professionals. Mr. Bain's detailed report (including clear photos documenting every issue) allowed us to walk away from a home that would have been a money pit. Because we were so pleased with his work, we contacted Mr. Bain again to inspect another home. (Thankfully this one was far better!) We received the same level of excellence this time. Mr. Bain thoroughly examined the property and documented the issues found he found. He clearly communicated this assessment of the property both verbally, as well as in the written report. We feel very confident that we're going into this house with a good idea of any problems that exist. We've already recommended Mr. Bain to friends and will continue to do so.
